About this property

Unforgettable Sunsets, Private Pool, Soul-soothing Lavender and Olive Trees

If you want to spend a relaxing, quiet holiday with just a couple of friends or two kids this could be the place for you.
Located in the heart of the Maremma countryside, but only a 20 minute drive from the sea and 5 minutes drive from Marsiliana, the house has 2 double bedrooms and 2 bathrooms. Barbecues at sunset, the best wine (and food!) of the world, you will find the tranquillity that you are looking for in this gorgeous country house in San Sisto, Marsiliana.

THE POOL
The private pool is in the big garden surrounded by Mediterranean vegetation, lavender, olive trees and vineyards.
The pool is private and is for your exclusive use only. We do not live on the premises and there will be no other guests. The pool is accessible from 15 June to 15 September.

LOVELY VIEWS
Enjoy the view also by sitting indoors. The spacious but cozy living room (with a fireplace for the Winter) has a big French window that overlooks the garden and countryside hills in the background.
The living room overlooks a patio and a small veranda with a table to eat outside under the creepers.

The rustic style kitchen has all the basic facilities (toaster, microwave and a kettle).

BEDROOMS (2bdrs + 2brms)
The master bedroom has a double bed, large wardrobe and an en-suite bathroom. The second bedroom has two single beds, a wardrobe, a desk and its own bathroom just outside the room. A cot is available (please ask the owner).

CONVENIENT LOCATION
Although the house is in the countryside, it is not far from the sea (10km). The little borough of Marsiliana (3 Km away, 5 minutes drive) is also very close, here you can find a supermarket, newsagent, bar, pizzeria/restaurant and ATM cash machine. Albinia train station and other supermarkets are also a short drive.

At the back of the house there is space for two cars (a car will be necessary).

BEACHES
If you will have had enough of the pool and will want to go to the beach, the Argentario coast is only a 15 minutes drive. The long sandy beach of the Feniglia also has a pine tree forest where it is nice to rent bicycles and go for a ride in the shade.

DAY TRIPS
There are many day trips you can go on from here. When it's too cold to go to the beach (in the low season), the natural hot springs of Saturnia are only 40km away. The pretty medieval towns of Magliano in Toscana, Capalbio and Manciano are all within a half hour drive. Lots of yummy restaurants! Going towards the sea you can visit Orbetello and Porto Ercole or go to Porto Santo Stefano where you can take the ferry for Isola del Giglio. Beautiful. But you must wake up early!

SIENA AND ROME: 2 HOURS DRIVE . PISA/FLORENCE/LUCCA: 2H40MINS
1h45mins from Siena, 2h from Rome, 2h30 from Florence, Pisa and Lucca. Florence, Pisa and Rome are also easy to reach by train from Albinia station, which is a 15 minute drive from the house. Please note there are speed limits in Italy.

LIVING IN THE COUNTRYSIDE
The countryside is a natural habitat for lots of animals. Remember to bring insect repellent. In the countryside, especially in Summer, you may find a lot of mosquitoes, wasps, bees, spiders and possibly dormice (some years more some years none at all).
In Tuscany there are vipers, poisonous snakes. Nobody has ever seen any in our garden, but it is important to keep in mind they exist. You might see pheasants, hares, woodpeckers and butterflies, especially in Spring or in June and September. The best months for the colours and smells of Spring flowers and Autumn foliage and fruit (pomegranate and kaki persimmon).

Serenity

Beautiful farm house feel in the country. We took many drives through the country roads and discovered sites along the way. It is truly out in the county and you need a car to get around. We throughly enjoyed our stay. It is not easy to find the location, but we met at a grocery store and followed to the home.

Stay in Marsiliana

The house was great. It offered everything that was promised. A quiet, private environment with a fantastic garden and great and large swimming pool. Very nice sightseeing opportunities not very far away, including nice villages, great beaches and interesting wineries. We stayed for 1 week and regretted that we had not booked a longer stay.

Great location

The Location is very nice, located within olive trees and a small vineyard and extremely quite. The pool is huge. Restaurants and beaches are easy to reach with a 15 minute drive. All in all a perfect place to relax with family and/or friends.

Surrounded by vineyards and olive trees

Loved being in a traditional Tuscan house, using the barbeque and spending days by the pool and dinners outside. Doesn't hurt to wake up to views of the vineyard. It's the countryside, so it can be buggy but fine with the air conditioner on. Paolina and Rossella were fantastic hosts!

Schöne Ferienwohnung auf dem Land

Die Ferienwohnung liegt auf dem Land mit viel Platz um das Haus (vor allem für unsere Kinder super). Die Ferienwohnung ist gut ausgestattet und liegt in einer ruhigen Gegend. Sie hat einen wunderschönen Garten und einen Pool. Das Meer mit schönem Sandstrand ist ca 20 min mit dem Auto entfernt. Einziges Problem waren die vielen Stechmücken, die einen leider auch am Tag belästigen. Mit dem richtigen Mückenmittel aber auch auszuhalten.

