Beautifully Presented Cottage for Four with Wood Burner

Summary:
1 Rock Cottage is a homely retreat for all seasons. Enjoy lazy summer afternoons in the cascading garden, overlooking the thatched roofs, Mill Creek and the lush Dart Valley beyond. The bedrooms offer stunning views of the river or ancient church, while the open-plan living area is perfect for hearty breakfasts before a day's exploring, or cosy fireside meals in the cooler months. You're perfectly placed to explore divine Dittisham and discover why captivated visitors return time and again.

Accommodation:
The front door opens to an entrance foyer with plenty of space for boots and coats. Accessed from here is the utility room with a washing machine and tumble dryer.

Through into the living room are comfortable sofas for four, a TV with DVD player, a wood burner and tranquil river views. At the rear of the living room is the well-equipped modern kitchen area, with an oven and hob, fridge/freezer, and microwave.

Between the kitchen and living area is a large dining room table that comfortably seats four. There is also access to the ground floor bathroom containing a bath with shower attachment.

Upstairs, the master bedroom has a king-size bed, river views, and an en-suite shower room and WC. The second bedroom has twin beds, a built-in wardrobe, and views of the river and the quaint village church.

For stays in the colder months, there's a fantastic wood burner, with logs supplied. Storage heaters boost the warmth throughout the cottage.

Outside:
The walled garden is across the road from the front door (but don't worry, cars in Dittisham are few and far between). It's a private, sunny spot with an outdoor dining area, as well as a rolling grassy lawn looking out across the river valley.

There is plenty of unrestricted on-street parking nearby on Riverside Road.

Nearby:
The Red Lion Inn is Dittisham's one-stop shop. As well as a cosy pub, it's also the village shop and Post Office - and it's just a minute's walk. Wander through the village to The Quay (a 10-minute walk) and you'll find the Ferry Boat Inn and its sublime river views, the popular Anchorstone Café, and frequent ferries to Dartmouth and Agatha Christie's splendid Greenway estate.

Wonderful view across the River Dart

The Decline of Rentable Cottages at Dart Valley
The cottage needs renovation and updating. Dining on a uncomfortable bench was an experience that I had not been encountered since my army days. The door to the shower on the upstairs bathroom was opened by a complicated system that must have been created by someone aimed at driving the user mad. The shower on the main floor was inoperable and had to be replaced (why are these things not checked prior to turnovers) After many years of renting Dart Valley cottages we assume that there is new management . Our family and friends will not be back

Great view but lacking
The view was fantastic. However, we arrived just after the stated time to find the cleaners still there manically cleaning. Not their fault, as it seems the previous occupants had left it in a state. (We had this happen at our previous Dart Valley cottage stay). We had to clean plates and cutlery again as they were dirty - again not the cleaners fault. One error is there was a real lack of storage for clothes. In the main bedroom, yes there was a wardrobe but there was ample rooms under the bed for there to be storage boxes available for our clothes. The 2nd bedroom had zero storage for clothes. In fact the wardrobe was blocked by the second bed so there was no access. Oh and a super thick feather down duvet in August wasn’t the best idea- although it was England in August so the balmy summer didn’t arrive but a slimmer duvet would’ve been nice. All said, the cottage was cosy and compact and the garden was a nice spot and extra space but the lack of a dishwasher meant people didn’t wash plates etc- why would they, they’re on holiday !

Lovely time. Minor problem dealt with very well.
We had a lovely stay at the property. It was clean just the way we like it - not so pristine that you daren't touch anything but you could feel instantly relaxed and comfortable. The bed was very comfortable. The views from the windows were memorable, better and more visible than we expected. There were no logs in the log store but when we contacted the agents, enough for the week arrived within hours. The kitchen was very well equipped and considering we cooked a wide range of dishes, was not found wanting - although husband bemoaned the lack of dishwasher. Walks from the cottage were extensive and provided different views every few minutes and the peace and quiet was restful (perhaps not the church clock chiming the hour but we did quickly get used to that). I decided not to bring the bikes and this was a good move as I don't do hills very well at all. We enjoyed visits to Brixham, Dartmouth, Thurleston, Blackpool Sands as well as walks round and about. The weather was pleasant enough to enjoy the occasional cup of tea in the garden - it would be even better if the hedge were reduced in height to enable a view of the estuary from there.

