About this property

Typical Norfolk brick and flint character cottage which is cosy and comfortable

A super country cottage; cosy, comfortable and with an easy-on-the-eye contemporary style, located in the peaceful rural village of Helhoughton. Why not step away from the routines of daily life - a break, short or long, at this delightful cottage will definitely help you to refresh and restore.

A typical Norfolk brick and flint character cottage, pretty Peony Cottage was built in the Victorian era and, following a full refurbishment in 2019, now enjoys a fresh and contemporary, country vibe enhanced by tasteful Farrow & Ball colours throughout. On the ground floor, entering the cottage via a welcoming entrance lobby, that sits adjacent to a very pleasant, well-equipped dining kitchen, with the benefit of luxurious Karndean flooring. Next door, a bright sitting room with views over the garden has an ultra-efficient Clearview wood burning stove adding extra warmth and an ambient glow on cooler days, encouraging you to unwind after busy day exploring the many wonders of beautiful North Norfolk. From here, a small rear hallway leads up to the first floor via quite steep (but straight) stairs, but a sturdy hand rail helps you on your way. Upstairs you will find two inviting bedrooms, one with a king-size bed and the other with a super-king which can be made up as twin beds, if preferred. Both are served by a large, smart modern shower room. Outside to the front of the cottage a landscaped, fully enclosed and private south facing cottage garden is a lovely option for somewhere quiet to sit and relax, or enjoy dining al fresco, on a warm, sunny day.

Tucked away on a quiet village road, where roadside parking is easily found, this pretty cottage is ideal if you are looking for a peaceful rural break. It's an attractive option for a couple or two, friends or a small family. Helhoughton is a charming village made up of flint cottages surrounded by beautiful countryside. Just south west of the market town of Fakenham, where you will find excellent local amenities, a renowned weekly market and a popular National Hunt Racecourse, and a mere fifteen to twenty minute drive from the popular coastal resort of Wells-next-the-Sea. It's a super base for exploring this beautiful area of North Norfolk, perfect for walking and cycling, as well as visiting local attractions such as Pensthorpe Nature Reserve, Sculthorpe Hawk and Owl Trust, as well as Houghton Hall with its celebrated annual sculpture exhibitions by prominent artists. Although there is no pub in the village (a small general store/cafe is due to open shortly), there is a very popular gastro pub, The Crown Inn, cafe and delicatessen at neary East Rudham which is a seven minute drive away. If you like to walk it's about 3.5 miles, and you can stroll back afterwards and feel rather virtuous!

A week summer break in August
We had a lovely time at the Peony Cottage. The cottage was very clean and well presented, and exceeded our expectations. The owners were kind enough to leave us with some supplies to get us started. The information pack was very useful, it told us all we need to know about the property. There was information about the local area and nearest amenities. Thank for enabling us have a lovely holiday.

Quiet Country Retreat
We loved our stay in Peony cottage, it was sparkling clean and on a very quiet road. The furnishing was well chosen, bed super comfortable and loved the wood burner for the cold nights. WiFi is serviceable but a bit erratic which is expected in the countryside, the pots and pans supplied don’t always work well on the induction job but we managed. Those were tiny things in an otherwise fantastic stay. Wells-Next-The-Sea is close and great for a walk on the beach. This is a great spot for accessing all of North Norfolk. Recommended!

A beautiful cosy cottage
We stayed 5 days in Peony Cottage and we really didn't want to leave. Its beautifully decorated and furnished, and well equipped. If you can bear to pull yourself away from the woodburner, it's only a 30 min drive to the beautiful north Norfolk coast and an easy drive to Holkham ,Wells Next The Sea, Titchwell and Brancaster We loved our stay and will be back .

Window frames
Inside window frames need a good spring clean - apart from that the cottage was excellent - pity to spoil the appearance of the cottage by a simple oversight

Very well appointed and fitted out cottage in a pleasant and quiet village setting
It appears this cottage is a recent addition to the portfolio and as a result it seemed fresh and new in the level of equipment and comfort, with thoughtful extras provided, such as a welcoming cake on arrival and a very good supply of information leaflets.

A lovely stay in Peony Cottage in the quiet village of Helhoughton in rural Norfolk.
We spent a really lovely week in Peony Cottage. It was well equipped and tastefully furnished and decorated. Everything was of a high standard. It was a real home from home, the perfect place to relax and unwind. We enjoyed exploring the towns of Holt, Wells next the Sea and Cley. There are many beautiful coastal walks about 30 minutes from the cottage. We tried out many of the independent coffee shops and restaurants, also enjoyed meals at the nearby Dabbling Duck and the Crown Inn pubs. Peony Cottage is, as it says, in rural Norfolk. If you are looking for peace and quiet and are happy to drive a bit to explore, it is the perfect base for a lovely holiday.

Comfortable and cosy cottage
We had a lovely stay here. The cottage was extremely clean and comfortable. The kitchen is really well equipped which was great. We would eat out during the day and then cook in the evenings. Good location to explore north Norfolk.

Fabulous stay at Peony Cottage
Peony Cottage exceeded all our expectations. The cottage was perfect for us, beautifully decorated interior and quality, comfortable furnishings. Very well equipped kitchen. The cottage was immaculately maintained and spotlessly clean. The surrounding area is beautiful, but unfortunately the weather wasn’t kind to us so we didn’t do quite as much as we hoped. However Peony Cottage was a real home from home and a lovely place to chill in. The location of the cottage is very peaceful. Our only issue was eating out in the evening as apart from The Crown, at East Rudham, other good options were a at least 20-35 minutes away. We will definitely recommend Peony Cottage to our friends and very much hope to stay there again.
