The third level, private primary suite is a true sanctuary. This serene retreat features a gorgeous gas fireplace with a reading nook and comfortable chairs, a private balcony, and a stunning real waterfall wall feature that brings the calming sounds of nature indoors. The spa-like ensuite bathroom offers heated floors and a luxurious soaking tub.

Downstairs, the lower level offers a blend of cozy sleeping quarters and entertainment. There are three beautifully appointed bedrooms. One with a queen bed and ensuite bathroom. A second queen bedroom with a bathroom just outside the door and the
third bedroom is complete with a twin-over-queen bunk bed and a private half bathroom. The lower-level bar and rec room is the ultimate hangout space! Featuring a fully functional wet bar, pool table, air hockey, and a flat-screen TV—ideal for movie nights or catching the big game.

This home offers an expansive deck, where you'll find a hot tub, a state-of-the-art waterfall feature, and awe-inspiring views of Shadow Mountain Lake and the surrounding peaks. - 4WD or AWD and/or Snow Tires required during winter months. Winter conditions can occur anytime Oct. 1st - Jun 1st.

- *Private floating dock installation is not managed by Grand Mountain Rentals - We can't guarantee when installation will be completed for the upcoming summer 2025 season* PLEASE keep this in mind when booking! Dock is not a guaranteed amenity.

Cancellation Policy:
Cancellations made prior to 30 days of your arrival date for stays of 6 nights or less will incur a $50 cancellation fee and forfeit the non-refundable booking fee. Cancellations of reservations of 7 nights or more, prior to 30 days before your arrival date incur a $200 cancellation fee and forfeit the non-refundable booking fee. For cancellations within 30 days of arrival date the entire amount is non-refundable for all reservations.

Winter Arrival:
Please be prepared before beginning your drive to the mountains! Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refund related to weather or road conditions, please plan accordingly.
