Modern luxury villa with pool and stunning sea views.

This newly built luxury villa is really cozy and cared for.

The environment is arranged on 3 floors to maximize the sea view.

The ground floor has a large modern kitchen / dining area (equipped with oven, microwave oven, dishwasher, refrigerator, stove, osmosis water system) with double doors opening onto the garden and swimming pool (with Jacuzzi) : the ideal place to relax with a drink at the outdoor bar. Here you can also enjoy the cozy outdoor area, equipped with barbecue, sun lounger, shower, umbrella, where you can spend pleasant moments.
Also on the ground floor there are 2 double bedrooms (with 2 bathrooms including 1 en-suite and 1 in the corridor) tastefully furnished luxury that overlook the garden and pool.

The main salon is located on the first floor for a better panoramic view; in fact it has large windows on three sides that allow you to have a wonderful light and a spectacular 180 ° view of the sea.
The lounge has TV, DVD and 2 satellite decoders (one for watching Sky England and one for Sky Italia can be used with the card you own).
From this lounge you can access 2 large furnished terraces, perfect for watching the sea and the boats at sunset!

The basement (with the possibility of independent access) has a large living room (with sofa, TV area, Hi-Fi stereo), a large double bedroom (with the possibility of separating the beds), a bathroom with tub and a separate laundry room.
This area also has its own patio and stairs leading to the pool area.

The villa also has 2 parking spaces in the shade, just outside the house.

The airport of Mahon is a 10 minute drive from the Villa, Sant Luis is the local city reachable in about 8 minutes by car. To get to the capital Mahon it takes 15 minutes instead. Public transport is not very efficient, so it is advisable to rent a car at the airport.

Très bon séjour
un très bon séjour dans une villa très agréable et un emplacement idéal ( randonnée , plage,restaurants...etc) Petit inconvénient : le décollage et l'attérrissage des avions de lignes et commerciaux.... Très basse altitude. Ce " détail" n'est pas précisé dans l'annonce.

Moderne Villa in toller Lage, leider Nachreinigung nötig…
Die schöne Villa war leicht zu finden und ist toller Lage! Wir waren zu viert und haben eigentlich nur das Erdgeschoss und Obergeschoss genutzt. Die Betten waren sehr bequem, was wir durchaus auch anders kennen. Alles in allem haben wir uns sehr wohl gefühlt. Die Kommunikation mit der Eigentümerin war unkompliziert. Die Villa war sauber, aber es gab auch etwas zu bemängeln. Die Gäste, welche unmittelbar vor uns die Villa bewohnten, haben das Geschirr in desolatem Zustand zurückgelassen, der Grillrost war total verschmutzt und eine Fernbedienung des Fernsehers im Untergeschoss fehlte. Nach mehreren Reinigungszyklen in der Spülmaschine war das Geschirr dann auch wieder sauber. Aber alles in allem waren wir zufrieden und würden die Villa wieder buchen :-) Giorgia war rund um die Uhr erreichbar und hat uns bei allem geholfen!

Belle villa d architecte avec piscine très bien équipée comme à la maison, bonne literie. 3 plages accessibles à pied et la cami de cavals au bout de la rue. En revanche maison dans l axe et à proximité des départs et arrivées de l aéroport

TRES BELLE VILLA DE VACANCES
La villa est très bien située, proche de belles plages. Le dîner sur la terrasse avec une magnifique vue est très agréable, et de bons restaurants à proximité. L’équipement est parfait, et fonctionnel. Nous avons passé un excellent séjour.

Stunning villa in peaceful location. Everything you need for a great stay. Comfortable sofa, beautiful terraces and seating areas. Kitchen well equipped. Spacious bedrooms and comfy beds. Modern bathrooms. Great communication with Geogia and Mabi. Would love to come back. Lovely restaurant within walking distance at the bottom of the hill (5 mins walk). Big portions so be careful when ordering chips and salads. Pizzas are amazing. Plus you can go down and order a takeaway and have a drink whilst you wait. Overall an excellent, relaxing time had by all 3 of us 😎 Thank you

Beautiful Villa
All amenities in Villa you could want, well set out with breathtaking views, easy taxi ride to Mahon, R & R top of the list for our requirements but in easy reach of most places wishing to see. Giorgia very helpful and on the last day we had a late flight, allowed us to stop till it was time to go for flights which was great as we had a five year old child with us. Well worth a visit.

