ALL APPLICANTS, PLEASE READ THE FOLLOWING CAREFULLY:
FIRST, In order to make the home affordable to small as well as large groups, variable pricing is in place for group size exceeding FIVE occupants. In other words, the cost of the stay will be LESS for a SMALL group than for a large group. Guests will ACCURATELY and honestly represent the group size when booking, and the total rate for the stay will be reflected in the VRBO quote.

SECOND, my house rules are in place to protect the property, to keep my housekeeper's workload at a reasonable level, to conform to community laws, and to keep the home ready to receive guests. All rules and expectations are clearly presented in this listing., expected to be understood by applicants before booking, posted in the home, and will be enforced. As you read them, you should ask yourself if you'd set the same expectations for unfamiliar persons entering YOUR home. Remember, you are a guest in my home, even though you are paying to be here. It is not a hotel.

"GALT'S GULCH" is a 5 BR, 4.5 BA, 3-story HOME of approximately 4000 sq/ft that SLEEPS 12 (COUNTY legal limit for a 5 bedroom home) and rates you'll love! The following are YOUR responsibilities, before requesting a reservation:
1. RESEARCH THE AREA. Big Canoe is a MOUNTAIN community w/ PAVED, CURVY, INCLINED ROADS. If bothersome, this community may not be appropriate. Make sure the activities, and availability of stores and restaurants fit your needs. DO YOUR HOMEWORK, and review the Big Canoe POA website and internet videos. There are 3 SUMMER OUTDOOR POOLS, 1 YEAR-ROUND INDOOR POOL, FITNESS CENTER, 3 LAKES, 27-HOLE CHAMPIONSHIP GOLF, TENNIS, PICKLEBALL (FEES APPLY TO ALL). 25 MILES OF FREE HIKING TRAILS, streams and waterfalls.
2. COMPLETELY UNDERSTAND my listing and rental agreement. This is a large, well-furnished/maintained, fully equipped PRIVATE HOME - not a cabin or hostel. It is subject to community and county laws and house rules. Guests must certify to have read the rental agreement, and concur that their stay will conform to all terms and conditions, before arrival. Guest agrees to pay for Big Canoe violation charges (usually speeding).
3. Read my reviews/ responses. Guests CONSISTENTLY rate my home as sparkling clean and completely consistent with the pictures and description in the listing, with clear and easily understood HOUSE RULES. A couple of guests have left obviously retaliatory negative reviews when I have been required to enforce the rental agreement and cleanliness commitments. (And of course there are a few who just like to nit-pick the roads, the elevations, and the home's mountainous terrain; I would have frankly preferred that they'd picked a different property). GUESTS WILL:

1. NOT SMOKE ANYWHERE ON PROPERTY, IN THE HOME, OR ON DECKS,
2. NOT DEVIATE FROM THE NUMBER OF OCCUPANTS DECLARED AT BOOKING. WHICH IS THE LARGEST NUMBER OF OCCUPANTS ON ANY DAY OF YOUR STAY. Ad-hoc guests/visitors coming onto the property are NOT allowed. The home will NOT be used as a "meet-up" place or dinner/banquet site for unpaid occupants.
3. NOT BRING UNDECLARED OR UNPAID DOGS TO THE HOME. If approved, A MAXIMUM 20-LB, non shedding, house-trained DOG will generate a $250 weekly charge. Falsification will result in termination of the rental, and eviction from the home.
4. OBSERVE VRBO/ABB STANDARDS OF CARE AND CLEANLINESS IN THE HOME. Drink coasters, cleaning supplies, rags provided. BEFORE DEPARTURE, GUEST WILL RETURN INTERIOR AND EXTERIOR OF ALL KITCHEN APPLIANCES TO THE CLEAN STATE FOUND AT CHECK-IN. GUEST WILL ADDRESS ANY SCUFFS, GRIME, DIRT, FOOD, OR LIQUIDS LEFT ON WALLS, FLOORS OR FURNITURE. DUE TO ABUSE OF GRILL PRIVILEGES, USE IS SUBJECT TO A CLEANING FEE OF $25 per NIGHT OF STAY, MINIMUM $100, ONLY APPLICABLE IF GUEST ELECTS AT TIME OF BOOKING TO USE GRILL. GRILL AVAILABLE MEMORIAL DAY thru LABOR DAY ONLY.
5. Completely remove all DOG HAIR. NO DOGS ON FURNITURE or in tubs.
6. REMOVE TRASH DAILY to facility. NO TRASH PICKUP. May not be placed outside.
7. PARK MAX 4 VEHICLES IN DRIVE. Additional vehicles in the Big Canoe Chapel lot. NO on-street parking.
8. NOT PERMIT PARTYING IN HOME OR ON GROUNDS. NO NOISE BEYOND THE PROPERTY LINE. NO PUBLIC DISTURBANCES. Guest willreimburse host for any fines or charges for violations of Big Canoe rules and regulations, including speeding, parking, and noise. These charges may not appear until after guest's departure.
9. TRAVEL CURVY, INCLINED, UNLIGHTED ROADS.
10. NOT BRING MOTORCYCLES, RVs, FLATBEDS, BOATS, TRAILERS, OR OTHER TOWED VEHICLES.
11. SUPERVISE CHILDREN. Safety is YOUR responsibility; no outdoor play area.
12. WASH ALL DISHES, start a load of towels, and comply with departure checklist.
13. Notify owner immediately upon arrival of any cleanliness/neatness issues.
14. EXPECT minimum $100 grill cleaning charge before grill privileges will be granted.
15. REVIEW THE HOME honestly, fairly, and appropriately. Review should reflect the cleanliness/neatness of THIS HOME, and its consistency with the photos and description in this listing. It should NOT penalize the homeowner for things that are out of his control, not promised in the listing (such as outdoor play area), not related to the home, and of which guest is advised (such as Big Canoe roads and amenities, the weather, the location, power and internet outages, accidents or injuries, the terrain, instructions posted in the home, and unavoidable maintenance issues). It should not criticize the house rules, as these have been presented to the guest and agreed BEFORE BOOKING. (Every rule and restriction is in response to an unacceptable behavior by a past guest in this home.) If this is your inclinations, I would prefer that you select an alternate property. I am more interested in attracting quality guests than in maximizing my occupancy percentage.

