Our family had a great stay. We loved the location and couldn’t beat the amount of space in the house! I do agree with the other posts on the house could be a tad cleaner but that was a very small deal compared to the greatness of the location and size. Overall loved it and will come back. Thank you!
The house was comfortable for my family of 8 adults. It was in walking distance to the downtown area restaurants and hot tub area. We enjoyed playing games around the large dining table after a long day of skiing. The owner was very attentive to our needs and the checkin was no problem for our late arrival.

Run down and dirty
Floors, throw rugs and carpet were so dirty that our clean socks got dirty. Shower doors in master were off the tracks. Dishwasher not unloaded. Towels still in the dryer.
My family of seven adults had a reunion here for a long weekend to enjoy the music festival and do some soaking. (I stayed home this time.) The first thing my husband said as they left: "I can't wait to bring the family back here again." It was a sentiment echoed by all. The host was kind and responsive from first outreach to early check-in to quick questions. The location is wonderful, you can walk to everything. The house is in great shape, really lovely, with comfy beds. (My youngest chose the couch over the bunk beds, which are better suited for small children. The youngest always gets the short end of the stick, right?) They loved the living area and the big porch, but particularly the secret door, LOL. We'll be back! Perfect 10 in every way.

Pagosa Springs Is Lovely
The location of this house can’t be beat. Walk to restaurants, shopping and hot springs.
Would not stay at this property again.
This house has so much potential with 4 bedrooms and three bathrooms and the prime location near so many businesses and activities BUT-
The house is filthy and paint on the interior walls and trim is chipped and dirty. The rugs are stained, the carpet on the stairs is matted down and does not appear to have been vacuumed in a long time. The bed covers have stains and the sheets upstairs on the king bed had hair and stains and did not appear to be freshly washed. Many of the window blinds are brown from age and sun exposure. The stair railing and both doors are very dirty from hands and lack of being cleaned. The front of the refrigerator had food and smears on it and there is a large grease stain on the ceiling above the microwave. We booked in February and the reviews were excellent so I am not sure what has happened since then.
This house was so close to downtown Pagosa. We walked everywhere! It was well stocked with towels, bath tissue, and even had items like paper plates & sugar for our morning coffee. We had plenty of space for 9 adults to gather, or to retreat to different areas.
The property manager was very responsive to an issue that came up. We were very happy with our stay.
Our stay was very enjoyable! We walked everywhere due to the exceptional location - such a bonus! The house is a little older than we expected, but the floor plan was perfect for us! There is a very large dining table facing a picture window; this was our gathering place - perfect for meals and conversation. The property manager and maintenance person were very responsive when we called with a couple of questions. They could not have been more polite and helpful. All in all, our stay was an exceptional experience!
Property was nice, clean and comfy. Waliking distance to the hot spring and park. Overall a nice place to stay quiet neighborhood. Would definitely stay again.
A nice large home for an extended weekend vacation. It absolutely meet our needs and the location allowed us to walk to town, the Hot Springs Resort, the river and many restaurants and shops.
Our family walked into town several times a day, to hot springs + coffee, shopping + dinner. The road was busy, but we were careful. It's only a couple blocks to everything you'd need, including Natural Grocer.
Everything was super clean + they covered all the basics.
We loved this "Farm House". That's what the grandkids called it
The owner went OUT OF HIS WAY, to see to it that we had a wonderful trip. We had to go up a day early (a snow storm was headed to Wolf Creek Pass), and not only did he accommodate us with the extra night, he gave us a big discount for the extra night. When does that ever happen? Pretty much, NEVER.
We got a QUICK response when we needed to ask a question or 2. The house is very big, and the kitchen has everything you need. Lots of parking, comfortable beds, and the home is very well heated. WE HOPE TO GO BACK next year.
We had an amazing stay. Brad the owner was amazing and helpful. There was so much to do within walking distance. It was perfect for our family.
