Our home sits on 450 SPECTACULAR ACRES, which includes about 90 acres of BEAUTIFUL FIELDS, with the balance FOREST, PRIMARILY SUGAR MAPLE, with sections of softwood. There are MILES OF PRIVATE WALKING TRAILS throughout the forests, several of which lead to a very PRIVATE FIELD with STUNNING LONG RANGE VIEWS, a sitting PLATFORM AND PICNIC TABLE. We have spent many hours hiking these secluded trails, and never came back to the house without feeling wonderfully refreshed in body and soul.

The west side of the property ABUTS THE BARR HILL NATURE PRESERVE for more than 3000 feet, a 255 acre parcel owned by the Vermont Nature Conservancy.

The house itself is surrounded by ESTABLISHED PERENNIAL FLOWER GARDENS, large maples, with raspberries, blueberries, gooseberries and currants.

Visible from almost every room in the house is the ONE AND ONE HALF ACRE BEAUTIFUL POND fed by a named stream and six large springs. Some people when viewing the pond exclaim that it looks more like a lake. This pond acts as a WILDLIFE MAGNET, and over the years we have seen in or near the pond moose, bear and cubs, deer, coyote, fox and kits, otter, bobcat, a multitude of various ducks and in the spring ducklings, blue heron, American Bittern, an occasional bald eagle, osprey, etc. The water is crystal clear and cold, and offers wonderful REFRESHING SWIMMING.

When we bought our home in 1987, we had this 1830's old hill farm house thoroughly renovated, while retaining much of the OLD WORLD CHARM, such as the now-exposed HAND HEWN BEAMS in the living room and country kitchen, and some very wide old floor boards which became glowing with their 175-plus years after refinishing. We insulated the house and replaced all electrical, plumbing and heating (baseboard hot water, six zones), and installed fifty-two Marvin window with skylights, so that the house is FLOODED WITH LIGHT, even in the winter. In the summer, the surrounding maples provide lovely shade throughout, as well as on the back deck, which also overlooks the pond.

There are FOUR BEDROOMS, THREE OF WHICH HAVE THEIR OWN PRIVATE BATHS. Two have queen beds, one a double bed, and one with a single bed. One queen bedroom and the single bedroom share a full bath. A second queen bedroom is large, has its own bath with shower, and a private deck. The fourth bedroom is very private, with a double bed, and has its own half-bath and an additional sitting room, creating together a private
suite. ALL BEDROOMS HAVE VIEWS OF THE POND and fields. There is an additional full bath downstairs, with an old claw-foot tub, wonderful for soaking.

The house is RAMBLING and over 3100 square feet, FRONT AND BACK STAIRCASE, and in addition to the four bedrooms, living room and dining area, there is a private study downstairs, and a large family room/library with hundreds of books, and a very NEW SMART TV with satellite service and Netflix. This room is also home to a beautiful refinished 1884 walnut Steinway upright piano, recently professionally tuned.

The spacious living room, with windows overlooking the pond to the west and the barn to the east, is very comfortably furnished with a large sofa, three easy chairs and a rocker, and plenty of reading lights. There is also a new HEARTHSTONE WOOD STOVE in the living room, with a glass door, which combines the pleasure of sitting in front of the fire with the efficiency of a modern wood stove. We provide aged firewood for this stove.

The COUNTRY KITCHEN IS FULLY EQUIPPED, with plenty of dishes, silver, glassware and pots and pans. There is a DINING AREA off the kitchen, with a table for 6, with VIEWS OF THE POND, the large field to the south, and the forests beyond.

There is also GOOD INTERNET AND WI-FI throughout the house, fast enough to stream high definition movies from Netflix. There is no TV reception. There is a landline phone available. We also have a whole-house generator, which goes on automatically and seamlessly during any power outage, which does occur in rural Vermont.

In our many years of living there we always found this house A COMFORTABLE AND COMFORTING HOME, and now invite others to enjoy what gave us such deep enjoyment.

We will allow one pet only, with permission. There is an additional charge of $100 per reservation for a pet. Absolutely no cats are allowed.



Greensboro has long been a vacation destination for more than a century because of its pastoral beauty and Caspian Lake. Today it combines many rich cultural activities in the summer with five active dairy farms (there are only 700 plus in the entire state), one of them being the renowned Jasper Hill Farm (cheese). There is a Black Angus grass-fed beef farm, locally produced maple syrup, a blueberry farm, and a local farmer's market. Very near to our house one can buy fresh eggs, local organic pork, local organic lamb, local organic beef, as well as organic vegetables from the famous Pete's Greens in neighboring Craftsbury. The Wilson Farm Stand is open seasonally.

