Villa Guney is a well appointed property in a countryside location, looking out to the coastline and sea. Set amongst locally sourced stone walled grounds with lawn and natural landscaping, Villa Gurney is located in the area of Prines, on the outskirts of the historical town of Rethymno. Offering contemporary design and living, the villa captures both light and the exterior beauty with the use of large glass panels throughout. Layout
Villa Guney occupies a 5000 sqm plot, boasting a garden of lawn and natural landscape and a private swimming pool. The grand, 275 sqm, modern house features natural stone and this theme continues inside the house and into the split level, open plan living area. Modern furnishings and a sleek high spec kitchen with island seating area open onto the pool terrace via large patio doors. The property has 3 levels with the main living space split between the ground and first floor, each with 2 bedrooms. The lower level comprises an indoor garage with a gym area. The villa accommodates 8 people.
Ground Floor
The split level open plan living area is filled with light from the large patio doors which open onto the pool terrace, creating a seamless transition between the interior and exterior spaces. Stone wall features and bold leather seating create a stylised space and the ideal spot for enjoying a movie night on the 55" Smart TV with Satellite and a PS5 console. The modern kitchen has branded appliances and a full selection of cookware to simplify holiday cooking. The electric hob is found within the kitchen island which is also home to the wine fridge, for perfectly chilled wines. Chairs placed around the kitchen island create an informal dining area for six.
From the living space, a corridor leads to two ground-floor bedrooms. The first bedroom has twin beds (0,90x2,00) that can be made into a Queen size double (1,80 x 2,00) with a comfortable topper mattress while the second bedroom has twin beds (0,90 x 2,00). Both bedrooms have patio doors that lead onto the pool terrace area. There is a bathroom located at the end of the corridor which is shared by the two ground floor bedrooms. The bathroom has a separate cubicle for both shower and toilet and a vessel sink.
Lastly, on this floor, we find the utility room with a washing machine and dryer.
First Floor
A wooden open tread staircase leads to the first floor. The first bedroom reached on this level is the master bedroom with an ensuite bathroom. The Queen size double bed (1,80 x 2,00) sits proudly in a central position of the room, with an open wardrobe area behind it featuring intuitive storage space. The room also features a 50 Smart TV. Double aspect patio doors provide panoramic views over the surrounding area, out to sea, and the mountainous landscape beyond. A large balcony affords a luxurious private space to relax. The bathroom features double sinks and a full-size bath with a rain shower.
To reach the second ensuite bedroom you continue along a floating corridor with its glass borders providing views to the kitchen below. The bedroom features twin beds (0,90 x 2,00) that can be made into a Queen size double (1,80 x 2,00) with a comfortable topper mattress. The ensuite bathroom has a vessel sink and separate cubicles for rain shower and toilet. Two balconies can be reached via patio doors for a peaceful retreat.
Lower Floor
Stairs lead to the lower level, containing the garage. Within the garage space is a gym area with Cross trainer, multi gym, ab coaster, yoga mat and ball.
Outdoor Area
The 4500 sqm outdoor area has large gardens planted with indigenous plants and trees and an extensive lawn in front of the pool area, providing the perfect space in which to play or relax. The outdoor facilities include:
- 30 sq. m. private heated swimming pool (1,6 m depth) with steps for easy access. The use of pool heating system can be arranged with an additional charge (please note that the pool heating can be used upon advance request for the entire stay and it requires at least one week advance notice).
- Comfortable sun beds with mattress, umbrellas, and outdoor shower for poolside relaxation
- An outdoor dining table is located outside the main house, close to the kitchen.
- Comfortable sofa area near the pool for relaxation while enjoying the tranquility and views.
- Barbecue area under a pergola with charcoal barbecue and sink.

- A free-standing swing chair for light afternoon naps or a relaxing read.
- Large lawned garden by the pool area with football nets.
- Driveway leading to an underground garage space for 1 car and parking in the driveway for 2 further cars.

The villa is located in the area of Prines. Prines village offers a handful of local tavernas and the nearby area of Atsipopoulo has an abundance of amenities. Atsipopoulo has all kinds of shops, supermarkets, bakeries, restaurants and services. In Rethymno centre there is a large variety of shops (supermarkets, fishmongers, butcher shops, bakeries,) as well as highly acclaimed restaurants, numerous cafes, pastry shops, ice cream shops and more. Furthermore it is a great base for exploring Crete as the main national road is only 2 minutes away.
