About this property

Rooftop Aerie - Amazing views, private, immaculate and comfortable home

Location – Rooftop Aerie is located near Woodinville.

- Home is exclusively used as a vacation guest house (sorry, NO parties, NO receptions, NO weddings, NO events of ANY kind permitted). Registered guests plus up to 3 daytime visitors only.

- KING sized beds in master and second bedroom

- We deliberately offer a lower base rate so that guests of one or two people can also book the house. Therefore we charge an additional fee of $20 for more than 2 guests. When you enter the number guests, VRBO will calculate the cost automatically. Please be honest and honorable... do not have unregistered guests staying the night. If you choose to add guests to your stay once you arrive, let us know and we will pre-approve for the additional cost.

- Accessibility: the house is one story. However, there are two short steps into the house and two steps into the sunken living room. There are no rails for these two approaches. The rest of the bedrooms, kitchen etc are on the same level. There are grab bars for the toilets and shower in 2 of the 3 bathrooms.

- Want to know the distance from the home to anywhere? Just use Google maps and search for "Rooftop Aerie".

- We charge the "host fee" to cover part of the cost of cleaning. We actually pay our amazing housekeeper a MINIMUM of $200 each time to clean and prepare the house. She does an impeccable job. Thus, even if it's only a one-night stay, she still cleans every part of every room in the entire house.

- Our property is rural. We have horses, chickens, and a dog. Also... wild birds, tons of hummingbirds, and from the rooftop patio you can often see redtail hawks and eagles, and even an occasional owl in the evening. We also have a lot of deer and some wild bunnies. We have security cameras in outdoor areas to ensure the safety of our guests. Audio is not enabled near the Rooftop Aerie and footage is solely for security and safety purposes to ensure the privacy of our guests is respected.

- No pets of any kind. Feel free to pet ours. Our well-trained, people-friendly (especially loves kids) border collie is off-leash within our property. This is her job. She is a great outdoor patrol, keeping unwanted animals away. We cannot have her interacting with other dogs at any time for any reason.

- DO NOT choose to book this home if you intend to have an event/party, bring an animal of any kind, or invite unregistered guests to stay.

Rooftop Aerie offers:
• Excellent quality king beds in the master and second bedrooms. Queen bed and twin bed with in trundle third bedroom.
• Perfect privacy for three couples.
• A fully-stocked kitchen - coffee maker, tea service, toaster, blender, microwave, oven/stove, bakeware, mixer, ample cookware, dishes for 8, and a breakfast nook. There is a formal dining room that seats 8. Also a propane grill on the porch.
• Living room – leather couch/chairs, and a spectacular view of the garden and valley. Enjoy the 55in HD smart TV, including Netflix, Amazon, and an Xbox 360 and an Xbox1 with games. Also board games for the family. The propane stove is available for a bit more warmth in the cool evenings.
• AC/Heating System – the home is heated and cooled with a geothermal system, which is one of the most eco-friendly systems.

Grounds - a huge lawn including lawn games, chairs on the covered porch, in the garden, and patio couch set on the rooftop. The gardens surrounding the house include flowers that attract hummingbirds and butterflies. Guests are welcome to enjoy the blueberries, raspberries and strawberries. Susan has some very friendly hens so if they're laying you can have fresh eggs. She also has a vegetable garden... ask her if you can browse and pick!

Events: No parties/events which include more than your registered guests and a few additional visitors. Our neighbors are kind and quiet and asked that we respect the tranquility.

Registering: Please tell us the names and ages of all of the guests who will be staying.

Business use: We welcome guests who are in the area on business. However, we do not allow guests to conduct business on the property.

Additional guests: You are welcome to invite a couple of folks over during the day to visit. However, additional overnight guests must be pre-approved and an additional payment is required. Yes, we mentioned this several times because in the past, some people have allowed unregistered, unpaid guests to stay the night. We hate being the guest police. So please, just don't.

No Smoking inside: No smoking/vaping/cigars inside at any time. We want to ensure that the home is appropriate for individuals who are sensitive to allergens. Smoking within the house will result in up to $900 cleaning charge. You are welcome to smoke on the lawn or under the covered porch. Please dispose of extinguished cigarettes.

Friendly comfort with a view!

Hosts have done a great job making this home comfortable for travelers. It was clean, comfortable, and very thoughtfully stocked with goodies in kitchen and bath. It’s a tranquil setting with a view on a nice day, and has a covered well-equipped outdoor area, too. John and Susan are kind, friendly, and responsive hosts. We didn’t get to spend much time at the house, because we were up for a family event, but we hope to return and take better advantage of the location and amenities another time!

