About this property
Charming guesthouse in peaceful idyllic setting
The annexe offers a cosy and comfortable stay in a beautiful rural setting with great country walks or cycle paths out your back door, and just on the edge of the city of Exeter. Come to enjoy a retreat in a quiet and peaceful setting or hop in the car for a short drive to reach Exeter city, Devon's beautiful beaches, Dartmoor, or other local attractions.
The space
The space is cosy, clean and comfortable. The annexe shares a wall with our house, but has 2 separate entrances - a front and back door - that give guests complete privacy.
The layout is over 3 levels with one or two steps separating each level. As you come through the front door, there is a small corridor and space to leave coats and shoes. On the left, you will find the bedroom with a king size bed (many guests have commented on how comfortable the bed is), 2 side tables with lamps and a window (there is a night shade in the drawer of the bedside table for those who don't like to be woken by the morning sunlight). Just next to the bedroom is a small room with a chest of drawers, chair, mirror, hanging clothes rack and space to store your luggage. You could even fit a cot or air mattress for a child in this room. To the right of the corridor, there is one step leading up to the next level where you will find the back door on the left and the bathroom on the right side. The back door leads out to the driveway and is the easiest way to access the parking space for your car. The bathroom includes a toilet, sink, shower and heated towel rail. Up 2 more steps leads to the third level where you will find the kitchen/dining area. The kitchen has all basic amenities, including a microwave and small fridge with a freezer space at the top. If you need more fridge space, there is a larger fridge in an out building that you could use. There is a dining table for two in the kitchen which can be extended to fit four. The living room is just off of the kitchen/dining area and is a comfortable place to sit and relax. It includes a sofa bed, chair, coffee table, side table and lamp and freeview TV. There are 2 windows that offer beautiful countryside views. There is a sofa bed in the living room which pulls out into a small double. This could fit 2 children, though it would be a squeeze for 2 adults. The annexe is an ideal space for 2 people but we have had several families of 4 people come to stay and they have managed just fine.
Guest access
There are two doors to access the annexe. The front door requires guests to come through our driveway area; the back door faces the exterior of the property and allows guests completely independent access to the annexe without having to walk past our home. There is also a separate parking space for guests just in front of the annexe. The annexe leads out onto a rural road with beautiful views of hills and farm areas in one direction, and the city of Exeter in the distant in the other direction. There are many beautiful walking and cycling paths in the area which do not require a car.
Other things to note
While the annexe is most comfortable for two people, we have also had families of up to four people come and stay. We have a sofa bed which pulls out to a small double, or we could offer 2 single air mattresses if that would be helpful.
