This fabulously located property sits almost on the edge of the marsh in the popular village of Burnham Deepdale. Positioned quietly in the middle of a small row of modern cottages, this charming and spacious chalk and brick faced property has views over the surrounding woodland and St Mary's Church, and offers direct access to the marsh from the back gate, allowing you to walk to the harbour at Brancaster Staithe or beaches at Brancaster or Burnham Overy along the coastal path.

The Innings has a good-sized sitting room and well-equipped kitchen/dining room with doors which open up into a bright spacious conservatory and onto the pretty garden. Upstairs you will find three large bedrooms, one with marsh/sea glimpses and a family bathroom, There's an additional wc on the ground floor, as well as lots of comforting little extras such as wood burner, underfloor heating, coffee machine and Netflix to help you really enjoy your stay. To the front there is a pathway leading to the other cottages. The small fully-enclosed east-facing garden with lawn and shrubs with a gate that leads to the marsh is perfect for planning your day or soaking up the suns rays. There is also off-road parking for two cars.

Although tucked away, The Innings is only a short stroll across the coast road to the shops at Dalegate Market, where you will find an assortment of independent traders, including a supermarket selling local Norfolk produce, clothing shop, nature shop, a pottery, numerous pop-up shops and a super cafe. A short walk away is the renowned White Horse pub/restaurant/hotel, where you can dine on their popular terrace and watch the sun go down, or choose a table marsh side overlooking Scolt Head island just a few steps from the water. The Jolly Sailors pub/restaurant is a great place for families with its large beer garden and children's play area and is only a few minutes further up the road. Within the village you can also purchase fish from the hard or if you want to catch your own, then there is an opportunity to set sail from the harbour. Or walk along the scenic coast path then catch the regular Coasthopper bus back to the village.

Wonderful property, wonderful location

The front door of is about 200m from the Norfolk Coast Path and offers wonderful access to the beautiful marshes. The property itself was clean and comfortable, and the kitchen was well-enough fitted out for two people, although a larger group would quickly run out of bowls, plates and eating utensils after one meal (there is a dishwasher, thankfully). Washing machine, but no dryer. Beds were incredibly comfortable. A very well-stocked market right across the street, and a wonderful pub (The White Horse) is just a 10-minute walk. We'd stay here again.

Lovely few days break at the Innings. The house is in a perfect spot - so close to the coast path. Very comfortable and spotlessly clean. Only criticism is complete lack of advertised welcome pack - not even any toilet roll when we arrived!

Beautiful cottage in the heart of Burnham Deepdale

The cottage is furnished and maintained to an exceptional standard. It was super clean on our arrival. Highlights: location: coastal path nearby, White Horse pub and fantastic groceries on your doorstep; light and airy conservatory; deep bath with oodles of hot water on demand. Low(er)lights: the archway to the parking spot is narrow; one of the twin beds is a bit unstable; the owners did not provide wood for the burner. The cottage would probably be excellent value at maximum capacity (and there is enough space) but there were only two of us so it felt a bit more expensive.

Lovely stay

We had a lovely week at the house, very clean and comfortable, perfect for us as a small family with the 3 bedrooms. Nice to have the conservatory, where the kids could play, and also we used the log burner in the colder weather. Great location to walk out to the marshes, or into the village, with local pubs, and of course so many places to visit along the coast. Top tip, if you're visiting in school hols, book your tables at the pubs in advance!

A pleasant break.

Perfect base!

This was a lovely home to stay in, plenty of interior space for my family and all the utensils and amenities you could want. Picky things: I would've loved a plastic cover or place mats on the wooden dining table, as it was hard to avoid those little spillages children make; also, it was very clean when we arrived but there were so many spiders - I must have caught 5/day that were crawling within reach and left the rest in the corners up high. Final negative, the conservatory door to the garden was 'sticky' - didn't open/close easily. But back to the positives: the garden was beautiful, a perfect place for a peaceful read or meal; the kitchen was well-equipped and clean; the beds were comfy and bedding clean. It did take us a while to get the hot water on and it takes a long time to fill the bath to a reasonable height, but the facilities were very good. There were lots of places to visit within a short drive, mostly outdoors places of beauty, walks, beaches. Not a great deal of choice for eating out unless seafood is your preference. Neighbours friendly. Designated parking space 15 metres from front door. Steps up to door. Key lock system worked well. Overall, it was a very lovely place to stay.
