About this property

Large House with Garden & Outdoor Furniture - Ideal for Families & Dog Friendly

Croxton House is a traditional style country house, but with modern amenities - surrounded by a lovely, large garden and lots of countryside.

Croxton House can accommodate up to 8 people and a maximum of 3 large dogs (if smaller dogs, more maybe allowed on request).

When you park on the gravel driveway at Croxton House, the WOW factor kicks in. Open the large front door, and you are greeted with a spacious hallway. There's even a boot tray if your shoes/boots are a bit mucky.

Relax in the large lounge on the right, with digital TV and board games and dine in the spacious dining room opposite, with large dining table and a library - don't forget to return or replace the book you borrow!

The new, modern kitchen is next along, fully laden with all you need to be able cook whatever meal you fancy! Within the kitchen you will find the following:-

★ All crockery, cutlery, glassware and pots and pans.
★ Full size dishwasher
★ Fridge/freezer
★ Washer/dryer
★ Table with chairs/stools
★ Oven/hob/Extractor
★ Tassimo coffee machine
★ All cleaning equipment including mop & bucket and hoover
★ We even supply salt & pepper!

Once you walk out of the kitchen, you are greeted with the gorgeous, sweeping staircase, along with a beautiful window halfway up. There's a desk here too, if you would like to do a bit of work whilst you are here. There's free wi-fi!

At the top of the stairs, you will find the bedrooms. To the left of you, you will find our largest room - it has:

★ Basin, with mirror
★ 32 Inch Freeview TV
★ Sofa to relax on!
★ Chest of Drawers
★ Wardrobe
★ Bedside tables with lamps
★ Nice, fluffy carpets

Once you exit this large bedroom, straight ahead are the other three, front, garden facing bedrooms. Lets start with the En-Suite bedroom:-

★ Large En Suite Bathroom with bath, mixer shower, toilet and basin. Wardrobe.
★ Super King or 2 Single beds
★ 32 Inch Freeview TV
★ Chest of Drawers
★ Bedside tables with lamps
★ Nice, fluffy carpets
★ Two comfy chairs

Next room along is the smallest of the four rooms, but its still a good size!

Finally, another large, tastefully decorated bedroom (like the others):

Once you exit the fourth bedroom, pop across the landing, down a couple of steps and you will be at two further bathrooms:-

★ Shower room with toilet and basin
★ Bathroom with shower over bath, with toilet and basin

You will also find on the landing outside of the bathrooms, a cabinet which holds an iron and a hairdryer, along with an ironing board.

If you go back outside the front door, you will be greeted with a large garden. Its the size of two tennis courts, with beautiful borders which are jammed packed full of colourful flowers in the Spring/Summer - and our amazing Copper Beach tree - which is just stunning.

There is a lovely seating area in the garden too, with garden furniture and a parasol, perfect for eating out on a summers evening. Please be advised that the garden is not enclosed.

Please be advised that Croxton House Self Catering is an annexe of the owners home. The owners live in a separate part of the property which is completely separate from the guest accommodation. The holiday home has its own entrance, parking and garden - the only shared facility is the driveway. You will hear the owners in their accommodation at some points during your stay, although we try to keep this to a minimum.

A fantastic family Christmas getaway
Living away from the area, we wanted a property that would allow us to bring our whole family together over Christmas, including 12 on Christmas day. Croxton House was the perfect location. Spacious but not overwhelming, a dining room big enough for what we needed, a location. That was rural but not too far from local amenities. Becky was a fabulous host, with subtle Christmas decorations and thoughtful additions, making sure we had enough of everything we needed to cater for Christmas. Our host also left us some Christmas treats which was a lovely gesture. We had six adults and two dogs staying in spacious rooms and which never felt cramped. The gardens and local area are also very pleasant. A couple of notes for people staying. It's worth bearing in mind that this is a large old house so can get cold when the heating is off. And if you do like to walk dogs or go for a stroll there are not a lot of pavements in the immediate locality so take care. While local amenities are close they are a drive away. Decorations are In the style of the property, although the bathrooms are a little small and not quite in keeping with the rest of the house, but they were always clean and perfectly functional. The house is well maintained and while the decor is not modern It was extremely well kept and very clean. We did have some concerns about the host and family living in an annexe of the house. But these concerns where unfounded, they live in a property adjoined to the back of the house you see in the pictures and a no time did we feel that we were sharing a property. Importantly it felt like home, which is a credit to Becky, who is an excellent host and provides a wonderful property which was perfect for what we wanted.

A great family break away
Croxton House is the perfect location for two families sharing a house. All rooms generous in size. Becky the owner was so helpful and friendly. A few more garden games could be useful. Or bring your own... You need to drive to various locations, but lots to see and do if you don't mind. Recommend Normandby Hall, Lincoln, Lincoln Castle, and Cleethorpes. There is a motorway nearby but you can't hear it inside the house, but you can in the garden. However, other than that noise, it really is very rural and quiet.

Lovely break
Our two families had a lovely stay, loads of space for us all and all the facilities you’d need in the kitchen area. Nice to be able to spend a day relaxing in the garden. Check out is very early but Becky was able to be flexible with us which we really appreciated.

Beautiful house in a beautiful spot
Lovely house. Loved the feeling of space after the London streets and my toddler loved running around the lawn. We had a lovely lunch in the beer garden at the Marrowbone & Cleaver in the next village which was easily walkable. Perfect spot for a catch-up with old uni friends. Board games much appreciated, kitchen very well equipped. Becky was great at communicating and just the right amount of available but invisible when we were there. Would definitely go back!

Croxton House has been in the same family for over 25 years. For most of that time, the property has been a Bed & Breakfast and we have recently made the move into self catering accommodation.

Becky and Rob have been at Croxton House for over eight years, and we live here (at the rear of the property) with our young family. Becky moved into Croxton House with her parents at 13 years old and when the opportunity came to take over in 2015, she jumped at the chance.

Why they chose this property

Croxton House is what most people imagine a traditional farmhouse to be like - traditional features, large rooms and high ceilings.

The great thing about Croxton House is the space the house offers - even with 8 people, both inside and outside the space offered is unparalleled.

With the house being recently redecorated and with new carpets in the bedrooms - the rooms feel cosy and modern.

What makes this property unique

The unique benefit to staying at Croxton House is that even though its in a rural setting, the house is only 5 minutes from the M180/A15 major road and motorway, linking you to the wider area.

There's so much to explore in the local area and if you wanted to venture further afield, its simple to do so.