Just Perfect

Our group stayed for a week. There was nothing the place needed. We cooked several meals at the house and it had everything we needed. There was an incredible supply of oils, seasonings, and condiments, which makes eating at the home so much easier. Our group as 3 couples and each had their own bedroom and bathroom. The third bath does not have a shower or tub, but that was a minor inconvenience. The water supply at the house was well water and the host provided bottled water to use. When we arrived the home was open and ready to go. Susan brought over fresh eggs one morning and fresh sourdough bread another time. There were so many things that made the house comfortable that I am sure I can't remember them all. It was clean, warm, smelled amazing, and had everything we needed. The outside patio area had heaters and a cool fire feature and we spent several nights outside listening to the frogs. We were not able to utilize the rooftop due to the winter weather creating a bit of a hazard, but it was not that much of an issue. Sparrow and the horses are little bonuses to the property that make you feel like you are at home, so we loved seeing them daily. We may or may not have given the horse a carrot. We would most definitely stay again. The trips to Woodinville and Snohomish were completely enjoyable and I would recommend both cities for food and drinks. Thank you, Susan and John. We had an amazing stay.

Peaceful oasis

This is our second stay at Rooftop Aerie and this visit was as lovely as the first. Susan and John are wonderful hosts--and any guest will love Sparrow. We highly recommend a stay at this home.

A quiet place to rejuvenate

My family (wife, kids 5+7) stayed at the lovely Rooftop Erie for just over a week while we were down in the greater Seattle area for medical reasons. Susan and John were the absolute most accommodating hosts we have had the luck to interact with in our VRBO journeys. The house was lovely and WAS SO WELL STOCKED! Holy cow, you didn't need anything! If you forgot something, they had it. Very very awesome. There was plenty to do in downtime in the evenings with board games and movies. The property grounds could literally be a wedding venue and the best part was how dark and quiet it got when the sun went down. Last, but certainly not least, Sparrow, the angel border collie would come and visit us on occasion and was always a lovely treat to see and play with. We will be back for sure! Thanks again.

The house was perfect for our stay. The owners are next door so able to quickly address any concerns, though I'm not sure what concerns you might have because they have considered every detail. Even providing slippers and robes for use during your stay. Susan even baked us a loaf of bread that we enjoyed for breakfast one morning. We enjoyed a gorgeous sunrise from the rooftop terrace & fully welcomed the peaceful feeling of seclusion. I would absolutely recommend this property to everyone visiting the area

Great house

This was one of 2 houses we stayed at while in the outlying Seattle area, during our kids' first trip to Washington. The views were beautiful, and the house was immaculate. Our teenagers really liked the roof deck. The owners John and Susan live next door and were really helpful, checking in with us to see if we needed anything. The fresh-baked sourdough bread when we checked in was a very nice touch! We would definitely stay here again and we highly recommend it.

Wonderful Stay at Rooftop Aerie

My family of 4 adults and 2 young children (ages 2 1/2 and 4), stayed at the Rooftop Aerie in late August, and had a wonderful experience! The property is absolutely lovely and Susan and John are attentive hosts, who go above and beyond what they need to, to make their guests feel welcome! The house is laid out in such a manner that our family had plenty of room to spread out, and we did not feel cramped at all. It is a beautiful house, inside and out! The property is absolutely lovely with flowers, and hummingbirds, and stunning views. The views on the roof, which you can sit on, are even more stunning. If there's an occasion in the future where my family needs to get together, Rooftop Aerie will be the place we want to stay!

A magical place with a view that is worth the price of admission, Sally the border colllie is a wonderful greeter and smiles as you arrive. The only issue i had is the property is shown as handicap accessible but the 2 steps entering the house and the sunken living room make it difficult for someone fully wheelchair bound...i will definitely stay again

Monroe vacation

All I can say is that EVERYTHING was PERFECT!! Susan and John were Very accommodating yet not intrusive, they provided us with such a peaceful and Very Comfortable home. The view from the house and rooftop are Amazing! The beds and bedding were so comfortable we didn't want to get up. The furniture was also really comfortable. The TV, DVD's and Xbox games kept us all thoroughly entertained. The kitchen is well stocked with everything imaginable and it was a pleasure to cook in. Best place, best location, best host dog ever

We stayed a week at the Rooftop Aerie, and we were glad every day to be there. The view, the beauty of the house and grounds, the friendliness of the dogs and the generosity of the hosts are only the highest points of a billion high points we had in a week. I actually cried the morning we left; I just didn't want to go. And kudos to Susan and John for being such good hosts in an area of super-high demand where hosts can be, shall we say, cranky. Susan and John are the opposite of cranky. They are wonderful.

Exceptional getaway stay!

