The Space:
Looking for a romantic little getaway or seaside hideaway? You found it!

Snuggle down under hotel-quality linen in the peaceful bedroom with a king-size velvet bed overlooking a quiet patio area. Take breakfast at home in the spacious living/dining area, or head out for an early morning stroll along the coast and coffee from Forts at the end of the road, then peruse The Lido Stores art gallery and boutique and the famous Haeckels skincare store.

Whether it’s a midweek getaway work stay to renew your spirit or if you’re on holiday, be sure to head into town to take in the latest exhibition at Turner Contemporary, then peruse the art galleries, independent boutiques and vintage stores in the Old Town. Eat out at one of the many outstanding restaurants in both Margate and Cliftonville, then spend the evening at one of our friendly pubs or quirky music venues. If you don’t fancy venturing far, then check out Bar Nothing on the coast at the end of the road.

Walk the other way up the road and saunter along Northdown Road for a taste of Cliftonville. Visit Cliffs for a stellar breakfast experience, grab a nutritious snack at The Grain Grocer, or check out the family-run Batchelor’s Patisserie for amazing cakes and Skinny Dip for bespoke Bodega sandwiches with coffee.

If you are working, you can take copious breaks to walk along the coast or go for a wild swim. Walpole Bay tidal pool is just ten minutes away.

When you have finished for the day, snuggle up in front of the woodburner in the cozy living room and watch Netflix or play some board games. If the evening is fine, you can sit outside under the stars in the patio area.

Guest Access:
There is free parking on the street, usually within metres of Ballarat House. If there are no spaces available you can usually find a space on the nearby surrounding streets. Please note that there are a lot of steps into and within Ballarat House. You have private and exclusive access to the lower-ground apartment and the lower patio area.

The Neighborhood:
Ballarat House is 5 minute's walk from the famous Turner Contemporary art gallery, the enigmatic Shell Grotto, the Winter Gardens, the newly opened Margate Caves, the Walpole Bay tidal pool, The Libertines’ Albion Rooms and the thriving cafes and shops of trendy Northdown Road. Enjoy a clifftop wander with outstanding views out to sea, particularly the beautiful skies made famous by Turner: the sunsets really are breathtaking.

Walk a few minutes further to visit Margate Main Sands, Dreamland, the bustling Harbour Arm and all that the Old Town has to offer.

Getting Around:
The nearest major international airport is London Gatwick (LGW). From Gatwick Airport, you can travel to Margate by train, bus, or car. The journey by car or train typically takes around 1.5 to 2 hours, depending on traffic and the specific route taken. It is easy to take a cab from the station to Ballarat House.

Most places are within an easy stroll, or the Thanet Loop bus will take you further afield.

There is an upper house that is rented out separately. The ceilings have been very well insulated, and we always notify the upper house guests to keep noise down, especially in the evenings and early mornings. Despite the sound insulation, you may hear some noise if the upstairs guests are not respectful - if this ever happens during your stay, please contact us immediately so we can ask the other guests to be quiet. The lower apartment has exclusive use of the lower patio, which is gated.

If you are interested in renting the whole house, please check out the main Ballarat House listing. The home sleeps 10 when rented as one place. The lower ground apartment is separated by a thick fire door that locks closed. The upper house sleeps 8 when rented on its own, separate from the lower apartment.

Ballarat House is on a typically vibrant Margate street and can occasionally be noisy. Any disturbance is usually brief, but light sleepers should consider sleeping at the back of the property.

Please note the entrance is via steps down to the lower ground area, so this accommodation may not be suitable for someone with mobility issues.

We provide luxury liquid soaps, bath gels, shampoos, conditioners and toilet paper in all bathrooms to get you started. These items are not replenished during your stay. If you need anything else, you’ll have to purchase it. As for the luxury toiletries in the pump dispensers, we ask that you please leave what you don't use for the next guests.

We have one cot and one high chair. Please let us know if you would like to use these in advance. The cot does not come with bedding, so you will need to bring your own.

House Rules:
- You must be at least 25 years of age or older to book.
- Guests will be asked to sign a Rental Agreement upon booking confirmation.
- Guests might be required to present an official ID at check-in or during the stay.
- No more guests than those listed in your reservation are allowed unless a prior arrangement has been made.
- No smoking of any kind is permitted inside the property. Do not leave cigarette butts in the garden. Failure to comply with these rules incurs a £300 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 9 pm, to respect the neighbours.
- Please use LED candles only. They are surprisingly effective.
- Cleaning service is available at an extra cost. Let us know in advance to book it.
- Firewood can be provided at an additional cost. A full basket of wood will be supplied for £15.
- Guests agree to cover any charges related to damages that occurred during their stay or extra cleaning charges if needed after their stay.
- There are security cameras throughout the property monitored by the management company for security reasons only.
- Pet-friendly property with a pet fee and these conditions: two dogs (no larger than a Labrador) maximum; must be house trained; are not allowed on the beds or furniture; must never be left alone in the house; and any mess must be cleared by guests or incur an additional cleaning fee.

Interaction with Guests:
Access to the property is via self-check-in using a code to the lockbox to access the keys. The access code and instructions will be provided to you before your arrival.

You’ll have complete privacy during your stay, but we’re available 24 hours a day, 7 days a week, should you need anything. Just send us a message.

I’m a single mum, creative, and lover of trees! I moved from Brick Lane, London to Margate 3 years ago , where I live in a flat overlooking Walpole Bay with my two small children.

I bought Ballarat House to renovate as a holiday home to provide an income for my family, and to support my creative and community endeavours. It has taken two years to bring this beautiful derelict property back to life, and has been the one of the hardest but most rewarding things I’ve ever done.

Every single aspect of the renovation has been lovingly considered and designed to create a unique and vibrant space so that groups of friends and families can enjoy a brilliant holiday in our quirky seaside town.

I trained as a printed textile designer, and designed all the patterned curtains inside the house, inspired by local wildlife on the beaches and in our fields and hedges.

Prior to my move I created the arts publication Amelia’s Magazine and a series of illustration books. Over the past two years I have cofounded two local community groups; Thanet Trees to protect, plant and promote trees in Thanet, and Friends of Cliftonville Coastline, to protect the heritage of our coastline for our community and visitors such as yourselves. Look out for our newly planted flowerbeds when you walk along the coast!

I love taking photos, getting outside, camping, being with my kids, making things, cooking, writing, gardening, being a community activist, discovering new creatives and sharing my finds with others via Amelia’s Magazine (soon to be relaunched) and on social media.

Having spent two years planning and creating my holiday home, I am really excited to finally open the doors of Ballarat House to guests. I live close by and whilst I cannot welcome you in person (being a single mum somewhat limits my availability) I am available at any time to answer your queries and help make your guest experience the best it can be.
