A thoroughly sophisticated home with Scandi-chic interiors and a tranquil setting.
A stylish pad near the banks of the River Tweed and St Boswells
Accessed by a private drive just south of the pretty village of St Boswells, The Trouthouse is a stylish property adjoining Maxton House, a handsome Victorian country house set in nearly 8 acres of private grounds. The house boasts a tranquil setting near a meander in the River Tweed yet is an easy 1.5-mile walk into St Boswells, following a scenic loop down to the river, past St Boswells Golf course and into the village. Once here, guests can enjoy lazy pub lunches at the excellent Buccleuch Arms, afternoon tea at The Mainstreet Trading Company deli, book shop and café, and fresh-from-the-oven pizzas at Hunters Stables.
In addition to fishing, golf, the urban delights of St Boswells and attractions such as Dryburgh Abbey and Melrose on the doorstep, Trouthouse is ideally placed for walkers, who can tackle all, or sections of, the nearby St Cuthbert’s Way and Borders Abbey circular walk, which links the historic abbeys of Melrose, Dryburgh, Jedburgh and Kelso.
Chances are, however, guests at the Trouthouse will be perfectly content simply relaxing in the comfort of their home from home. Restored to the highest quality in contemporary Scandi style, this is a property that oozes quiet sophistication and calm. A palette of soft greys, blues and pinks creates a soothing backdrop for an eclectic blend of modern and old furnishings, achieving a comfortably lived-in yet stylish feel. The country-style kitchen leads into an open-plan dining and living space, where a six-person dining table sits by towering Victorian sash windows and a low-slung sofa faces a roaring woodburner.
Two spacious double bedrooms, and a further room with a double and bunk bed, are set beneath sloping ceilings and showcase the Trouthouse owner’s distinctive design style, blending original fireplaces and lime-washed timber floors with exposed cord and filament bulb lights and Perspex chairs. One of the double bedrooms boasts an en-suite bathroom while the other two enjoy shared access to a family bathroom with a rolltop bath and walk-in shower.
Finally, this enchanting house features an enclosed garden, ideal for children and dogs to play in freely, and a large patio courtyard for relaxing and al fresco dining.

Sitting room with chaise sofa, wood burner (logs supplied), Smart TV, bluetooth speaker, selection of books. Dining table to seat eight guests.
Kitchen with electric oven, induction hob, dishwasher, fridge with ice box. There is a further fridge, washing machine and microwave in the small basement which is accessed from the inner hall.
FIRST FLOOR
Bedroom one with king size bed, side tables, built-in wardrobes with hanging space, dressing table.
En suite bathroom (3 steps) with large walk-in shower (rainforest head), basin and WC.
Two steps up to:
Bedroom two with double bed, side tables, decorative fireplace, Scandi-style open hanging rail, chest of drawers, dressing table.
Bedroom three with double bed, side tables, built-in bunk beds (suitable for children only), dressing table, decorative fireplace. There is a separate chest of drawers at the end of the hallway which can be used for storage.
Family bathroom with roll-top bath, separate walk-in shower, basin and WC.
OUTSIDE
Rear courtyard with garden furniture leading onto an enclosed lawned garden.
PARKING
The Trouthouse is accessed via its own private driveway with separate parking provision for 2-3 cars.
ELECTRIC VEHICLE CHARGING
For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.
BABIES & CHILDREN
Babies and children are welcome. A travel cot and high chair can be made available on request. The property is fitted with stair gates at the bottom and top of the stairs.
DOGS
One well-behaved dog is welcome at a charge of £25. A second dog may be considered on request. Dogs must be kept to the ground floor of the property and are not permitted on the furniture or in the bedrooms. The property is fitted with stair gates at the bottom and top of the stairs to contain dogs.
The garden is enclosed but it is important to note that the fields around The Trouthouse have livestock and dogs should be supervised and kept on leads when walking.
GUEST AMENITIES
All bed linen and towels are provided. There are hairdryers in the three double bedrooms. Hand soaps and bath/shower wash are provided.
WI-FI & MOBILE COVERAGE
Fibre broadband is available. Mobile reception is generally good.
HEATING
Gas central heating throughout. Wood burner in the sitting room - logs supplied.
GUEST PRIVACY
The Trouthouse adjoins the owner property but has its own access driveway, parking area and garden. While the owners are on hand to help with any guest queries, they are equally respectful of guest privacy.
IMPORTANT
Please note that the cottage has a winder staircase which means there is narrowing on one side of the stair treads at the turn and the stairs are fairly steep. There is a handrail and a stairgate is available on request should there be younger children in the party. They may not be suitable for guests with restricted mobility. Please contact us should you have any concerns.