This place was such an amazing first time stay in Washington! I could not have picked a better place. Susan and John were very sweet and attentive if we needed anything! We also could not get enough of Sparrow and her sweet smile. Overall, the Rooftop Aerie had such a nice view of the mountains and we enjoyed the peace and quiet in the area. The inside of the house is even more clean and well-organized. We really enjoyed and loved staying here. 10/10 would book again!

Wonderful Place

Beautiful and quiet

My son and I enjoyed the home very much! My brother lives nearby so it was very convenient to visit with him.He suffered a stroke a few years ago and has aphasia. He lives with my nephew, his son, and so my brother is alone for much of the time. I hope to visit with him again in the future and will definitely secure the use of Rooftop Aerie!

Had a wonderful time here. John and Susan were get hosts. I picked this place because it was close to my brothers new home. Which was super convenient. It was nice to have some place to have breakfast in the morning so we didn’t have to venture out super early. Conveniently located between Monroe and Snohomish. Will definitely say here again in the future.

Wedding Week

We were in the area for our son's wedding and we needed a place where we could put our feet up and relax prior to the special event. The Rooftop Aerie was the perfect place for us and the weather could not have been better for us to relax outside with our daughter and our dear friends from Wisconsin who made the trip out for the wedding. John and Susan were terrific hosts, providing fresh eggs and fresh vegtables and berries from their garden. The kitchen was well stocked with everything we needed, includiing the items in the pantry and refrigerator. We enjoyed using the grill and preparing many of our meals. Of course, we enjoyed the friendly welcome and playfulness that Sparrow, their border collie added to our stay! We did have problems with the dishwasher, but John was quick to check it out and order a new part. Hopefully it will be working properly when the next guests arrive. We definitely would like to return for another stay when we are back in the area to visit our son and daughter-in-law.

Comfortable and Peaceful Country Get-Away

My wife and I just spent 12 days at Rooftop Aarie, and if you are looking for a quiet, comfortable place to relax, look no further. The house is spacious, well-appointed yet cozy, with a rooftop patio that provides a beautiful overlook of the Snohomish Valley. The interior appears fairly newly remodeled. Natural lighting shines through the many floor-to-ceiling windows providing lovely views of the surrounding grounds. The kitchen was more than we had hoped for being well-stocked with all the essentials and more. The owners, Susan and John, were very helpful, thoughtful and friendly without being intrusive. They encouraged us to pick vegetables from their garden, bringing us fresh eggs on occasion. And their happy, playful “host dog,” Sparrow, was a special delight for us. We lived in nearby Snohomish before we retired and staying at Susan and John’s house really added to the “Home Again” feel of our recent visit. The property is located out of the mainstream (a bonus for us!) but with east access to Monroe, Snohomish, Woodinville and other cities. We’ll be back again in the spring and summer!

John and Susan love the Pacific Northwest. Where else can you mountain bike, kayak, run trails, ride horses, golf, and fish all within 20 minutes of where you live? John grew up in the Tri-Cities. After leaving the Army, he moved to this area to pursue degrees in computer engineering and business. Susan grew up in a tiny town in the Sierra Nevada Mountains of northern California. She moved up to Snohomish County after earning her graduate degree in speech pathology. She is fortunate to work in pediatrics as a home care therapist working with babies and toddlers. They both still spend lots of time outdoors, either working on the property or just enjoying this unique part of the country.

Why they chose this property

We wanted to live close enough to Bellevue and Seattle for John to pursue his career in computer science. Yet we have horses and dogs and so need a large piece of land. We needed two houses so that my parents could live on the property with us. We also wanted room to garden. And, we wanted privacy and trees. Oh, and enough space so that we could bike and horseback ride without having to drive anywhere. Knowing that it would be almost impossible to find all of this in one property, we were stunned when we found Rooftop Aerie. It was perfect. And the view took our breath away! Over the years, family and friends have shared some of the most important events of their life here. So, in 2016, the Rooftop was completely remodeled in order to offer it as a wedding venue. However, due to a number of factors, we chose instead to create a unique, private, spacious vacation retreat. We love sharing this spectacular property with others and hope that you enjoy it as much as we do.

What makes this property unique

Rooftop Aerie feels like a mountain retreat and yet it is close enough to the city to allow you to take advantage of all of the events and amenities that the area has to offer.

We have horses, dogs, cats, and chickens on the property. Visiting wildlife include: many deer, wild rabbits, eagles, hawks, owls, a bobcat, a cougar (neighbors post sightings) and a local bear (but the property is fenced, so the bear is only spotted outside the perimeter :) We also have, of course, many honey bees, hummingbirds, and wild birds.
