Markets, restaurants, sandy beaches and shops are in 5-7 minutes away by car from the villa. Car necessary for your comfortable stay.

The villa has a total of 3 bedrooms, 2 bathrooms and toilets, 1 jacuzzi, a large L-shaped living room with 2 seating groups, a large kitchen with a separate dining area, balconies on the ground floor of four facades, a private garden surrounded by walls on four sides, and a private parking space for 2 vehicles.

Your private 3-bedroom villa is sparkling clean, with stunning views and evening sunsets, with only birdsong to break the silence. This part of Çatalköy is a quiet, open area with other family villas dotting the peaceful landscape, sloping up from the sea on the north and west, to the backdrop of mountains in the south.

The Wifi is reliable, and extends its reach onto the terraces surrounding the house.

The villa is fully air conditioned, with units in each of the bedrooms upstairs and two larger inverter units downstairs. Each unit provides cool or warm air, as required. There are also three portable fans available.

Up to 7 adults and 2 children sleep in Sunset Villa. There are 3 double beds (sizes 160x200, 165x200, 130x200) in the three bedrooms and 2 sofa beds in the living room. The two bedrooms and beds are very suitable for couples. Since the third bedroom does not have a wall (it is closed with iron and curtains) and the bed width is 130 cm, it is not very suitable for couples.

In the big kitchen, there is the two-compartment freezer / refrigerator, 4-burner stove, microwave, dishwasher, toaster, electric kettle, water dispanser, filter coffee machine and Turkish coffee pot. There are plenty of pots and pans, dishes and utensils.

There is a washing machine, iron, ironing board, a drying rack, a hair dryer and vacuum cleaner.

All the windows and glass doors are fitted with aluminum-framed sliding screens, mosquito nets, and room-darkening shades for your comfort.

OUTSIDE THE VILLA:
There are four terraces, one each in the west and east, and two in the south, and all are connected to the house with double glass doors and sliding screens.

*The swimming pool measures 10m x 5m and has a graduate depth 70 cm to 140 cm, for swimmers and non-swimmers, children or adults.



GETTING AROUND
Property is a brilliant location for the whole family, located in a rural setting surrounded by beautiful nature and away from any hustle & bustle but close enough to helpful amenities and attractions situated.

Also it is located on a sloping land, the view is unobstructed, there are not many houses around. There is a dead end. So no trafic noise.

It is observed that many people walk in the early hours of the morning and before sunset in the evening, as there are no vehicles on the roads around the villa that are open to traffic.

If you want to sunbathe and swim at the sea, you can drive to Shayna Beach, one of the popular beaches of Kyrenia, to Diana Beach in 7 minutes, and in 13 minutes to Alagadi Turtle Beach (the longest beach of the island's north coast). You can drive in 10 minutes to the Elexus or the Cratos Hotels, which each have a beach and a casino.

Sunset Villa is 25 minutes' drive from Ercan airport and 60 minutes' drive from Larnaca airport.

*The house is in North Cyprus (Turkey side). Turkey, European or South Cyprus phone sim card and internet does not work in North Cyprus. You can get a North Cyprus sim card at the Ercan Airport or when you pass the border from South Cyprus (Greek side) to North Cyprus (Turkey side).
*Paid transfer is available for the airport, please write for information.
*Do not allowed smoking in side the house, allowed smoking in houses' garden and pools' area.

6))ELECTRICITY: Unfortunately, the price of electricity in Northern Cyprus is very high. For this reason, we, like other hosts in Northern Cyprus, had to impose limits on electricity consumption.
*30 KWH free for one week accommodation.
*60 KWH free for two week accommodation.
*90 KWH free for three week accommodation.
*120 KWH free for four week accommodation.
OVER CONSUMPTION IS PAID BY THE GUEST (1 KWS = 0.25£). Payments are sent weekly to the host through Airbnb.
*Small description so you can guess your average consumption: When the air conditioner is not working, daily consumption at home is between 3-4 kWh. For this reason, we included 30 kWh usage in the price for a week's stay. An air conditioner consumes 1-2 kWh of electricity per hour. According to our experience, it can be said that an average of 150 kWh is consumed per week in the winter and summer months when air conditioning is needed.
* For transparency: Electricity meters are checked on the day of guests' arrival and departure. Guests can check their consumption by checking the meter during their stay.
7)VISITOR: If the guests want to invite visitor to the villa or to the pool, they will have to first ask for permission from the host. Then, the guests will have to pay extra fee for these visitors (the exact amount determined by the host) to the host through VRBO. Listening to music and singing is not allowed in the pool area.
8)FOR SPRING RESERVATION (APRIL-OCTOBER): According to the agreement made with the other two villas using the pool, rental will be made only to families and couples (not to bachelor groups).
FOR WINTER RESERVATION (NOVEMBER-MARCH)
9)CENTRAL HEATING: For stays of one month or more, central heating can be used with the condition that liquid gas is paid by the guest.
10)FIRE PLACE: For stays of 3 months or more, wood can be provided by the guest and the fireplace can be used. If there is a smoke smell in the house or if there are traces of smoke on the paint, the cost of the smell and paint will be paid by the guest.
