Our distinctive two-story lodge on Spring Lake features an open-plan dining and living area alongside a well-equipped galley kitchen. Upstairs, you'll find three comfortable bedrooms and two modern bathrooms, ensuring a cosy and relaxing stay.

Our clean and tidy property comfortably accommodates up to 6 guests. It is home from home and the large south-facing private patio deck directly overlooks the lake, perfect for relaxing and sipping your morning coffee. The kitchen is perfectly sized for a self-catering stay and fully equipped with everything you need. The three spacious bedrooms feature comfortable beds, with the master bedroom offering stunning views of the lake.
Our small business can be as attentive or as distant as you choose. We have prepared a comprehensive guest folder with all the information we feel may be useful to you, which also provides contact details for the house managers who will be happy attend the property should the need arise. We just want your stay with us to be relaxed and hassle free.

The lodge is set within well-maintained communal gardens. The Spring Lake site includes a Brasserie bar and restaurant, a large enclosed timber play area for children, and a 10 mph speed limit for vehicles, along with CCTV for a safe and family-friendly environment. The Lakeside Brasserie is just 100 yards away and there are 3 lovely pubs in South Cerney village within walking distance. There are countless picturesque walks on your doorstep perfect for the family and your well-behaved pooch! As well as the pubs in the village, there is a Co-Op and One Stop for any essentials along with a very popular Fish & Chip shop ideal for a night in on the decking watching the sunset.

Out and about you will discover the Cotswold Water Parks is an amazing place, more than 150 lakes over an area of more than 40 miles, with a huge diversity of leisure activities available for all ages to enjoy. On the water you can hire boats, canoeing/kayaking, inflatable rides, sailing, swimming, wake-boarding, windsurfing and water-skiing. On land there is angling, archery, fabulous bird-watching opportunities, cycling routes, walking routes, horse riding, paintballing, rally driving, golf, picnic sites and nature reserves.

By car (recommended):

From M4 or the South - Leave the M4 at Junction 15 (Swindon) and head North on the A419 for about 14 miles. Take the B4696 signposted Ashton Keynes / South Cerney / Cerney wick. Take the first left at the roundabout onto the Spine Road East. Follow this for just over half a mile, passing Isis / Windrush Lakes on your right and The Four Pillars Hotel on your left. After passing Summer Lake on your left, take the next right (Station Road), signposted for South Cerney, the Lakeside and the Watermark. After a few hundred metres, take the first left into the development and turn left when through the gates. Follow the road around to the left going past the Lakeside Brasserie, 25 Spring Lake is about 75 metres on the right.

From the M5 or North – Leave the M5 southbound at junction 11A onto the A417. Take the third exit at the roundabout after a few miles continuing on the A417. Stay on the A417 / A419 for 15 miles passing Cirencester. Leave the A419 following signs for South Cerney and the Cotswold Water Park. Head right over the flyover and straight on at the second roundabout following signs for the Watermark and Cotswold Water Park. Follow this road (Spine Road East) for just over half a mile, passing Isis / Windrush Lakes on your right and The Four Pillars Hotel on your left. Lovely last minute short break.

Property exactly as in photos, thanks for the milk and chocolate cake. It was very easy to self-cater as all utensils were available and didn't need washing before use ! We've stayed at another property previously and will definitely return . Thanks again.

Family trip

Visiting family in Cotswold area, stayed in the Kinsale Cottage, 4 adults and a 2 1/2 year old. Downstairs with open livingroom/dining area - also the view of the lake is very nice and we sat on the deck whenever weather allowed. Upstairs the back bedroom is very nice, the 2 twins br are a cosy but doable, and the double worked as a childrens br. Neil was by to check with us, and also put in a gate for the stairs. Very happy to stay here again. We visited local spots: pubs, stone circles, RR museum, walking trails, walking, driving, taking bus - very enjoyable

Lakeside relaxation

Great little place to unwind and chill out for a few days. Plenty of games in the cupboard, TV was huge and had Netflix etc. Beds were comfortable.

We really enjoyed our stay at Kinsale Lodge. There were 5 of us in our family and there was plenty of room for us to spread out. Kids enjoyed playing near the lake in the daytime and watching the large TV/Netflix on the comfy sofas in the evening. Neil dropped by shortly after we arrived and was very friendly and helpful -- answered all our questions and gave some good local recommendations. The main lodge is a 2 minute walk away and has a very good restaurant and also has a small, nice gym you can use for 5 pounds/day. There's lots to see nearby, and the highlights of the Cotswolds were a pleasant 20-30 minute drive away. Highly recommended.

The spacious lounge/diner boasts double-glazed French doors that open onto a private deck directly overlooking the lake, offering uninterrupted views. Both indoor and outdoor living areas comfortably accommodate up to six adults, with outdoor furniture provided for alfresco drinks and dining.

For entertainment, there’s a 55″ Smart TV with wireless internet access, ideal for streaming services like Netflix. Additionally, the ground floor includes a convenient cloakroom with a WC and hand basin. Upstairs, a refurbished bathroom features a large bath/shower, WC, and hand basin for modern comfort.

The master bedroom offers stunning lake views through a large picture window, complete with a king-size bed and built-in wardrobes. The second double bedroom overlooks the front of the property and includes a comfortable double bed and drawer space. The twin bedroom also overlooks the front and includes a full-size single bed with a pull-out 3′ single stored underneath, allowing the room to be set up as a large single or twin bedroom—though space is more limited in twin setup.

One allocated parking space is available close to the lodge, with additional parking nearby on a first-come, first-served basis. Bed linens, tea towels, and indoor towels are provided for your stay, with optional extra linen or towel changes available for an additional charge.
