Large Devon House 5 bed, 3 bath, walking distance to coast and waterfalls

Little Orchard is a large house with lots of rooms but as soon as you walk through the door it instantly has that cosy feeling. The large driveway can easily accommodate 5 cars and the secluded garden mostly grassed with shrubs surrounds the whole property allowing ample space for children and pets to enjoy. For 2024 a brand new modern patio area has been installed off the lounge and now extends along the whole side of the property, a real sun trap, ideal for BBQs, relaxing or entertaining.
The large living room is off the kitchen which has a seated island, perfect for social cooking and entertaining. There is also a separate dining room to the rear of the property overlooking the garden, which can seat up to 10 people.
There is a mini gym on the ground floor with a spin bike, some free weights and a TV for doing any of your favourite workouts.
Upstairs there are two king bedrooms, a twin room and a camper van bunk bed in the 4th bedroom (which is 2 full sized single beds), all sharing the main bathroom with shower over bathtub. As this house has a double bedroom and 2nd bathroom downstairs this may be ideal for more senior guests or for families who wish to spread out and optimise the space available. Off the kitchen there is a utility room and downstairs toilet with a shower, perfect for hosing those muddy/sandy paws or feet off after exploring the wonderful walks/beaches in this area.

Our Devon holiday
The house was lovely and the children especially enjoyed the trampoline! We had a bit of a problem with the showers as the water sometimes remained cold and sometimes over-hot and we had difficulty regulating it. We really enjoyed our stay and being near the coast.

Week Stay In Devon
This is our fourth or fifth booking with Vrbo, and as ever the comms and accuracy were perfect. No issues with the booking process. The location is great. Its close to the local beaches and bays and is nicely located in the countryside. The house is large, and with more than enough room for our 10 member family. My parents liked the downstairs bedroom, which was handy, and there were enough toilets and bathrooms for us all. Sky TV is available, and was handy for those evenings in, and the kitchen was very well equipped. A couple of comments (not negative), but perhaps as suggestions. There is no tumble dryer or airer, so when we washed clothes after being at the beach we struggled to get things dry, especially as it was a bit wet and rainy and we couldn't hang it outside on the washing line (which would have been fine normally). Secondly, we seemed to suffer from a few large hornets (we think) at night in the area and they were at the windows (front and back) in the evening. Luckily it was a bit chilly and we didn't have windows open, but if it was warm we may have been inundated by them. I wonder if there is a nest nearby? It did mean that we were reluctant to open windows or sit out in the evening! Aside from those couple of small items, our stay was lovely.

Very pleased with our stay, property clean and functional and as described in brochure and very well equipped with all things you look for when holidaying including gym, BBQ, sky, kitchen facilitates, etc. Plenty room for parking (we had 3 cars) and good size garden for the children to play. The location was a little rural and the roads to the property a bit tight (although typical N Devon), the satnav helped to get around. As you expect in a rural location internet wasn't great although functional

Peaceful holiday
We wanted a quiet place for a family gathering. The walk to and from the beach was lovely but challenging for very young and older people. No tempting night life if that's what you want but plenty to do in the house with gym, garden, TVs, toys etc. Country lanes so care needed for walkers and drivers. A beautiful spot with plenty of places to drive to if you want.

Definitely hidden gem!
Very impressed with the property. A home from home, had everything we needed and more. Plenty of space for all the family ranging from 6-74 years old. Weather was beautiful to explore the surrounding area. Access to location narrow track roads. We did experience a few issues with the electric cutting out when using the two ovens, downstairs showers not working effectively (the upstairs one was lovely) and on the last day a blocked toilet. Would def revisit!

A wonderful experience
The house is set in a quiet countryside location. There are stunning views and a beautiful beach within walking distance. The house was spotlessly clean, everywhere felt fresh. The bed linen and towels smelt clean and fresh too. On arrival there was a welcome basket left by the owners, which contained gifts for us all, including the dogs! There were fresh flowers in a vase and a basket of complimentary free range eggs. All of which were a lovely personal touch. The rooms in the house including all of the bedrooms are a good size, as a big family it was good to be able to have some space. There are three bathrooms, two with baths. We were informed that we were able to use the bathroom off the utility area to wash the dogs. This was useful and very welcome. The kitchen had good facilities, offering an island to dine at. There was also a good size dinning room allowing a large family to sit together. The garden was lovely and offered a swing and trampoline for the children, and comfortable seating for the adults. The owners little boy had very bravely left an amazing selection of toys, which my grandchildren throughly enjoyed throughout their stay. Good local information had been supplied by the owners, which helped us to decide which areas to visit. Although we are regular visitors to North Devon, we have never visited Hartland before. This area is stunning. From amazing cliff top walks with dramatic scenery to sunset meals at Hartland Quay. It was impossible to fully appreciate this area in one week. We have already booked to return next year and of course we will be staying at Little Orchards.

Golden Wedding family celebration
The property was excellent, it certainly had the wow factor. Ideal for a family with children. It had a large garden with plenty of things for the children to do. Cooking facilities for a large group were excellent. Lots of local walks and things to do in the area.

Delightful stay
This is a beautiful property with a nice private garden and the host provides toys and games for young children as well as exercise facilities for the adults. The property is spotlessly clean and well presented located in a secluded part of North Devon close to the coast. Perfect for families. Will definitely recommend and will be returning, hopefully in the not too distant future.

New to this area we moved here from the Midlands with our 4 year old son Wilson and two dogs Beau and Milla, seeking a slower pace of life and to raise our son by the coast. Hartland has more than exceeded our expectations and we instantly fell in love with the area and natural beauty around us. We always dreamt about living by the coast, we broke the mould and made this dream a reality.

Why they chose this property

This property is newly decorated with ample space for larger families and could even accommodate the in-laws or two small families. The location of this house is what sets it aside from many others, the endless walks, natural outstanding beauty, dramatic coastline and natural waterfalls are all within walking distance. You will feel like you are a million miles from home here and relax with nature and observe the wildlife around you. Yet at the same time you are a 30 minute drive away from the busy seaside towns of Bude and Westward Ho! which have endless activities for entertaining the whole family of all age groups.

What makes this property unique

Little Orchard has a very cosy feel for a larger house, with a semi-open plan lounge and kitchen which makes a sociable setting for you and your family. With a double bedroom and separate bathroom downstairs this is ideal for senior guests or to allow families to spread out and optimise their own space.
The peaceful secluded south facing garden surrounds the whole property allowing much space to enjoy the sunny days, all you will hear are the birds and on some days the ocean crashing against the cliffs. At night the sky becomes alive, with minimal light pollution the area is named valley of the stars and my goodness you will see them in their thousands and even see the planets clearly too! No need to worry about traffic the quiet lanes add to this secluded tranquil location.
