Slide open the living room doors to the large balcony, where you can enjoy your morning coffee while you watch the sun rise over the ocean. Take the stairs up to the fully furnished private rooftop where you can lounge, dine, or swing in your hammock. It offers loungers, dining table/chairs & a lounging set with a loveseat & chairs. It's adorned with tropical flowers & plants making for the perfect tropical retreat!

THINGS WE CANNOT CONTROL
*We cannot control outside music, noise, from neighboring properties or from beach clubs etc. that the complex is close to. The condo enjoys hurricane glass which helps reduces outside sound. As our Super Host status & reviews show, this is a popular & well-loved condo!
*The construction that began across the street in 2022 is on hold. They have almost finished the outside & if it resumes we'll do our best to keep our guests updated. Most guests have not been affected by this.
*During the warmer spring & summer months, the Mexican Caribbean may receive sargassum, (a form of algae). Barriers are in place to reduce its impact & they clean the beaches on a regular basis. To date sargassum in 2024 was very low!
*On the very rare occasion if the condo has an emergency repair, we will do our best to move you to another condo.
*We are not responsible for city wide power or water outages on the rare occasion that it may go out.
*Please purchase travel (trip interruption) & medical insurance to protect your vacation. Things happen, illness, job loss, flight cancellations etc.

Amazing Location, Property, and Communication
We had an amazing 1-week stay in June at this property! It is extremely well-equipped, clean, as advertised, and Sally provided incredible resources and communication before, during, and after our reservation. The provided water was one of the biggest lifesavers for convenience and comfort. (There are ice trays in the freezer, which we used frequently.) The kitchen items allowed for us to cook meals, make coffee each day, and even juice our own limes for margs! The complex is incredibly located directly between the beach and 5th Ave., and allowed for easy access to restaurants, bars, and was also just a 10-minute walk to Walmart. Most of our days were spent in the pool, which always had available chairs and was never overcrowded or loud (including into the evenings). We also never experienced excess noise from the neighborhood overnight and had no trouble sleeping. We would highly recommend this unit and would absolutely stay here again in the future.

This is a nice location with great staff. The only negatives is that the thumping bass and music from neighboring establishments seemed to get louder and more annoying on the weekend. There was a photo of the roof top in the marketing materials that implied two loungers and an umbrella were there for relaxing (those items were not on our roof top while we were there which was disappointing). The great views from the roof top can be seen only while standing. They disappear behind the wall when you sit down. Very minor complaints. Everything else was great.

Magnificent Condo Steps Away from Beach and 5th Avenue
This was the best experience we have ever had with a rental condo! The place was immaculately clean, the A/C was super cold, the staff was very helpful but not pushy, we felt safe, and the views were out-of-this-world! Playagal gave us a great recommendation for private transportation, Abdias took supreme care of us on the beach, and we were able to do it all from this fantastic location: swim in the ocean, swim in the infinity pool, have dinner on the beach, get massages on the beach, have drinks on the beach, take the ferry to Cozumel, go to Mayan ruins, swim in a cenote, go to Xcaret and Xplor and shop 5th Avenue (every day)! The condo was furnished with everything we needed and housekeeping kept it tidy. The Netflix and wi-fi worked, and the upper penthouse was soooo relaxing! The doorman gave us some great recommendations for finding elote, tacos, and other restaurants and Wal-Mart was only a few blocks away. (Make sure to bring your fabric bags!) The sargassum was cleaned off of the beach each morning and the vibe from INTI next door kept us hopping. The only downside was the heat and humidity - it was quite a shock for our family because when we left home, there was snow on "our" mountains :) All-in-all this was a fabulous experience!

One of the best places to stay in Playa del Carmen
This place is a gem. As-advertised. Super clean, safe, and a spectacular view. Centrally located. As indicated in the listing, there is definitely music playing, oftentimes really loud, at the restaurant next door, pretty much from 9:00 AM - 11:00 PM or later. Was a little tricky finding the place, especially with our rental car, because you're required to drive down what's blocked off as pedestrian-only streets. All employees were super pleasant and accommodating. Would definitely recommend.

Music was a huge negative
While the condo is nice and the staff are very helpful and friendly, the music was a huge negative for us. The listing states there could be music. What it doesn't say is the front door of the condo faces a 3 story open air beach club. The beach club pumps out heavy bass music NON STOP for 10 to 12 hrs straight every single day beginning before noon til midnight. It can be heard on the roof top deck, patio and inside the condo with doors closed, air and TV running. It vibrates the glass window in the door. Huge disappointment for us. The condo is good, but I wouldn't call the living room furniture luxury. It's nicely equipped. The 3rd bedroom bed is very hard, no one from our group wanted to sleep on it. The staff are all very nice. We used the airport transfer, Lino. He was great. We also used the tour recommendation of Jaime and he was wonderful. Views are nice, pool is nice. Close to many restaurants and shopping. Shame it is next to the beach club.

Perfect location in Playa del Carmen
Situated on the beach one block from 5th ave . Well appointed condo with everything you need for an enjoyable problem free vacation. Great staff handles everything from opening the gate when you return from dinner to stopping a leaky refrigerator within 10 minutes of notifying them. Beautiful, updated, and spacious condo in the heart of Playa Del Carmen! We loved the condo!
Management, housekeeping, font desk, and beach service were friendly, personable, and efficient! The amount of space and storage was fantastic! The kitchen had everything one would need. Both bathrooms were well stocked as well. Water pressure was decent and we had plenty of hot water for showers with 5 adults. Bath amenities were very nice. It was wonderful and so much appreciated that they provide plenty of bottled water! Everything was in great working condition. We loved the rooftop patio with fabulous ocean views! The only negative, which can not be controlled by property management is the condition of the beach. The beach has eroded and the amount of seaweed was awful. We could not even get in the ocean. It is not the beach in Playa Del Carmen that I enjoyed 6 years ago. When we were there March 4-11the seaweed was an issue and got worse due to the 1-2 days of rain half way through our vacation. In summary, if you want a beautiful beach, you will be disappointed with that. However, if you want to be in a wonderful condo with a pool right in Playa Del Carmen where you can lay on a beach, then you will love this place! If you want the beautiful beach experience then head further south or to Cozumel to another beach/ beach club a couple of days. That's what we did! Also, although the condo is a block off 5th it is very quiet, secure and well lit.

Property needs some investment
This was our third stay at this location and it was disappointing. The property looks tired and is in need of repairs and a face lift. While there were some changes since our last stay, they were "bandaid fixes" such as a new mirror in the master bathroom ,new bathroom faucets,new shades on some of the master bedroom windows, some new wall art and a new dishwasher. The minor fixes were outnumbered by the issues in need of attention such as: broken hooks on master bedroom curtains on sliding glass doors preventing them from fully closing, dining room chair leg is broken and all dining room chairs need recushioning, broken screen door off the living room, broken vegetable and fruit bins in refrigerator, broken burner on stove top, HVAC fan emits a loud noise when on low speed. strong musty odor throughout unit and especiallyl in the additional bedrooms, kitchen sink faucet replacement does not fit the sink properly and splatters water all over the counters. We saw several interiors of other units while we were vacationing this year, and they are furnished so nicely. While we had a great time as a family and had wonderful memories of our week together, we can't justify renting this unit again especially at this asking price. We suggest that the owners seriously consider refurnishing, repainting, and fumigating this unit.

Beautiful
Everything was spot on beautiful, the condo, the onsite staff, the location. Our 2 weeks was the best vacation we've had yet in Playa del Carmen. Done the all inclusives many times but Luna Encantada is the way to go.
