PERFECT FOR FAMILIES

This pretty 6-bedroom property is set in stunning countryside and enjoys far-reaching and uninterrupted views over fields from all around. Well-behaved dogs welcome, with many countryside walks on your doorstep, perfect for a Sunday walk across the fields and pint in the local..

1 x WC and Utility area

Top Floor :
1 x super king bed and large separate bathroom

Middle Floor (split at top of staircase):
4 x double bedrooms with double beds (master with ensuite)
1 x double/twin bedroom that can be adjoining or separated from the master ensuite double. 1 x family bathroom

It is a perfect place to come together with friends and loved ones, enjoying the beautiful grounds - picking your own fruit, watching the plentiful dragonflies. Laying on manicured lawns looking for shooting stars in a vast sky, or wild swimming in the river at the end of the grounds... It truly is a relaxing space, for children and grown ups alike, and one you will want to return to again and again.
Everything has been taken care of to make your stay as lovely as possible - the living space offers a spacious lounge, kitchen, dining area which leads directly out to the sprawling gardens... for autumnal and wintery cosy vibes, there is a large open inglenook fire, with comfortable sofas for cosy nights, a cinema projector above the fireplace, a spacious well equipped kitchen area with large dining table, all perfect for sociable evenings or dinner parties. Separate to this is the large drawing room with open fire, which also leads on to the gardens, and of course there are 6 comfortable bedrooms. Please be aware that this is an old and quaint countryside home and there will be bugs swishing in when the doors or windows are open!

5 minutes to Edenbridge Station (or a 35 minute walk through countryside to the town).

27 minutes to Gatwick Airport

Although perfect for family and friends gatherings, this is not a house to book for parties. Events however can be catered for if requested in advance and the grounds lend themselves beautifully to small weddings or functions.

Please also note the home contains some lovely old artefacts, and you may wish to point out to young children those which may not be suitable to play with.

A Little About Edenbridge & The Surrounding Area

A selection of medieval buildings, coaching inns, courtyards, the Eden Valley Museum, and a venerable church lay testament to its former importance, and offer a step back into history. Always colourful, Edenbridge holds a monthly farmers market, and is home to one of the oldest bonfire celebrations in the country.
Exploring outside this Kentish town a walker or cyclist can experience the picturesque and scenic countryside with its traditional pubs, breathtaking views, ancient castles, grand stately homes and some truly special and distinctive wildlife.
Hever Castle, which dates back to 1270 and became the family home of the Boleyn's in the 15th & 16th century is close by and well worth a visit, horticultural lovers will adore the stunning grounds, children can enjoy the nine metre tall wooden play castle, complete with it's own moat. A wonderful day for the whole family.

Working towards

Location great, space ample, interesting decor reminiscent of Jocasta Innes 1980s. Bedrooms problematic due to thin separating walls. Bedrooms and bathrooms adequately cleaned. Pity we can’t say the same for the downstairs. Lounge dusty with rubbish beneath the very grubby and uncomfortable furniture. No information on how to work utilities half of which didn’t work anyway. Abandoned coffee maker with green water in it.recycling bin in kitchen had twenty dirty bottles in it. Someone had been smoking indoors. First impression of kitchen was grim. Fridge and microwave covered in sticky finger prints. Leftover milk and food left in fridge and freezer. Someone obviously lives here and decamps elsewhere when it’s let without cleaning properly before they go. Family belongings stuffed into every alcove to create some space. Cooker practically untouchable with bare hands. We had to clean the kitchen and wash anything, ie. Glasses, mugs, plates etc. before we could use them. A pity because could be a perfect location for friends and family together. It’s a lovely house but is in desperate need of some tlc. We left it in better condition than we found it.