Payment: 50% at booking, balance 30 days before arrival. Cancellations: full refund of amount paid if cancelled 60 days before arrival date.

Our yearly winter adventure

We had a great time both in the property and in the community. The grand kids are requesting a return trip. We spent a lot of time outdoors hiking, tossing Frisbies, and star watching with our telescope. The kids and adults had a great time in the play room and pool room competing with each other. It was a great winter adventure.

Beautiful Mountai Property

We had a wonderful time in this Big Canoe property. The house is lovely with plenty of space. With hiking trails nearby, we didn’t even need to leave the area to enjoy the mountains of North Georgia.

Semi-annual family get-together

We spend time at Big Canoe every July. Our family grew this past year so needed extra space. This property was exactly what we needed. Plenty of privacy and recreation/games to keep everyone occupied. Great visit with family. Host provided all information for checking in and out. Wish we could have stayed longer.

Good trip

The house was fine....host was great at communicating everything and warned us about the spiders OUTSIDE. We have stayed in Big Canoe several times but never that far up and back. So that was the only negative thing. The steep hills around the house and no place really for the kids to play around the house but we could drive them down to the park area.

Quality time with Grand Kids

We were extremely pleased with the property. It was as described and everything was in place. We had a few days that were cut short by the rain but the pool table, ping pong and air hockey kept the kids entertained. Most importantly the property was very clean and well maintained. Would not hesitate to recommend this property. We will book again for our next trip to the Big Canoe.

Nice relaxed visit to the Big Canoe

1.5 hours north of Atlanta. Very pristine, scenic, safe area for both children and adults. Activities for all ages on the premises. (golf, fishing, hiking, racquet sports, swimming) Lots of wildlife.(deer, bears, birds) All levels of hiking trails. The house is right above a beautiful hiking trail, with waterfalls and elevation changes. Ample space for 10-12, and nicely equipped kitchen.

I am a retiree of the IBM Corporation, having grown up in the small northwestern Ohio town of Lima. I hold a degree in Economics and MBA from "THE" Ohio State University. Most of my business career was spent in Cincinnati. I love travel, have visited 48 states, and have explored most of our National Parks. I have also made many journeys to Europe, Central America and South America, and visited almost all countries on those continents via train or bus with a backpack. I am an avid reader, swimmer, hiker, tennis player, student of Objectivist philosophy, and music aficionado, with a collection of over 4000 vintage vinyl "rock" LPs and vintage 1970's analog stereo equipment, which I also sell to other collectors across the world.
I live in beautiful Naples FL most of the year, but spend as much time as possible in Big Canoe, which on any given summer day is about 15 degrees cooler than south Florida (in fact, my elevation here in BC is usually around 10 degrees cooler than Atlanta in the summer!)

Why they chose this property

I happened upon this home during a weekend visiting Big Canoe, which immediately impressed me as one of the most beautiful natural areas I had ever encountered, particularly considering that it is a residential community. (I had no intention of buying a house!) I was immediately struck by the uniqueness and beauty of the setting, and the design and layout of the home, which is ideal for not only large gatherings but also for everyday family living. It has ample open space to accommodate an extended family or company wanting to enjoy a shared experience, but also provides a number of separate nooks, rooms, 2 decks and 3 floors to give residents plenty of privacy and the ability to "do their own thing". Plus, it has TWO rooms, one elevated to tree-top level, that are IDEAL for billiards and other games. The chef in your group will love the Wolf commercial range and other high-end kitchen appliances.
Of course, the wooded, mountainside setting speaks for itself. Where else can you fall asleep to the sound of a flowing stream and wake up to the sun coming up over the mountain?
