Our luxuriously-appointed self-catering cottages are ideal for large groups, sleeping up to 16 people across four cottages. These 17th century former barns and stables, renovated by the Betts family farm, provide everything you need for a luxurious stay in glorious Berkshire countryside.

All cottages have dishwashers, washing machines, fully equipped kitchens and free high speed wifi.
Cots and highchairs can be provided.

There is free parking outside the properties. Pets allowed for an extra charge.

We offer a specially adapted accessible studio cottage, generously equipped and graded to M3i standard. The kitchen can be adapted for a wheelchair user if necessary.

Luxurious and well appointed

Cottage is very well presented, very comfortable access to the garden wonderful for dogs. Jessica and her family are wonderful hosts and nothing was too much trouble. Having the community shop opposite which also offers breakfast is an added benefit.

Lovely cottage

My wife and I stayed with our two cockapoos. The cottage was beautifully presented and spotless for our stay. The rural location is peaceful with plenty of dog friendly walks from the door - a lovely find which we’ll use again.

Peaceful village with the added bonus of an onsite community shop and cafe. Jessica was very welcoming and helpful. Dog friendly accommodation with a lovely orchard for our dog to play in and outdoor furniture which allowed us to enjoy the views and quiet. So comfortable and convenient

The barn is just lovely, being well-equipped and in a beautiful setting. We enjoyed the convenience of the community shop in the complex and the proximity to Newbury and Wantage. There were great walks nearby and a good pub. I just wish we’d had the time to stay longer.

This lovely barn conversion is beautiful inside and out. So many great features with the added bonus of an amazing community feel, including a community shop. The hosts were very helpful and the local area was great for walks. We wish we could have stayed longer.

Ease of access, dog friendly and everything close by including local shop! Our dog loved the orchard and was very accessible. The cottage was lovely and warm, clean. The walk in shower was lovely plus the bathroom was light and spacious. The bedroom was welcoming after a long travel and very comfortable. We slept really well and was quiet. The kitchen diner was fully equipped and the lounge was comfortable. We would definitely come back for another stay.

Beautiful Cottage Stay

We stayed for two nights in Pear Tree - an absolute delight of a cottage which was both spacious an also eminently cosy. Everything we could have possibly needed was right at hand; including the excellent farm shop on site which was densely packed with plenty to distract us and is clearly very well used by the community. Jessica was extremely helpful and made us feel very welcome. Would definitely recommend and look forward to hopefully coming back in future!

The family have owned the farm in the centre of the village for several generations and it continues today to be a working arable and beef cattle farm. We are live next door to the self-catering cottages so are on hand to answer any questions and to meet our guests. There is lots to do close by for walkers, families, groups, couples and singles. We can cater for everyone including single people on business in the area or looking for a short-term house in between houses or if you need to move out for building work. Orchard cottage is popular with large groups as you can all eat together but sleep in different cottages next door, suitable for birthdays, baptisms, wedding parties, stag & hen parties, family reunions etc. The Living Rainforest is a great place to visit in the village with a sloth, monkeys, butterflies to see. We are a popular base to visit Oxford, London, Windsor, Legoland, Goring and the Ridgeway for walking. The heating for the self-catering cottages has is run on a wood-pellet boiler so very environmentally friendly.