Less than a mile from our house is award-winning Hill Farmstead Brewery, rated number one artisan brewery in the world in four of the last five years.

For those who enjoy live MUSIC, there are the wonderful Craftsbury Chamber Players and Summer Music in Greensboro, which between them have performances several times weekly in the summer. And in 2017, the twelve million dollar HIGHLAND CENTER FOR THE ARTS opened, with high quality performances in varying venues, as well as a CAFE with an emphasis on local foods and specialties.

Greensboro has its own COUNTRY CLUB, with both golf and tennis facilities open to the public.

There is also the world famous Circus Smirkus, with its enthusiastic and remarkable performance of youth activities.
During the summer, there are so many plays, concerts, and other community activities that one could spend each evening in a different setting, although many people will enjoy relaxing on our deck, enjoying the natural changing canopy which appear on the pond, fields, and forests beyond.

Utter tranquility

We loved staying at Mark and Mary’s incredible property and it gave us exactly what we were looking for in the NEK of Vermont: long walks in the morning on the private trails from our door, then lazy afternoons on our paddle boards on the private pond and reading and games during the evening. The house was well stocked and maintained and Mark and Mary were very helpful giving us information on the area. We loved looking through their very extensive book collection and kids enjoyed the board games. The large pond was stunning and just so special to have access to our own pond. It made it so easy for our kids to paddle board on their own whenever they wanted and they loved jumping in multiple times a day. It was utter tranquility and exactly what we were looking for!

Fantastic stay in Greensboro

We loved our stay in Greensboro! We had to book last minute, and the hosts were responsive right away and gave us clear communication so we never felt like we were missing any details. They went to the house ahead of time to ensure it was set up for us, and they even put a crib up for our daughter and set out a baby gate and high chair for us to use. It felt like we were visiting a friend! Our stay was nothing short of incredible. We were able to witness the eclipse in totality in the field next to the house and it will be a moment we'll always remember. The house was so comfortable and perfect for our needs. Plenty of space!!! There isn't a single complaint to be made. Mark and Mary were in constant communication with us to ensure that we were having a great stay and that all of our needs were met, which was so appreciated since we were travelling 8+ hours with a baby. They also gave us great recommendations for local spots to check out! I can't imagine ever staying somewhere else now!

Timeless, special property

We had a WONDERFUL stay at the McGrath's home even and in spite of historic flooding in our brave little state. The house is comfortable, spacious, and also cozy. Their spot in Greensboro is just what we love- like stepping back in time. We hiked on the land, swam in the pond, and biked the dirt roads. There are fabulous swimming spots nearby, plenty of farms for eating the freshest meals, and opportunity to slow down, breathe deeply, and relax. We will be back!

Tranquility in charming home

We spent 1 week in June '22 visiting this property. We enjoyed the rural location and still having proximity to 4-5 good restaurants within 20 minutes drive. The farm itself is stunning with large meadows and hiking trails, as well as a picturesque pond adjacent to the main house. Two welcome surprises were the golf & tennis club in Greensboro which we visited daily and the highly regarded Hill Farmstand craft brewery that is just half a mile up the street. The owners, Mark & Mary, were incredibly good at communicating with us before and during our stay, and very helpful with suggestions for activities.

We arrived during a blizzard, and didn't touch the car for the rest of the week. A wonderful home, warm, cozy, and spacious-- well-maintained while preserving the comfortable feel of an old farmhouse. Snowshoed directly from the door every day. Filled with books, and great places to read, good lighting, multiple desks, views of the outdoors from every room. The house, and surrounding lands have been lovingly cared for. Woods and fields beckon. And Mark and Mary could not have been more welcoming.

Cozy, Private Retreat in the Northeast Kingdom, Vermont

My wife and I spent a very peaceful week at the property in late February. We were able to enjoy some cross-country skiing and snowshoeing on the expansive property. Having an entire 450 acres of rolling hills, wood lots, and beautiful vistas entirely to ourselves was quite a luxury! The home itself is spacious with lots of quiet areas in which to relax. If you are looking to get away from the 'hustle and bustle', this is a great place to do it! We will visit again when the opportunity arises.

amazing stay

Don’t miss out on visiting Mark and Mary’s place. We enjoyed the perfect December exploring their trail network in the snow, enjoying the cozy wood stove, and exploring Craftsbury and Greensboro. A great place for a family get-together.

