Private beach for our street residents only—no public access allowed. Ocean water is warm, calm & shallow - terrific for families. Nantucket Sound’s summer water temperature averages 70-75 degrees. The water here is comfortable for swimming well into fall thanks to Gulf Stream pushing up warmer currents into this shallow Nantucket Sound area protected from the Atlantic Ocean by Martha’s Vineyard & Nantucket Islands. Wonderful paddle boarding & kayaking location. A great Stand Up Paddleboard and 3 awesome Kayaks are available May-October with Signed Waiver.

House layout:
Our home provides exceptional accommodations, is impeccably clean and comfortably sleeps 11 people. Geared for family vacation -four floors provide living space for togetherness yet allow privacy and spreading out when needed for everyone. Comfortable furniture & beds, wonderful luxury touches, large windows and open architecturally detailed floor plan designed to enhance captivating architectural and natural views and create an airy, uplifting ambiance to relax and unwind.

First floor- offers four bedrooms and living room with a 32-inch TV. The two King bedrooms with en suite bathrooms have doors to deck. A third bedroom has both a Queen bed and a Twin bed. The fourth bedroom has two Twin beds. Lastly, there’s a full bathroom with combination bathtub/shower.

Second floor- washed in sunshine and designed to maximize ocean views with open floor plan for kitchen, dining area, family room, and grilling/dining deck. A large living room with 64 inch Smart Streaming TV, dining room seating for 8, sliding doors to deck, chef's kitchen with island seating for 5, a powder room, and King bedroom with en suite bath. The fully equipped granite kitchen features Sub-Zero refrigerator, water filtration, KitchenAid double wall ovens, KitchenAid five burner gas cooktop, KitchenAid quiet dishwasher with sterile cycle, KitchenAid compactor, two Franke sinks, and All-Clad cookware. The deck has a natural gas Napoleon grill and large teak dining table seating 8.

Third floor- large open space great room with vaulted ceilings and lots of windows for stunning panoramic views of Circo Pond, Hyannis Harbor, Great Island, Nantucket Sound, and Hyannis Port towards Kennedy Compound. There is a sitting area with a 50-inch TV, a game table for backgammon/chess/checkers games, and a raised table for family board games. The top deck has a large cocktail table and 6 comfortable Adirondack chairs perfect for coffee, cocktails, reading, sunbathing, enjoying sunrises and sunsets.

Patio level- features open game/entertainment family room with Ping Pong table, Thomas the Tank Engine train set table, and sliding doors to patio & driveway. There’s a convenient second refrigerator, a sitting area with 64-inch Streaming SmartTV with Xbox, and a well-equipped laundry room with extra-large LG machines & sink. Storage garage with large variety of beach toys, lawn games, beach chairs, beach buggies, kayaks, paddle board, and pfd/life safety vests for your use.

-Good neighbor policy: Please respect that this is a quiet neighborhood- there should not be loud noises 10pm-8am
- No illegal substances allowed on Premises/Private Beach

-Must be 28 years old to book
-Photo ID may be required at check-in
-Use of Kayaks/Stand-Up Paddleboard is Only with Signed Waiver and is at Your Own Risk

-Adult Supervision of children Required at ALL times- we welcome children but house is not childproof
-Any damages, breakages, unexpected property issues must be reported immediately
-Please request copy of lease agreement for additional information and policies.
- *No booking is final until Owner receives signed Lease Agreement and forms along with first half of rental fee. The second half of rental fee is due 60 days before arrival. Security/damage deposit is managed by VRBO.*
- Security camera recording devices/video monitoring system located on front and driveway areas of house for the protection, safety, and integrity of our property, and are Only used for security purposes. We are committed to protecting the privacy and security of our guests.
- While we maintain a strict Non-refundable cancellation policy, we do provide reasonable regulatory cancellation due to US government imposed lockdowns, closed states, and travel bans.
- As per Town of Barnstable and Commonwealth of Massachusetts laws, all rentals 31 days or less are charged state & local short-term lodging taxes- Barnstable rate:14.45%
