The Farmhouse | East Ruston Cottages

ALL ABOUT THE INSIDE:
Entry is through the front door into the well lit entrance lobby which has plenty of room for coats, boots and leads.

Lounge
Off the hallway is the large and well fitted lounge. Leather sofas give enough seating for 8 and the original brick fireplace is a great feature with an electric, realistic looking electric woodburner. Huge TV and solid wood tables. The view out onto the front courtyard. There is a fascinating heavy horse harness collar on the wall, reflecting the history of the farm and a perfect corner for a large dog crate if your dog needs one.

Games Room 1
On the other side of the stairs is the games room with pool table, dart board and a great selection of other board games. Also a smaller, safe dart board for children. Some lovely seaside art on the walls too.

Games Room 2
Through the lounge there is a door leading to the secondary games room. This includes table tennis, table football, darts and more!

Library
Sit quietly in here for a bit of peace and quiet, reading time or laptop time. A selection seating, books and tables. You are more than welcome to take the books and replace them with your own. Kitchen and breakfast/dining room
Very well fitted galley style kitchen with lots of storage. Large 50/50 fridge/freezer, washing machine, dish washer, tumble drier, electric oven and hob, microwave, toaster, kettle. The breakfast bar faces the open plan breakfast/dining area which is on the other side of the kitchen, allowing a lot of socialising in this area and helping the cook! There is enough dining seating for 8, with a TV to watch too if you want.

Large Master bedroom with ensuite shower room
This room has a king-size bed with an additional single bed too (ideal for parents and a young child). Wardrobe and dressing table with drawers plus bedside cabinets and lamps. Lovely views out of the windows to the front of the house.

Master Bedroom with ensuite shower room
Another king size bed with wardrobe plus bedside cabinets and lights. There is a also a dressing table with drawers.

King size bedroom
With views over the back garden and fields beyond, this room has a king size bed, a wardrobe and bedside cabinets.

Twin bedroom
With views over the back garden and fields, this room has twin beds, a wardrobe and bedside cabinets.

Separate bathroom and toilet in between these 2 bedrooms. The bathroom has an over the bath shower. The toilet is next door but separate.

Conservatory
At the back of the kitchen there is a small conservatory leading out to the garden. Fitted with blinds to reduce the heat if needed and fitted with a separate heater for the colder weather. There is also a fan for those really hot days.

ALL ABOUT THE OUTSIDE:
At the front, when you arrive, parking is off the road and outside the house with plenty of room for 4 cars on the gravelled area. This area is gated and walled, so once in, you can safely let your dogs out. Minimum height approx 4ft and small dogs might be able to squeeze through the gate. However, the back garden is FULLY secure.

At the side of the house there is another gate, leading into the garden. Solid, high and lockable from the garden side with a notice on it to let anyone who might visit (highly unlikely) that dogs could be loose in the garden. You can also access the garden through the conservatory. Near to the gate is a large enclosed dog washing area for the muddy or sandy paws (the dogs or yours!) with towels provided.

The garden is fully secure with solid, high fencing and walls. Nothing can be seen by dogs outside of the garden. Mostly laid to grass with some mature shrubs. There is a patio/seating area to the side of the house.

There is some basic agility equipment stored in garden boxes that you can use if you want to have a play with your dogs. Please note this is only basic and is to be used at your own / your dog’s risk.

Just a perfect home to stay in

We stayed in The Farmhouse over new years. The games rooms are fantastic and were made good use of. Each of the bedrooms are great sizes and having 2 en suites was great. Lots of space for people to chill out in different areas if needed. Great garden space which I assume would be fabulous in the summer. Hosts were so lovely and helpful but not intrusive at all. The most generous welcome package ever!!! So good for the dogs from the beds and bowls to the toys and agility equipment.

Another lovely holiday

We have visited on many occasions over the last few years and have never been disappointed beautiful in every season the hosts are always there if you need anything x we will be booking again for next year. My husband and grown up kids love all the games available and I enjoy the lovely peace and quiet. Thanks for having us again x

The Farmhouse

I stayed with friends and 2 dogs at The Farmhouse at the end of January, and we really enjoyed our stay. Warm, comfortable house with an amazing choice of games/activities (including a pool table, which we loved!), and set in a great location - few minutes drive (or longer walk) to beaches plus lots of interesting walks across country from the door. The Farmhouse is in a very peaceful location, too. The garden is fully secure and a good size for dogs and humans! The dog shower was brilliant for hosing down the dogs after muddy walks, and having the conservatory as an entrance made it super easy with the dogs, too. We were greeted by Tim and Tricia, the owners, who gave a quick guided tour when we arrived which helped us settle in quickly. Lots of useful information / guides in the house, including a Yellow Dog tabard and lead we could borrow, which was really useful for one of my more anxious dogs. The welcome hamper was also incredibly generous, with eggs, milk, chocolate, snacks and homemade biscuits for the dogs. We would definitely recommend staying here!!

Fabulous autumn break on the Broads

We booked this property for a family holiday with the extended family. The large Farmhouse has plenty of room for us all to find our space as well as get together at meal times. Exceedingly dog friendly! That outdoor heated shower was particularly handy after our trips to the beach.

A lovely big house that is ideal for large families and dogs.

