a bit tired
this review relates to the property as well as our legs from hiking up the hill it was based on - appropriately called "The Struggle". The house is adequate in that it has most of what you need ( could do with more towels) however its pretty tired, old and dusty and needs some TLC.

Cosy Place up the hill from Ambleside
We thoroughly enjoyed our stay in this charming accommodation. There was an initial difficulty with the VRBO reservation. First, we received a prompt email saying our reservation was confirmed. Then several hours later we received an email saying we needed to call VRBO in less than 24 hours or our reservation would be cancelled. After a short wait on the phone, a helpful representative took our already-authorized payment information again and reconfirmed our reservation. Once at the cottage, we were pleased with our choice. The getting in and out of the driveway and turning around that worried some visitors before us, we found not that difficult. The distance and the uphill grade of the walking return from Ambleside, we found neither too far nor too steep. The furniture and the beds in the accommodation were adequate. Our one real deception was that the gas coal-effect fire listed as being available in the living room had been disconnected. All the rest, particularly the wonderful views from the windows, was as promised.

Nice location but a bit neglected
Upon arrival you are greeted with a beautiful view however upon opening the door we were greeted with a musky smell which we soon realised was also gas. The smell got stronger near the gas meter so we called the emergency gas number. We had to wait over an hour for someone to come out. He was then with is for an hour fixing two leaks. If you're expecting the gas heater to be working when you arrive I would double check this before hand as for us it had been poorly disconnected hence one of the gas leaks. The other was on the meter apparently. Both fixed thankfully but was 9:30pm before we could have any food as we weren't allowed to touch anything electrical. Not the best start sadly. There's no emergency contact number for the landlord/agency in the property either so we couldn't inform anyone of this until Monday (we arrived on Saturday) On Monday we spoke to someone from the Keswick office who was very appologetic and asked us to send an email detailing everything that happened and that there would be some kind of compensation as acknowledgment... I sent an email when we got back a week ago and have yet to hear anything.. hopefully I will soon... We stay in lots of old properties and have lived in a fair few too and have never complained so we didn't particularly like having to do it. The cottage is nice and asides from the cobwebs was clean as I said though it just felt very neglected. The double bed isn't supportive so for anyone with back problems I would definitely not recommend. I didn't mind it but my partner did struggle with it. Another thing to note as well is that a slip mat could do with being put in the bath as it get VERY slippery with shower gel when you're having a shower. The parking isn't the easiest but once you've worked out a method it's doable but we have a smallish car, I wouldnt like to park a big 4 wheel drive in that driveway unless you're really adept at such things ! We ended up walking a lot and not using the car anyway so it worked well for us. We grew to like the cottage more as the week went on and we made it home but we really feel some of these things need addressing : Shower mat Unaired/neglect Cobwebs Mattress on double bed (not sure on singles as was just us two staying) Update the welcome book as no emergency contact number and outdated info about the heaters which haven't been electric since 2018! Plus points: Amazing views Close to town but far enough out for peace and quiet Kitchen well equipped

The cottage is warm and comfortable, with, good new radiators, nice kitchen and good shower. Light and bright inside with big windows. All was cleaned fine. Lovely view of fields with highland cows, sheep and horses out back, and due to elevation wonderful views out front including mountains. Endless wonderful walking from door, and Grasmere and Langdales areas so near. Not really garden time of year, but I'd bring cushions for the garden seats as would be useful. Not expensive, and mix of traditional and some modernised aspects reflects this. Suited us well. Review independently collected and verified by Reevoo

This cottage is great for walkers.
This cottage is great for walkers. We’ve hired a number of places nr Ambleside before, as it’s such a good area for walks, and decided to compromise a bit on quality of accommodation to get within easy walking distance of eateries and pubs so we didn’t need the car if we didn’t want to cook! If you’re OK with a 20deg incline up the hill to bed (the road is called ‘The Struggle’!), then it’s less than 10min walk. Perfect! And for that hill, you get amazing mountain views from the windows. Also good for walkers: - no cream carpets to worry about - deep bath - much appreciated after hill walks! - can accommodate up to 3 adults (1 standard, comfy double, 2 less comfy doubles) On the downside, the compromise on quality vs staying further out of town: - the cottage furnishings / equipment is outdated. If 80s/90s decor and non-matching anything bothers you, look elsewhere (say, out the window at that view!!). - the bathroom and toilet rooms are very narrow, ie the toilet room has only about 40cm clearance in the doorway. Less beside the bath so some would need to climb in over the end - parking outside is difficult - multi-point turn required, uneven surface, and as previous reviewer says, getting out the drive is a challenge as it’s on a steep hill and a bend - other little niggles vs most other places we’ve stayed: no hairdryer; no small knife (thanks to previous reviewer who alerted us to take one!); only 1 large wine glass; 2 DVDs (we found more in oxfam!); the welcome guide useless (has very ‘retro’ info- no recent thought given to what would make a great stay); unsurprisingly, no visitor book (which usually gives good eatery / walk suggestions, or simply handy hints about how to get the fire to work... push hard!). On balance we had a lovely, refreshing week, due to the excellent location. We love Ambleside and there are some cracking walks. The cottage is a bit ‘unloved’ which is a shame as it could be idyllic; but with the introductory discount the price we paid was fair for the convenience of being so close to Ambleside. We’d recommend to walkers and may come again, but will look for others this close to Ambleside too.