Maximum an Privacy

Das Haus ist gut und schön eingerichtet. Es liegt inmitten einer reichhaltigen Vegetation und bietet Erholung pur. Ganz toller Pool (Tiefe ca. 1.50 m) Guter Ausgangspunkt für Ausflüge und Einkäufe. Eigentümer und Verwaltung jederzeit hilfsbereit. Sehr empfehlenswert!

a nice house in a quiet neighbourhood

We enjoyed our stay but we were very surprised to find no- one when we arrived. The lady who came later said she had never seen the owner and didn't know where she was ! We had several power cuts , so no electricity... The lady, who tried to do her best, didn't know where the meter was. She came back with a man who said angrily that we had used too much electricity ( we learnt that it was impossible to take a shower, use the hair-dryer and the toaster at the same time !) Then , we left the house without any message from anyone ! A very strange experience...

Bellissimo! Tranne....

Ho passato 10 giorni in questa bellissima oasi di pace tra ulivi e vigne!Padroni di casa gentilissimi è molto discreti. Tutto perfetto, alla casa non manca nulla, é arredata con gusto in linea con la collocazione in campagna,ma ha anche particolari singolari che gli danno personalitá. Piscina della giusta grandezza e ben attrezzata. Mi é spiaciuto dover ripartire... Unica pecca che non dipende certo dalla casa...le vespe! Attrezzarsi..!

Chouettes vacances au calme avec grande piscine.

Nous avons passé un agréable séjour dans la maison. Nous avons apprécié le calme et la piscine qui nous rafraîchissait bien par cette canicule. Difficile de retrouver une température agréable la nuit sauf avec les ventilateurs. Confort simple mais suffisant. Chasse aux moustiques nécessaire. Une très belle semaine pour notre famille en Toscane.

Settimana da sogno...

Il titolo dice già tutto... Ho soggiornato qui con mio marito e le nostre due bimbe a fine agosto. La casa è esattamente come compare nelle foto, bellissima e soprattutto immersa nella pace assoluta della campagna. Anche nelle giornate più calde è sempre ventilato, quindi si può pranzare piacevolmente fuori sotto la pergola anche a mezzogiorno. La sera, grazie alla posizione e all'assenza di luci, osservare le stelle è qualcosa di magico e assolutamente non replicabile in città, pare di averle così vicine da toccarle. La posizione è inoltre strategica, nel giro di 40 minuti massimo si raggiungono le più belle spiagge dell'Argentario, così come altri luoghi di interesse come Saturnia o Pitigliano. Paolina è gentilissima, disponibile e discreta. Che altro dire... Una vacanza perfetta, sia noi che le bambine siamo stati benissimo, e partire è davvero stato un po' morire ;-). Torneremo sicuramente!

Very nice House

Das Haus ist wirklich schön und in einer guten ruhigen Lage. Die Ausstattung ist wirklich gut und es fehlt an nichts. Sollte doch etwas fehlen, wird es promt gebracht. Zum nächsten Ort sind es nur 5 Minuten mit dem Auto. Dort gibt es eine kleine Bar/Trattoria. Das Essen dort ist sehr lecker und sehr günstig. Der nächste größere Ort ist auch nur 15 Minuten entfernt. Da ist man dann auch schon fast am Meer. Wir würden nur den alten Tisch auf der Terasse austauschen oder überarbeiten. Sieht als "Antiquität" ganz hübsch aus, zum Essen war er aber nicht so schön. Weiterempfehlen werden wir dieses Haus auf jeden Fall.

What a great place to stay for a holiday. We had a great time in such a brilliant setting. The house is great with all you need: pool, outside space, weather... Paolina was very easy to deal with and very helpful with extra requests. Will definitely be back next year...

Large pool in a very quiet area

We very much enjoyed the place with its garden and pool in a quiet area. The house is well maintained but a fully equiped kitchen would be very much welcomed. A decent ventilation or air conditioning system would also be very much appreciated in the summer! This modern times equipment would enhance this value of the place and make the stay even more enjoyable. Beware of mosquitos!

location splendida, casa accogliente con piscina

Abbiamo trovato questa splendida villetta in stile toscano rustico su HomeAwway ed assieme ad una coppia di nostri amici abbiamo passato delle bellissime vacanze. La villetta si trova in zona di campagna molto tranquilla a 10Km dal mare. Le due stanze da letto dispongono ciascuna di un proprio bagno. piacevole il salotto - dal da pranzo dove è possibile soggiornare in tutta serenità con arredi tipici della toscana, un caminetto, due comodi divani ed un ampio tavolo da pranzo, di fronte ad una grande vetrata che si affaccia sul giardino. Lo spazio esterno è favoloso: un grande prato verde che sta tra la casa e la piscina e due pergolati dove è possibile pranzare o leggere in tutta tranquillità all'ombra. La tranquillità è un altro dei pregi di questa location: ognuno può trovare il proprio angolo di isolamento e serenità. Specie nelle ore più calde, c'è sempre un refolo d'aria che rende gradevole lo spendersi del tempo. La piscina è grande rispetto alla media dell'offerta e consente di fare delle belle nuotate e di riposarsi comodamente sia al sole che all'ombra. Insomma, nonostante la villa sia vicina al mare e a molti bellissimi borghi tipici della bella Toscana, non senti il desiderio di muoverti perché non ti manca proprio nulla. Consigliamo a tutti questa sistemazione, specie a due coppie di amici come nel nostro caso, ma anche ad una famiglia con due figli. Speriamo di ritornarci il prossimo anno