A week at 1 Rock Cottage
A lovely view from every window greeted me each day and the cottage was well situated for the local amenities and to enter and leave the village. In Dittisham there are walks, eating out and quayside activities if you want to take a leisurely holiday. Further afield there are plenty of places to see though the road in and out of the village takes a bit of getting used to! When the evenings became a bit cooler the wood burner really came into its own and it made the cottage very cosy!

Amazing cottage
This cottage is situated at the high point of the village, giving it excellent views from every window. But fear not, the pub is literally around the corner - and you can stock up on an impressive variety of groceries there, too. (The pub also do pub food, and the fish-and-chips rivalled what I was served in a fancy Brixham eatery.) We arrived by public transport and made good use of ferries, taxis a few times — and our feet. It’s a wonderful walk into Dartmouth offering superb views especially at the site of an historic signal tower, when you suddenly take in Torbay. This walk mixes very little with cars and comes into the top of Dartmouth giving again stupendous views. The walk can rightly be described as “arduous” but I suspect that those locals who regularly do it wouldn’t think so. We also walked to Totnes taking in Sharpham winery and again this walk — longer — offers terrific scenery. Do phone ahead well in advance if you fancy booking a table at Sharpham. (There is a take-away option for meals you can eat at picnic tables, which worked fine for us.) NT Greenway across from Dittisham (“Ditsum” in the vernacular) is a must. The stewards are well up on the history of this house and it’s well worth asking about its history including the WW2 billeting of US Coast Guard personnel). Note: do not miss the last ferry to Ditsum or you're facing an expensive and unplanned visit to Totnes onto Ditsum by taxi. There is wildlife here. Wardens see seals down by the boat house and I saw a kingfisher. The walk from Greenway to Dartmouth (via the ferry at Kingswear) is good by national standards but not a patch on walks the other side of the river. A visit to Colton Fishacre is the highlight imo. You can walk a round from Kingswear, inland one side and coastal path the other. This is also not un-arduous. But if our 6-year-old can do, lots of you can too. Colton Fishacre NT offers gorgeous gardens and the house itself is great too. In sum: Enjoy this cottage, enjoy the area, and leave the car at home!

Another very happy week spent at Rock Cottage. Charming, well equipped and an ideal place to unwind. Dittisham is also lovely and the little shop/pub across the road is a very handy little plus. We've grown very attached to Rock Cottage and can't wait to return.

Lovely cottage in great location.
Cute cottage, perfect spot and gorgeous village. Only downside was the night storage heaters which we didn’t find effective at all - but Dart Valley came to the immediate rescue with 2 plug in heaters which warmed the place through. Super spot for exploring South Devon.

Another enjoyable week in Dittisham
Having stayed in a number of cottages in Dittisham over a numbed of years No 1 Rock Cottage has proved to be the most comfortable and well appointed. While there is no 'off street' parking with the cottage plenty of 'road side' parking is available in nearby Riverside Road. We are looking forward to a return visit.

All we could ask for
Myself and my two children have just returned from a week at 1 Rock Cottage. Having never stayed in Dittisham before, we quickly feel in love with the village. Peaceful, picturesque and charming yet suitably practical with it's cafe, inns and shop - plus only being a short drive to Dartmouth. The cottage won us over completely. Despite the measures applied relating to the Coronavirus, everything we could asked for was there. Perfectly lovely inside with the wonderful views from the bedroom windows plus an absolute gem of a lavender filled garden to unwind in at the end of the day. Having stayed at a number cottages over the years in South Hams, I consider that 1 Rock Cottage had more soul than all the others and it was with genuine sadness when we packed up and headed home. Can't wait to return!

1 Rock Cottage provides a fabulous base for all seasons. In summer months, guests can enjoy sunshine and relaxation, as well as an ideal spot for alfresco dining, in the large grassy garden.
