Welcome to the Cliff View House - our home away from home!

Our family-friendly home is located just 10 minutes south of downtown Moab, where we enjoy world-class mountain biking trails, 4x4 trails, hikes, and absolutely unforgettable white-water rafting experiences.

Located at the end of a quiet cul-de-sac in the heart of Spanish Valley on approximately 2 acres of land, you'll have plenty of privacy, unobstructed views of the South Rim, the La Sal Mountains, and stars galore. Adding to all of these perks, the Cliff View House is a great home base for all the adventure that Moab has to offer, being just 10 minutes south of downtown Moab...and with a private swimming pool, hot tub and fire pits, it's also just a great place to hang out at all day!

Everything necessary to make your stay convenient and comfortable is provided at the Cliff View House:

BEDROOMS AND BATHROOMS
With beds for a whopping 23 guests in 5 different bedrooms, you can bring along the whole family or some friends for an unforgettable vacation in this spacious 3400 sq. ft home. We provide high quality, comfortable linens for each of the 19 beds located throughout the Cliff View House. We also provide 2 Pack and Play portable cribs for our tiniest (and cutest) guests. There are two bedrooms on each level of the Cliff View House:

The Master Bedroom
The main floor master bedroom is spacious and luxurious, with a king-size bed, en suite bathroom with soaking tub and separate shower, dual sink, and very spacious closet space. A cozy gas fireplace adds a little extra romantic aura to the bedroom.

Second Main floor Room
The second main floor bedroom boasts beds for 6 people (a queen, a twin with a twin trundle, and a twin bunk bed). Our kids love to make this room their own, and we often find “do not enter” signs taped to the door!

Upstairs Rooms
We have three bedrooms upstairs. One has a king size bed and a twin-over-twin bunk bed. The middle has two bunks beds - a full-over-full and a twin-over-full. The other upstairs room has a queen bed, as well as a twin-over-twin bunk bed.

A futon couch is located in the family room downstairs as well.

ENTERTAINMENT
A plush, oversized sectional couch makes watching movies on a large 55 inch flat screen TV after a hard day of play even more enjoyable and relaxing in the TV room (located just off the kitchen). In addition, a flat screen TV is located in the master bedroom. Both TVs are coupled with satellite TV, premium channels (such as HBO and Showtime), Netflix, and blue ray DVD players.

KITCHEN AND DINING
Our kitchen is full-sized and has everything needed for all meals, including a double oven. There is also a breakfast bar, as well as a dining area, which flows into the living room. Seating for 20 is provided (8 at the kitchen table, 6 bar stools, and folding chairs and table for 6).

AMENITIES
Our home has a washer and dryer and an attached two-car garage, so you can have a safe place to store all of the 'toys' you may bring along to enjoy in all of the surrounding areas of Moab, such as your mountain bikes, jeeps, or ATVs. We also have foosball and air hockey tables in the garage for a little more playtime in the shade.

BACKYARD
Our spacious backyard provides ample room to play and to enjoy the peace and quiet of the Moab desert. The master bedroom and kitchen both open to separate patios and open backyard. A BBQ grill and fire table (both gas-fed) are on the west patio. We also have a a wood-burning fire pit off to the east of the patio. Lastly, we have installed a playset adjacent to the fire pit for the littles to have somewhere fun to play.

POOL AND HOT TUB
A private hot tub is on the east patio, with unbelievable and unobstructed views of the La Sal mountain range. The hot tub is open year-round.

A private above-ground pool is located in the backyard as well, and is generally open from about May 1 through September 30, depending on weather. The pool is heated with a solar heater, and is therefore subject to cloud-cover, etc.

WIFI
In case you need to stay in touch with the office while on vacation, or just surf the web as you soak in the sun while enjoying unimaginable views of the South Rim from the backyard, free broadband internet and Wi-Fi is provided to all of our guests.

PETS/SMOKING
We do not allow pets or smoking in our vacation home due to allergies that my kids suffer from - thanks for your understanding and cooperation on this one. We apologize for any inconvenience this may cause!

SECURITY SYSTEM AND SECURITY CAMERAS
For the safety and protection of our guests, our home and ourselves, we have installed a security system and security cameras on the exterior of the house and in the garage.
As we are "out of town owners", we have tried to create a proper balance that ensures guest privacy and our ability to monitor the home when not in use. Our security cameras overlook the front entry, the front yard, the garage and garage entry, the backyard (including the pool), the driveway, and the detached garage. The back yard camera is located right next to the hot tub, but the hot tub area is not visible on camera because we programmed a "digital curtain" that blacks-out the hot tub to ensure our guests' privacy. THERE ARE NO SECURITY CAMERAS OR OTHER MONITORING/RECORDING DEVICES INSIDE OUR HOME.

Family fun time

We had the best time at this property. The property owner Dave was so easy and fun to work with. We wanted to rent the UTV and my grandson said if you call him 'Pal' he would think we were cool people and would rent it to us. So we did! Don't think we had to call him Pal, but Dave thought it was funny and we did. What a great experience that was for my family. The house was spotless, there were plenty of beds, and the kitchen was fully supplied for our needs. The pool was clean and the water was refreshingly cool for the hot days of Utah. Memories galore were created and we all had a fabulous time. Thank you, Pal, for your hospitality.

Great for family friends gathering

We enjoyed our stay with 3 families. 6 adults and 9 kids ages 6-15. Ample space to sleep and spread out. Bummed the pool wasn’t available given the shoulder season.

Great Property and location

We've been going to moab for many years and it is always a challenge finding a great place to stay for our large group. We've rented many places and this one was great. Plenty of parking and space for the toys. Ample room inside and the amenities are just what we look for. Communication with owner was great and never had any issues while staying.