Beautiful house…close to airport
The location is very good and the house is beautiful. The kitchen is well equipped, air cond in all rooms and the pool is very nice. The only problem of the location is the fact that it is in direct line with the airport track. Takes off and landings are frequent between 7 am and midnight and the noise is strong (you have to stop your conversation while the plane is approaching ). But, suprinsingly, you get used to it.

Un séjour fabuleux sur l'ile de Minorque
La location était juste parfaite. Idéalement située sur l'île et dans un endroit magnifique et calme, elle mérite amplement sa dénomination de villa de luxe. Et que dire de la vue à partir des terrasses? un seul mot: sublime. Quel plaisir d'y prendre son petit déjeuner ou son diner! La relation avec Giorgia a été très facile et agréable et les différentes consignes transmises très claires. Nous recommandons sans hésiter cette location

Beautiful Villa
Really lovely villa in a nice area close to beautiful beaches. The Villa is really spacious and has a lovely view from the balcony. The pool is great and we had lovely time. If you stay here you need a car as there is a couple of restaurants both are really good but there is no supermarket within walking distance. We found some lovely beaches and places to go in the evening. Thanks for a great holiday😊

Schönes Haus
Alles in Allem ein schönes Haus, sehr sauber (wie Zuhause ist es natürlich nirgends ;) ), mit allem was man braucht. Einfache und unkomplizierte Kommunikation mit der Gastgeberin. Zentrale Lage, in der Nähe des Flughafens. Führt dazu, dass öfters am Tag die Flugzeuge zu hören sind, ist allerdings überschaubar und nicht extra störend. Wir haben den Aufenthalt auf jeden Fall genossen und würden wieder kommen.

Lovely Villa
I have just arrived back from a wonderful holiday at Giorgia's villa in Menorca. When we arrived I found the property to be very clean and well maintained. The online description and photographs are accurate and the area has both restaurants and bars within short walking distance. The towns of San Lluis and Mahon are only a short drive away - I would probably recommend a car although not essential if you are happy staying locally. The local beach at Binifasua is excellent and just a 5 minute walk from the villa. Overall a lovely villa which I am more than happy to recommend.

La casa es tal y como se describe, esta muy bien y cómoda. Cuando llegamos fallaron la wifi, que fue subsanada al siguiente día y el microondas, que no pudimos usar. Aparte de esos detalles, hemos disfrutado mucho de la piscina, la casa y sus preciosas vistas

Lovely Villa in a great location
Stayed for two weeks at end of September 2020. The Villa was fab with the most fantastic views. The Villa is very well equipped and has everything you could possibly need. Giorgia was so helpful and quick to respond to any queries before our stay and Samantha the same during our stay. There was only two of us but this Villa would suit a Family or group very well as it is large enough to accommodate many guests. The beds are comfy too! We would highly recommend staying here.

Traumhafter Meerblick
Wir verbrachten eine wundervoll entspannte Woche in der Nebensaison in dieser schicken Villa. Innen- und Außengestaltung toll, ausgestattet mit allem, was man braucht. Das Highlight ist aber das Wohnzimmer im Obergeschoss mit Panorama-Meerblick- Entspannung pur. Fairerweise muss man aber dazusagen, dass die Villa in der Einflugschneise des Flughafens liegt, und auch spätabends und frühmorgens Flugzeuge zu hören waren. Uns hat es aber nicht wirklich gestört, obwohl wir da eigentlich sehr empfindlich sind. Die Kinder fanden es total spannend, die Flugzeuge zu beobachten :-) . Der Kontakt zu Giorgia war ab der Buchung super. Zur richtigen Zeit die passenden und auch sehr umfangreichen Informationen für den Urlaub. Auf Sonderwünsche, wie z.B. einen Early Check In wurde sehr schnell geantwortet und kulant eingegangen. Zur Begrüßung erwartete uns eine sehr leckere Flasche spanischer Rotwein - danke nochmal dafür, Giorgia. Wenn wir nochmal nach Menorca kommen, dann sicher wieder hierher.

The most perfect villa
What a fabulous Villa . My wife and i and our friends recently stayed in Villa Binimita . Everything about the property was as described in the details ,very clean ,superbly fitted out with very comfortable beds . all fittings were of a very good standard we wanted for nothing , everything including the pool made this holiday the best we have ever had

Very good stay in a very functtional house , The upper terrass has a great view !
It was a nice stay, rooms are very comfortable . Nothing missing in the house kitchen with everything you need . You have to know that planes are traveling close above the house , which can be a bit noisy during the week end . In general a very good stay.
