Located at the heart of one of North Norfolk's prettiest, unspoilt coastal villages, Burnham Overy Staithe, brick and flint built Picarini is a laid back cottage in harmony with the beautiful nature that surrounds it. With sea views from the master bedroom, this mid terrace cottage is a mere two-minute walk from the harbour where you can swim, boat, kayak and paddleboard, and less than a minute walk from the exceptional village pub.

Thoughtfully curated to blend traditional country furniture with contemporary nautical styling, the interiors at Picarini are welcoming and comfortable. Curated over three floors, the ground floor boasts underfloor heating and comprises of a large open plan living environment. The well-equipped kitchen is light and bright as natural light spills in through the lantern roof. Everything you need to rustle up a delectable feast is provided, and with some of the region's most delicious produce available right on the doorstep, keen cooks will revel in being able to really show off. ​Norfolk produce available locally includes mussels, fish, asparagus, eggs, and samphire, depending on the season. Gather together around the farmhouse table to share in making lasting holiday memories as a fresh coastal breeze flows in through the french doors. Comfortable sofas make a lovely place to nestle into as you enjoy the garden views. An separate snug features a sumptuous L-shaped sofa - ideal for reading a book or enjoying a film. Upstairs on the first floor, two of the three bedrooms are presented. With views from the window of the sea, bedroom two hosts a double bed, with twin beds available in bedroom three. These rooms are served by a tiled family bathroom providing a large double ended bath with shower over. The second floor comprises entirely of the master accommodation, hosting a king-size bed with a dormer window framing distant sea views, and an en-suite shower room. Outside, the patio and lawned area to the rear of the cottage is south facing, becoming a delightful little suntrap on long summer days. Outside garden furniture is ideal for al fresco dining, with the added extra of plenty of space to hang wet suits, or store paddleboards after a late-night paddle. There is designated parking for up to one vehicle, with additional first-come-first-serve parking available for any further vehicles.

Next door to the renowned gastro pub/restaurant, The Hero, this beautifully curated cottage is an ideal setting for a gathering of a group of friends, or a family desiring a vibrant and contemporary hideaway. Situated just a short walk to the harbour, boat trips run to the sublimely isolated and magnificent Scolt Head Island - North Norfolk's very own secluded island. Just a few minutes away, there are two hard tennis courts available to hire, as well as a well-equipped children's playground and playing field.

Picarini is one of the three pretty cottages that make up Hero Cottages. Sleeping 20 in total, Sea Pie (8), Kitty Coot (6), Picarini (6) can be booked together.

Wonderful place looking forward to returning

A really lovely property in a fantastic location. Really enjoyed our week here. Kitchen/diner/living room at back of house has wonderful light and was my favourite part. Good quality beds and lovely furnishings. Being next to The Hero was brilliant as can then use for breakfast, dinner etc Will definitely return

A fantastic stay in a perfect location

We are a family of four, two adults, a 7 year old and a 3 year old and this cottage catered for us almost perfectly . First and foremost the living space on the ground floor is spacious, clean and functional lending itself perfectly to family dining and living. The snug, or TV room, at the front of the property was also a useful space for the kids to sit and watch TV or their iPads while we relaxed in the main living area. Netflix was also a real bonus! The bedrooms are well appointed without being too cluttered and have adequate lighting and plug sockets (an occasional frustration in holiday cottages) and the bathrooms still feel new and are installed using high quality fittings. The shower in the ensuite on the 2nd floor is a particular highlight. The garden was small and could do with some work however this wasn't an issue as there is a field with a great kids park in 30 seconds away where we spent a lot of time. There is also tennis courts and table tennis in the field (table tennis bats and balls are provided in a box under the table and we were amazed they were there!) We did have some concerns about the cottage being adjacent to a pub carpark however these were unfounded. The benefits of this location easily outweighed any negatives, parking was fine and having good beer and food 20 steps away was welcome. From a wider geographical perspective the location is almost unbeatable on the North Norfolk coast. Burnham Overy Staithe is ideally situated. In addition to having the picturesque estuary at BOS a 5 min walk away, the excellent beaches at Brancaster and Holkham are within a 10min drive travelling either East or West. The beautiful town of Burnham Market is only a 5 min drive inland, and Wells and Hunstanton are easily reachable in either direction on the coastal road. Anyone who enjoys running will also find a number of excellent routes on the doorstep, my favourite being the run up the coastal path to Holkham beach and back which is about 7 miles. A few suggestions for the cottage itself: - A BBQ. We've never been to a cottage without a BBQ before and naively assumed there would be one meaning we had lots of BBQ food to cook in the oven! - Sort the gates out. Both the front gate and back gate were very sticky and need rehanging. - A better freezer. The small chest freezer under the stairs badly needs defrosting but could also do with being upgraded. - We found the price high for the size. We didn't need anymore space but we've stayed in equivalent size properties of a comparable standard for significantly less money at a similar time of year. In conclusion, this is a great cottage that is well appointed with a high standard of fixtures and fittings and some nice touches. It's in an excellent location and if the price was a little more reasonable we'd certainly visit again.
