EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
BATHROOMS:
- Hallway Bathroom: Large step-in shower; access doors from Hallway & Bedroom #1
- En Suite Bathroom: Tub/shower combo; separate vanity/closet area
LINENS:
- All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

- Covered balcony deck w/ seating and propane gas bbq grill

- Boat and boat dock areas are for lower unit guest use only and strictly off limits to upper unit guests; there is a nearby public area to launch rented paddle boards or kayaks into the channel.

- ceiling fans throughout; heating; laminate wood flooring w/ area rugs throughout

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY:
Shared coin-operated facilities are located in the garage. Bring your own laundry supplies and quarters.
PARKING:
- One space in shared double garage. Fits midsize vehicles. Garage dimensions 82"H x double wide.
- Neighborhood street parking can also be utilized (metered/non-metered and pay station).

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