We arrived the 2nd week of October to a jaw-dropping beautiful property in the Northeast Kingdom of Vermont. The comfortably sprawling farmhouse was nicely updated and yet the charm of the 1830’s homestead was evident throughout, with its old wooden hewn beams and wide plank maple floors that literally “glowed” in the sunny rooms. A panorama of maple trees in fall colors, the pond, the forests, and the bright green fields was breathtaking. Mark and Mary were the perfect hosts. I don’t know what more anyone could ask than coming “home” to relax on the deck, or drink hot apple cider by the wood burning stove after hiking through these stunning forests and fields. This is a perfect spot for a family get together! Our 2 sons and their wives, and two young grandchildren loved their stay. If an inviting, nostalgic home, surrounded by acres and acres of beautiful nature is your thing, then it doesn’t get any better than this!

Family in Vermont

My daughter and my grandchildren wanted to see Vermont. I chose this location and it was an excellent choice. The house was roomy and the setting was beautiful. We had access to all the types of adventures the family wanted and some days we just stayed "home" and enjoyed the peaceful setting and walked the property. The owners are great about communicating. The house was well stocked with all things we needed. We hope to return.

Wonderful property.

Spent a week here with 3 adult children, there significant others and our dog. Every room was comfortable and the grounds are amazing. Very well maintained yards full of flowers and the pond great for cooling off after wonderful walks thru fields and woods to a vista with the most beautiful view. We were concerned about having to quarantine due to covid and honestly had no desire to leave the property. Packed tons of food and the kitchen is well equipped. Can't say enough about how wonderful Mark and Mary's home is.

A perfect escape

My family (my husband and I, our kids aged 5 and 9, and our dog) stayed at Mark and Mary's house in June 2020, and we could not have had a more special, wonderful time. The property is gorgeous, and we and the kids had a great time swimming in the pond and exploring the trails. The home is lovely and was equipped with everything we needed. Mark and Mary were very communicative and helpful. We hope to stay here again very soon.

Winter Wonderland

We stayed for 2 weeks in the middle of the winter to take advantage of nearby Nordic skiing. We had loads of beautiful snow, and could snowshoe on the property if we didn't feel like driving to the ski center. Several friends spent time with us and had plenty of space and privacy. I can only imagine how wonderful it is in the summertime!

Winter wonderland and the house is stunning as well

Very well maintained property and Mark & Mary were always very helpful. We stayed over for a week and had loads of fun playing in the snow. Home has great wifi and an excellent library. It was all we hoped it would be. Definitely plan to visit again in the summers and check out the trails.

Lovely rural getaway

We enjoyed staying in Mark and Mary's beautiful, comfortable house on a gorgeous forested plot of land. The Hill Farmstead brewery is right around the corner, and there are quaint farms nearby as well. We stayed three days, which was a good amount of time, but if I had to choose again I would go during the summer when there are more local activities, or during the fall when the leaves change, and stay longer .

Serene and relaxing

This house has the most beautiful views out the back door! I could’ve just sat on the deck and stared at it all day long and never left the property. The owners were quick to respond back to me if I had any questions, and were very accommodating to provide us with everything we needed for our stay. It was a perfect location for us as it was within an 1 1/2 hours to Burlington, and the same for some places we visited in NH. I would highly recommend staying here, especially if you want to relax and feel like you have the whole world to yourself!

Fabulous - our best VRBO!!!

Outstanding, wonderful, accommodating hosts! Tremendous amount of inside space for all guests to spread out. Beautiful site/acreage with plenty of room to hike, ski, or snowshoe. Short drive into Greensboro for any needed supplies and Caspian Lake for recreational opportunities. Very enjoyable, look forward to next trip.

Lovely home on lovely setting - Winter Wonderland

We had a lovely time this February 2019 at the McGraths farmhouse in Greensboro, VT. This was the first winter in many years that behaved like a proper Vermont winter and we were glad to enjoy snowshoeing and xc-skiing around the property. The house was lovely with a large kitchen and dining area along with a great Hearthstone wood burning stove. The house was warm with double pane windows + storms. Lovely private setting, though not too far out of the way. We had room to roam both inside and out. Would love to see in summer or fall! Mark was very good at email responses and we'd recommend highly.

The house was spacious and well equipped, and it served our needs very well.

I said above it is well equipped—full and spacious kitchen allows for any kind of cooking you want. The washing facilities are more than adequate, as are the size of rooms and number of bathrooms. So many books on the shelves, and fun to observe their organization. The house is proximal to Craftsbury Outdoor Center, about a 25 minute drive. The roads were plowed in a timely fashion, as was the driveway. Mark and Mary offered helpful pre-trip and in trip advice. Yes the local general store has everything you might need! I would like to see the house and surrounding land in summer, but it makes a great accommodation for winter event travel. I highly recommend the place and the hosts.