This is a lovely big house that easy fitted in our 6 adults, 2 children and 2 infants. There are plenty of areas in the house to be able to not be on top of each other. Lovely south facing rear garden that is fully fenced ensuring our 2 dogs were able to roam free without fear of them escaping. The outdoor doggy shower was ideal for wet days after walking the dogs in nearby fields or bringing them back from the beach.

The entire stay at the Farmhouse was perfect

The entire stay was perfect - Tim being so welcoming , the welcome goodies , helping out with advise on pubs , restaurants , taxi's and beaches and helping out with dog sitting . The house itself was perfect for my three huskies and very well kitted out with everything you could need . The games room was perfect to enjoy pool and darts with friends . The dog shower was well used to clean muddy / sandy paws and the doggy conservatory was a really good touch . We will 100% be going back and planning dates already

Wonderful Family Holiday

This is the second year we have stayed here with our family. Once again a very warm welcome from Tim and his family and lots welcome goodies waiting in the kitchen. The house is beautiful large spacious and well equipped. The grandchildren loved the games room with full size pool table, darts board and lots of board games. The fully enclosed garden is wonderful and the dogs loved it and were totally safe. The doggie shower is great and was so useful when arriving back with sandy dogs before coming into the house. Lots of information provided on places to visit and eat out in the area. Another fabulous week and we will be back next year.

Excellent for Reactive Dogs!

Fantastic place to stay with reactive dogs, Tim was very welcoming. Great location, out the way but not far from everything - beaches, shops, walks, historical houses. Amazing big welcome hamper and some lovely added touches like dog first aid kit, dog buggy, the dog shower outside was brilliant and the games rooms were a bit hit, especially as the weather wasn’t brilliant some days. Couple of things could be improved, the house was a bit damp in places, the showers have no pressure so two of the group ended up using the dog shower to wash their hair. One of the kingsize beds had a nail sticking out and think they’ve been broken in the past as held together with brackets/screws. It wasn’t the cleanest but not sure if the cleaning company just hadn’t had time to turn it around or had maybe forgotten to do things. Overall we enjoyed our week away and would definitely return if these things were improved.

Fabulous Family Holiday

We had a 2 week stay at The Farmhouse to given our parents some well deserved rest and relaxation and ourselves some more time in wonderful Norfolk. The location was fantastic, great dog walking from the door, inland towards the Weavers Way or towards the coast at Eccles and Cart Gap. Our Dad's enjoyed many a pool and dart game and the weather was mostly very good so we enjoyed sitting in both the front and back patio areas. The beds were comfy, ensuite showers were great but the one in main bathroom not very good water pressure. A fantastic welcome pack which was enjoyed during our stay. Tim & family on hand if you have any questions. We've stayed at many wonderful properties from East Ruston Cottages and The Farmhouse didn't let them down.

A great family home

The Farmhouse is a beautiful house set in a super location, very close to endless dog friendly beaches & other local amenities. The garden is really secure with 6ft high fences & the added bonus of a hot & cold dog shower (we didn't need to use it because the weather has been glorious)! The owners, Tim.& Tricia were on hand if needed & left us one of the best welcome packs which we appreciated very much. Being frequent visitors to Norfolk we didn't visit any of the tourist hotspots - instead we went on some lovely walks, ate in a few of the many dog friendly local pubs & generally relaxed. The house is big enough for everyone to be together or have their own space with the added bonus of a games room & a library. We really did have a very relaxing week, thank you.

Perfect for reactive dogs

The Farmhouse is extremely comfortable, suited our purpose completely. We had a rescue dog with us from Romania and although he is lovely and friendly - he doesn't really have good manners and does not know how to greet strangers or cars so is highly reactive. He had the freedom of the very secure garden and in fact we even managed to take him down to the beach on 3 occasions as they were very empty. He had a fabulous time. For us humans, the Farmhouse is very well equipped in all areas and the Games rooms provided great fun, although it did get a little competitive at times! Our visit was for family time to celebrate my 60th birthday and our eldest daughter was also 30. The sun came out too making it a wonderful few days. Tim & Tricia were very welcoming hosts and left a lovely welcome pack. We couldn't have asked for more. Excellent location, peaceful and comfortable.

All people and dogs had a great break.

From the moment we booked until after we left. everything went really well. We were kept informed of anything that we needed to do, everything that we were told would be provided was all there, it all went very smoothly and we were very pleased with how it all happened. This was the first time we had booked through East Ruston Cottages, and we will definitely be looking to book again. We received a very warm welcome when we got there, and even in the run up to being there too. Tim was very knowledgeable and helpful with information about the area. There was a good range of details of places to visit, and we have now added to that too. We went to the Doggie Diner in Cromer, and they are very dog friendly. If you reserve a table, there is a sign placed on the table with your dogs names on it! The dogs loved this. We also went to Watson's Diner in Bacton and found they were also incredibly dog friendly. We had a great time overall. We didn't really use the agility equipment this time, as it was January and even though we were very lucky with the weather, it was still cold. We would love to come back again, and next time to let our dogs play in the garden more. We are thinking about when we can book again, in order to come back a 2nd time, and then after that even more often potentially? Who knows? We were very happy here, and we would definitely recommend it to anyone else who is looking for somewhere nice to stay for a holiday.
