Welcome to our beautiful house on the edge of Exmoor with Lynton & Lynmouth only 3 miles away.
The Annexe, Rose Cottage is a lovely couple’s retreat which guests can use as a base for exploring the idyllic Devon countryside.

The property is located in the small, rural hamlet of Bridge Ball and overlooks Farley Water, a tributary of the East Lyn River which flows through the renowned beauty spot of Watersmeet, just a 20-minute riverside walk. It is also close to the Brendon Valley and ideal for walking and riding (riding stables close by) with easy access to The Two Moors Way and the Tarka Trail. It provides the most wonderful location for those wishing to explore the untamed beauty of Exmoor with its abundance of wildlife including herds of red deer and Exmoor ponies, foxes, buzzards and pheasants. A character riverside inn at Rockford is just 1½ miles away and all the amenities of the beautiful coastal twin villages of Lynton and Lynmouth are less than 3 miles away. Beach 3 miles. Shop 3 miles, pub 2 miles and restaurant 2¾ miles.
The property has a natural water supply from a spring.

Situated in the most peaceful location within the Exmoor National Park and close to spectacular coast and moorland scenery, The Annexe, Rose Cottage is a spacious wing of the owners’ delightful detached cottage. The front door opens into a cosy characterful living/dining room offering lovely Exmoor hillside views. It has a comfortable reclining settee and an oil coal-effect fire (for winter use only) in a stone fireplace for those cooler evenings. A well-equipped kitchen at the rear provides all you will need for dining in, and you can wake up to delightful countryside views from the spacious bedroom on the first floor. Visitors are welcome to share the owner’s delightful garden where Exmoor red deer can often be spotted in the surrounding hillsides. You will receive a warm welcome from the owners along with their horses, chickens, ducks, rooster and working dogs.

As a self-catering house, you'll find everything you need for a perfect stay.
The kitchen has a fridge/freezer a hob, an oven, a kettle, toaster, microwave, Dishwasher & Washing machine.
The house is a perfect place to relax and offers a television and internet access.


There is one bedroom in this house which contains a king size bed. TV.


There is one bathroom, which has a toilet and sink and bath with shower over.


Linen and towels are all included to make your stay more enjoyable.

Long weekend birthday escape

Beautiful location, very welcoming and friendly hosts. Lovely cosy property, very clean and tidy. A good size for the two of us and Charlie the dog. Ideally situated for some awesome walks. Definitely looking to go back in the future and wouldn’t hesitate to recommend it to anyone.

Fab little cottage

A beautiful cottage, but beware of windy roads and steep hills, all good fun! The cottage was immaculate, Paddy and Nancy perfect hosts! Definitely put it on your place to stay. A little treasure !