Overall good but wouldn't come back

We came here in August from Oregon to spend time with our UT family and explore Arches and Canyonlands. On our check in day I was sent a email that sad they were doing some landscaping updates and a landscaper might be on-site but that they knew we were there and shouldn't bother us, ok not a problem. Long story short because I tried to write out the whole story and it wont fit. The landscaper showed up with his two young children for him to work and his kids expecting to swim in the pool that we were enjoying, and the landscaper told us he had no idea we were there. I contact the owner who did ask the landscaper to leave and come back to work without his children. When we first arrived at the home at check in at 4pm the home was hot I mean it its August, however we found that windows had been left open which is why it was even hotter. I attempted to follow the instructions given about the AC units in the home. The upstairs was ok but if you have never set up a Nest thermostat you will be annoyed and you shouldn't have to set it up you should just be able to turn it on. The down stair was the frustrating one, come to find out after wondering around for 30 min trying to find a remote it said it had, it really doesn't, and it also doesn't work. The owners response when I told him it didn't work, oh I'm really sorry thats to bad. So the dinning room and front living room were unusable because that unit cools them down. I wouldn't pay this price for this home again.

Perfect for RZR riding friends

We had four adult couples and two teens in the house, which was plenty of room. Large family room provided a great place to debrief after rides and watch video from the teen’s GoPro and laptop. Wi-Fi and grill all worked. Parking is excellent at this property, because we had four big trucks with trailers for the RZRs. Plenty of frig room for four families plus there is an additional frig/freezer in the garage. Kitchen is good for setting up buffet meals, which worked best for our group. Owner is very responsive.

Family getaway

Our family (ages 12-76) stayed here in July 2023. There were 12 of us and there was plenty of room for all of us! Whenever I had a question (we lost power one afternoon), Dave responded immediately. It was a great place to stay!

Moab extended family vacation

We had a great stay in Moab! We had 14 guests and had more than enough room. We really enjoyed the pool, hot tub and fire pit. They were great to come home to after a day of site seeing and hiking. We rented atv’s from owners. He gave recommendations on what trails to take. Great communication from owner. Would definitely recommend!

Great vacation to visit Arches and Canyonlands

Great house for 8 kids and 8 adults. Nice safe place to stay, close to downtown Moab and Arches and Canyonland National Park. We would stay again.

Great home base for Moab adventures!

This property was just what we needed for our family vacation in Moab, and Dave was great to work with! Not only did he promptly answer any house questions we had, he also provided helpful information about the area in general, with places to eat, hikes to take, and more! The house was spotless and smelled super clean when we walked in, and there was more than enough room for the 15 people in our family to spread out and sleep. It was also nice having bunks in many of the bedrooms as well, so kids could sleep in the same room as parents. Kids loved the pool and hot tub as well! Thanks again for a great stay!!

Property was better than described in listing. Location was great. Home was clean and bright and inviting. Lush lawn for kids to play on as well as playground equipment. Pool and hot tub felt nice after a long active day spent outdoors. Appreciated the safety gate on the pool. Shady and sunny outdoor sitting areas for each preference. Plenty of parking and beds for everyone in our group. Communication was prompt and all questions answered.

Desert Oasis

The house was nice

But I do have to say that the main reason that we chose this house was the pool and hot tub. The hot tub was great, but the pool was ice cold, dirty and just not much fun to use. The washer kept overflowing, and just small things that brought my rating down to a 3. The property manager seemed very nice and responsive, but I wouldn't stay in this house again because of the amenities not being up to par!

Moab house

House was clean and definitely large enough for 5 couples and very well stocked. Plenty of parking for our tailers. The hot tub was nice after a long day of wheeling. Pool was not usable as pump went out just before our visit and not replaced till 2nd or 3rd day of our trip. Then pool had to be cleaned and chemicals added and cleared up. This took several days. So unfortunately we were not able to use. Owner stayed in contact with us and we updated him the progress. I chose this house over another the same size and with large property for parking due to thr pool. So disappointed that it was not usable. Other than that i had no complaints.

Our family is located just a few hours north of Moab in Salt Lake City. Both my wife and I grew up in Salt Lake City, and we would frequently head south to Moab to bike, hike, raft and jeep. Now, our family (me, my wife and our 5 awesome kiddos) absolutely love Moab and the recreation that surrounds the area. In fact, we loved Moab so much that we decided to buy a place in Moab back in 2007! Our fist place in Moab was a 3 bedroom condo that we rented out to guests and used as much as possible ourselves for 10 years. We hosted over 500 reservations during those 10 years. After outgrowing the condo, we decided to buy The Cliff View House, our "home away from home"!

Why they chose this property

The Cliff View House is everything we ever hoped to have in a "home away from home." It is situated at the end of a quiet cul de sac, in the middle of a 2 acre property. There is no noise or light pollution out in the heart of Spanish Valley - it is pure solitude at the Cliff View House! The stars are amazing at night, as are the views of sunrise and sunset over the South Rim to the west and the La Sal mountain range to the east. The Cliff View House is an amazing home that is honestly everything we hoped to have in a vacation home.

What makes this property unique

The Cliff View House is a very spacious, comfortable 3400 square foot Spanish Style house. We provide 17 beds that can sleep up to 22 people, but due to its size and layout, you won't feel cramped in the Cliff View House. There is still plenty of room to relax, read, watch a movie on HBO, stargaze at night, or just sit and enjoy the scenery that abounds all around.

In addition, the Cliff View House is perfectly situated in the middle of a 2 acre lot in Spanish Valley - just 10 minutes from downtown Moab. This means that you can easily access all that Moab and its surrounding areas have to offer, while still being able to get away from it all and relax in the peace and quiet of Spanish Valley.
