Delightful cottage in Loch Lomond & Trossachs National Park. Barn Cottage is to be found tucked down a secluded private farm estate road, just metres from the centre of the bustling highland village of Killin at the south end of Loch Tay. The property couldn't be better located surrounded by beautiful woodland scenery and against the dramatic backdrop of the Falls of Dochart and the mountains beyond. As the name suggests, the property was originally a 200 year old stone barn but has been converted to provide a modern, very well equipped self catering base. It's the perfect get away for those who love the great outdoors or an idyllic place to relax and enjoy the unique and wonderful riverside gorge setting. Killin is close to being at the very geographical centre of Scotland so the location gives you access to Edinburgh, Glasgow, Stirling and Perth as well as fantastic countryside.

Inside, this holiday cottage has been modernised to create a relaxed homely atmosphere with everything you need for a happy self-catering holiday. The property has been sympathetically converted to provide quirky upside down accommodation with the bright and airy living quarters on the first floor thoughtfully making best use of the amazing views of the white water rapids and pools. Indeed otters have been spotted fishing in the pools from the window. The original 'hayloft' now forms a contemporary open-plan kitchen/dining/lounge with every convenience and once where the hay was pitched, there's now a little juliet balcony catching the morning sun with views onto the much admired burn.


Downstairs there are two cosy bedrooms (one double, one twin with additional trundle bed), a shower room with WC and underfloor heating. All rooms have electric panel heaters. The heated porch offers a place to dry off wet coats, ski gear, wellies and dogs. Wifi, several smart tvs with dvd player, and loads of great films are provided, as well as a great range of books and information. Board games and a Wii with games are to be found in the toy boxes.

There are two private garden areas and plenty of parking with only one other holiday cottage as neighbour and a working farm at the end of the lane. To the front, the garden is gravelled and is spacious enough for kids and dog to run around. The other smaller pretty patio garden area makes a perfect place to sit and enjoy the view and the squirrels. A burn tumbles through the garden plunging down into the river beyond and the sound of the water is mesmerising (it can be noisy too after heavy rains and care should be taken with children when the river is in spate). Both areas have patio furniture for alfresco dining options or bbq.

Step out of the door and enjoy lovely walks along the adjacent wooded river bank or follow the path past the ancient standing stone circle through breathtaking scenery steeped in history and heritage. There are sheep and horses grazing and an abundance of other wildlife. You can also stroll to beautiful Loch Tay with its crannogs and picnic on the sandy banks. The pretty Victorian town of Killin itself is charming, blessed with the famed scenic Falls of Dochart at its centre, and with period stone villas and cottages lining the main street and spread out beyond. Killin's setting with the Falls rushing into the loch and people kitted out in hiking gear for a day on the hills gives the village an almost alpine flavour. In summer, visitors spill out from the local inn, beer in hand, admiring the Falls and children are thrilled at being able to clamber over the rocks. There are a range of eateries, gift shops, local Coop supermarket, many pubs, tennis and golf courses, moorings, riding - all great resort amenities. The lively village community host regular events, the pubs have live music and special mention should be given to the Killin Highland Games, Music Festival and Hogmanay Festivities.

The outdoor centre offers canoe and bike hire but many people come for the fine walks around the mighty mountains and glens. Ben Lawyers rises above Loch Tay and many other munros or less taxing strolls abound. Killin is also a destination on the N7 Sustrans Glasgow to Inverness route via the impressive Glen Ogle.

Scotland's original iconic Glencoe ski centre is less than 45 mins drive with all facilities there. It is also possible to visit the capital, Edinburgh, Oban and Loch Ness or even a west coast island for the day.

Barn Cottage
Lovely cottage in beautiful location. It could be amazing!!! It has every possible kitchen gadget you might need and cupboards full to bursting with unnecessary items. Not one decent sized mug, glasses for water or wine. The kitchen was NOT clean, microwave had food splatters as did cooker. Fridge not working correctly. To be frank the kitchen could do with a deep clean and reorganisation. Towels provided were very small. You cant access master bed cupboard as bed in way and navigating around the bed to open door is not easy. The second bedroom had a broken single bed so I’m glad there was only three of us staying. New heaters had been installed the day we arrived but the timers in them had not been set, so you had to remember to switch them off which isn't very efficient.

Close to the River
Free sleep therapy is included with this wonderful cottage, as your overnight hours will have a constant soothing background noise from nearby rushing water. Great for jet lag recovery! There’s lots more to this place; it’s a charming little cottage well removed from hustle and bustle, comfortable and easy to live in, and well located for exploring, especially Perth/Kinross, Stirling, and Falkirk areas.

