Reviewer Comments: Our family of 13 recently stayed at a property managed by Royal Destinations. While we were impressed with the management company's service, the condition of the property itself left much to be desired.Negatives:Property Condition: The home was visibly worn with holes in walls, gashes in the bathroom door, marks on cabinets, and dust in the closets, which impacted our comfort.Lack of Supplies: Essentials like towels, dishes, and sufficient bed hygine for our large group were inadequate.Sanitation and Safety Concerns: Missing mattress protectors raised hygiene issues. Additionally, the lack of a gate at the pool and no alarm on the basement door are worrying, particularly regarding Florida's safety regulations.Check-in Issues and Additional Costs: Our early check-in was delayed without a refund for the inconvenience. Moreover, extra amenities like pool heating were overly expensive.Positives:Location and Spaciousness: The property's location was excellent, and it provided ample space for our large group.Property Management:The service provided by Royal Destinations was exemplary. Views of ocean from Master bedroom were nice too. To be honest, the money you save from not being right on the beach is worth it. This house offered everything your family needs for an awesome get away. We rented a golf cart and went to Rosemary Beach couple times and Grayton Beach a couple times too for dinner. You're basically in the middle. Very close to Seaside Beach Also. Please try Beachy Bean Coffee, walking distance from the house, great coffee and great people. We went every morning. A30 vacation for this house is a no brainer.

Big and comfy living room with a bonus living room. The kitchen was huge and found to cook group meals in. We absolutely loved the pool on the 2nd floor - heating it made the temp perfect. Every room has a big screen tv, comfy beds and a bathroom. The location was awesome and the views spectacular. Loved having the elevator for unpacking and packing. The house was clean and Royal Destinations very helpful. You won’t be disappointed! Thank you for a great spring break.🌞🌴

Wonderful beach house
We had a large multi-family gathering and it centered around this beautiful beach house. The separate floors make it easy for everyone to have privacy and the common areas are large enough for all to come together for meals and socializing. The home is beautifully decorated and well stocked with cookware and linens. There are several outdoor areas, balconies, and porches and plenty of games, books, and TVs. We thoroughly enjoyed our stay here.

Lovely Home That is Great For Large Groups

Enjoyable stay
Overall, the whole family and all our friends enjoyed our stay. The house is nice and big, it had a lot of common space with sitting area and TVs on each floor, with two sitting areas and TV’s on the second floor. The furniture was also quite comfortable. The walk to the beach really was not bad at all, a lot closer to than we thought. The pool was clean and enjoyable, especially when we didn’t want to go down to the beach. Perfect for cooling off and hanging out at night. The bikes were enjoyed daily, I’m sure they are heavily used and seemed to be well kept. The issues with the stay were quickly taken care of and can easily be avoided in the future. First, the kitchen was not well equipped; the utensils, pots, and pans were old and not well kept, there were also very few pots and pans. No spatulas or brush for the grill. The property managers were informed about the shortage in cookware and brought new pots and pans the next day. It was also noticeably dusty in the house. Several of the shutters and ceiling fans had quite a build up of dust. Also the beach toys and ping pong balls/paddles were old, damaged, mostly unusable and just thrown in a storage area outside. Again everything was very enjoyable and we would definitely like to return. With the amount of money that is spent to stay in places like this, the expectations for cleanliness and quality of amenities are high.

All rooms were much larger than expects and very beautiful furnished, beds were very comfortable! Very expensive finishes too. The house has tons of extra equipment that we didn’t need to bring( beach toys, chairs, carts etc). Any problems that came up we’re very quickly handled by the rental company. They were very professional and kind! We will rent again! Only suggestion is a WiFi booster as we did not get very good service except on main floor.

Terrible service; nice house
Do Not Recommend if the elevator is important to you. Incredibly disappointing to arrive at house only to find elevator didn’t work. This is after multiple phone calls stressing the importance of the elevator to make our vacation possible (our son is in a wheelchair). AND, the Property company’s representative that was there when we arrived told us it DID work. As a result, I had to make numerous phone calls to ensure someone came to fix. We had to carry our son up and down a long flight of twisting stairs for 2 of our 7 days. They eventually got the elevator working but the whole episode just added totally unnecessary stress to our vacation. Never heard a peep from Kim, the property manager, despite having been promised a phone call.

We really enjoyed this house! 4 families stayed comfortably. The bunk area was great for kids! Lots of living room space and huge kitchen! We didn’t enjoy being on the public beach. We used Vacazen for umbrellas/chairs and I do not recommend them! Overall beautiful house and great area!

The home was beautiful , nicely decorated, the kitchen was very well-equipped & easily slept 12 people. The swimming pool, ping pong table & bikes were great fun for the six grandchildren. We all enjoyed sitting out on the 2nd level porch by the pool. We had plenty of room for all of us to eat together. The institution size refrigerator was perfect & washers & dryers on each floor certainly came in handy. The short walk to the beach was nice & also I enjoyed the chairs & umbrella that came gratis with the home. It was a great vacation for all of us to celebrate a milestone birthday & a college & high school graduation.Further comments: 2nd floor grill does not workDeck was dirty & had cherry seeds & stems all overNeed more hangers, litebulbs needed replaced Ants in kitchen & 2nd floor bedroom bathroom counter.I called the office for help with these several complaints but no one ever came.This is 2nd time I have sent this.

Amazing family trip for my mom's 60th!
We had an incredible time. Everything was clean, easy to access and made for a relaxing and memorable vacation. The kids loved the pool and we could walk to the beach each night for sunset. Such an incredible place.

Not quite what the pictures show
The photos on the internet showing the house must be several years old. The house needs a little touch up here and there. For example, several tiles around the pool are loose. Lots of nicks and smears on the walls. And there is now a four story house blocking the view of the gulf. Bathroom by the pool was not cleaned prior to our arrival. House itself is laid out well, lots of gathering places and still privacy as well. A little TLC would go a long way.
