This truly unique property is set into the old Walled Garden at Arniston. The house is secluded and sits by a gentle running stream which flows to the Sunken Garden. with 3 bedrooms and 2 bathrooms it is a ideal retreat for families with pets. Due to our rural location we advise guests have their own vehicle.
Ground Floor: Entrance Hall, sitting room with open fire. Dining room with wood burning stove. Well equipped kitchen with kitchen table and large glass doors which open out on to the Walled Garden. Downstairs WC and wash hand basin. Utility room.
First Floor: 1 double bedroom with en suite shower, WC and wash hand basin. 1 twin room. 1 bunk room. Bathroom with shower over bath, WC and wash hand basin.

I cannot say enough wonderful things about Gardner’s House!! Henrietta is a host that goes above and beyond for her guests. This was our first trip to Scotland to visit our son studying nearby, so it was a chilly time! The house was cozy and we loved playing cards by the fire in the parlor room. The grounds looked beautiful… we hope to come back when it is warm and we can explore! I highly recommend this vacation home for families. The 4 of us slept comfortably and there would be room for two more as there are 3 bedrooms. Thank you Henrietta and staff for making us feel so welcome!

A lovely place to stay
This was the third time I’ve stayed in cottages on the Arniston estate (I have family in Gorebridge) and I wonder why anyone would want to stay any where else! Gardener’s cottage was truly lovely. We were only 2 people, but didn’t feel like we were rattling around in the place. It was genuinely like staying in a home from home: Heating was just right, WiFi was great, modern TV worked well, the kitchen was a lovely place just to have a coffee at the table and watch the world go by. Because you’re right next to the big house, the drive to and from the cottage is very grand and never fails to make you aware of where you are - in God’s country. Fabulous place. The one thing I would also add is that the owner (Henrietta) has the right balance in “Here if you need me” - information sent before, during and after your stay was timely, clear and concise. Can’t recommend highly enough.

A lovely hidden gem!
Lovely getaway with family and friends during October holidays at this charming little gem. Sitting on the beautiful grounds of the Arniston Estate, away from hustle and bustle, yet close enough to the city of Edinburgh (we commuted by car). Accommodation itself was very spacious and had everything needed. Enjoyed the views of walled garden while having our breakfast each morning. Communication with the host before the arrival and during our stay was excellent. Thank you for making our stay so pleasant and memorable.

Great Stay!
I really enjoyed my stay at the Gardener's Cottage. It was clean, comfortable, and quiet. There is a lot to see and do in close proximity to the property, and about a 30 minute drive to Edinburgh.
Very much enjoyed the charming country setting! Home was well appointed with everything we needed for our visit!

An excellent and comfortable property, great to come back to after exploring the delights of Edinburgh. Well located, just 20 minutes from the Park and Ride. A quiet location on a vast estate.
We are already planning our next stay at this beautiful estate "Gardners Cottage" the cottage was very specious and well appointed. The grounds were beautiful and we enjoyed our morning walks.

Lovely place to stay
Stayed here for work near Edinburgh Centre. Would rather stay outside of the City, this is a great place to stay.
Everything you could wish for.
Very peaceful and beautiful location.
We have stayed in the cottages on the estate and they are really cosy just what you would like a cottage to be. Gardener's House is set away from these and is a bit grander, but just as cosy.
Interior of house was modern and a good fit for our family of 6.
Kids enjoyed exploring the grounds and area around Arniston house.
Few minutes our of town so close enough if you for needs in town but a very good country feel.
Good communication even as plans changed due to airline issues.

Amazing stay
We had the most amazing stay at Gardener's House, we loved the walks around the estate. Great location to catch up with family and friends in the area. House was well equipped and we had everything we needed. Will definitely stay there again.

A true delight,Gardeners House was an amazing place to stay.Our dogs where in heaven here.Beautiful surroundings with plenty of places to visit nearby.
We thoroughly enjoyed our stay at Gardner's House on the Armiston House Estate. The history of this house/estate is incredible. A few "quirks" just added to the personality of the home which was very comfortable. Watching the sheep graze in the pasture outside the kitchen, exploring the acres of the private estate and the stream which runs just behind the "cottage." Henrietta was lovely and stopped in to make sure everything was to our liking. Location within 1.5 miles of train station was perfect (free parking a bonus). Had we stayed longer, we would have taken greater advantage of the train and gone back into Edinburgh. 1 1/2 hours to St. Andrews. Having a washing machine was a bonus and the drying rack worked out beautifully. Would love to return and would highly recommend to anyone looking for something outside of the hustle of the city.

Return to Arniston
This is the third time that my husband, my daughter and myself and a dog have stayed at Arniston. We love the tranquility of the estate and being able to walk around the estate. The cottage is comfortable and Henrietta is a very supportive host. However, we did think that the house needed some refurbishment as it has had lots of visitors and it shows. It would be helpful to have a house notebook to note any faults- this time we could not open the back door. It would also be great to have a welcome pack just with some milk to make a drink on arrival. We have stayed in lots of air bnbs and this is normally standard service.
It has not put us off returning as it us in an ideal location especially if you have dogs.
The cottage is quiet, peaceful and private with interesting and beautiful walks directly out of the front door. It was perfect for chilling out and walking the dog.

Amazing cottage with Fabulous Gardens
Lovely old house set within walled garden on Arniston Estate 10 miles from Edinburgh.
Fantastic walks straight from front door around the sunken garden and beyond - our 2 dogs didn’t stop wagging their tail the whole week.
Lots of home comforts and very cosy.
It was our second stay and will definitely be back again -
We really enjoyed our stay at this beautiful house. It's the perfect place to relax in and is very convenient for visiting Edinburgh.

A wonderful wedding weekend
What lovely cottages, they were just perfect for our wedding party to stay in over the course of the weekend. They have absolutely everything you would need to enjoy a comfortable and relaxed stay. Thank you to Arniston for making our stay so wonderful.

My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.

The properties were built in the 18th century to house the foresters who worked on the estate in days gone by.
What makes this property unique
The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