Charming cottage in an amazing location
This charming cottage is perfectly located to so many wonderful sights and places in Killin. We felt we had plenty of privacy yet a short walk brings you not only to the falls but also the Falls of Dochart Inn where we had a couple great meals. You are a two minute walk from town, crossing the bridge, and a 5 min from the grocery store. The Killin Heritage walk is right out your door step, as well as a short walk to the shores of Loch Tay. Our hostess, Karen, warmly greeted us upon our arrival and showed us around the cottage and had many wonderful suggestions of things to do in the area. We had such an amazing stay, I can't speak highly enough about it!

Charming nature retreat
We had a fantastic stay at the Barn Cottage! Karen made check-in incredibly smooth, and we were immediately enchanted with Killin and the amazing location of the Barn Cottage. It is walking distance to everything in the village but feels completely remote with the sounds of songbirds and the stream coming in through the windows. Karen’s recommendations and the location of the Barn Cottage to so many beautiful sites not only around Killin (like the stone circle which is a 5 minute walk from the cottage) to the 1-1.5 hour drives to breathtaking natural wonders (Glencoe and the Devil’s Pulpit were some highlights) - all of these made our 8 day stay a trip that will be remembered for a lifetime! We miss it already and we just left yesterday! :) Oh, our 5 year old daughter was also very grateful for all the great kids DVDs that Karen has the cottage stocked with (and so were we!) for a little quiet time in the evenings. Thanks again, Karen!

Quiet and comfort in a beautiful setting
This property was as wonderful as described and pictured in the VRBO listing. Home was clean and had all the necessities, very comfortable. Pleasant walk along river, right outside of front door, in heart of charming village. Location is beautiful, great staging point to take advantage of many walking, hiking, biking trails. My wife and I had an amazing stay and property owner was so very kind and accommodating.

We have just spent four nights at Barn Cottage and the accommodation was excellent, as was the warm greeting by Karen, the hostess. The cottage was warm and cosy and very well appointed - anything we needed was already supplied. The surroundings were idyllic, with the babbling stream and wooded areas all around, and yet we were minutes from restaurants and pubs. Can’t rate it highly enough!

Wir haben ein paar schöne Tage im Cottage verbracht. Die Lage ist super, fussläufig sind Pubs und ein COOP erreichbar. Die Hütte selber ist gut ausgestattet, allerdings etwas abgewohnt und könnte gepflegter sein.

Karen’s cottage is an amazing and cozy little spot in Killin.
This cottage is right out of a fairytale book. It is much roomier inside than it looks in the pictures and has everything you could possibly need and more. Cozy is an understatement and sleeping in the comfy bed to the sound of the creek is dreamy. Karen is very helpful with anything you might need and the check in process was a breeze. If you’re heading to Killin I highly recommend this cottage.

Excellent location, beautiful cottage
This cottage was the perfect location for us to explore Scotland. It is an easy drive from Edinburgh and close enough so that we could do day trips to explore Inverness, Loch Ness and the Ben Nevis area one day and then drive out to St Andrews (with a few stops along the way) the next. We also had a nice walking trail right outside our day that led us to Loch Tay. A nice pub was 50 yards away while the the center of the village was well within walking distance. The cottage was cozy, nicely arranged for 4 adults and had all amenities that we needed. We would definitely stay there and we will recommend it to our friends, relatives and anyone interested in exploring Scotland.

Great cottage for exploring Scotland. We traveled to Oban for an easy day trip. The town is super cute, with several dining options. Karen provided a list of things to do that would take a year to do them all. Would love to come back.

Perfect cozy cottage!
My family and I loved staying in this perfectly cozy cottage during our weeklong trip to Scotland! It was so charming to be able to wake up each morning and look out over the rushing burn as we drank our tea and ate breakfast, and the upstairs especially was very comfortable for our family evenings (usually spent gathered around the TV watching British TV we can't get in the States :) ). We're not big hikers in general but do love a nice walk, and we very much enjoyed the pretty walks available around the cottage, including the quick trail down the lane to the standing circle and the bit longer trail through Killin to the ruins of Finlarig Castle and the shore of Loch Tay. Having the town with its restaurants and co-op in easy walking distance was also a major plus! The cottage's location in Killin also made for a good centralized spot for some of the longer day trips we took during our stay, and Karen was a wonderful host with many great suggestions and ideas. Our only regret was that we didn't find any red squirrels, but that just gives us a reason to come back again sometime. :)

The cottage is in a wonderful unique setting with the sight and sound of water all around. It's also very picturesque and characterful being a converted 200 year old barn.

What makes this property unique

Killin is in the middle of Scotland so offers great access for touring around. However, once you arrive you don't need to go anywhere as you have everything the highlands have to offer just on your doorstep. The village amenities are excellent and it's a lovely lively mountain resort.
