Boundary Lodge | East Ruston Cottages

This cosy Norfolk barn conversion offers single storey living with additional relaxing area on the mezzanine level for additional comfort. wonderfully peaceful rural location is perfect for reactive dogs. You can enjoy views across the fields from the bedrooms and from the enclosed garden. Hickling Broad is one mile away and the coast is a short 10 minute drive.

Kitchen
Modern fitted kitchen with electric oven and hob, integrated dishwasher, fridge and freezer. There is a microwave, toaster and kettle too.

Open plan Lounge/Diner
Luxury corner sofa for ultimate comfort. There is a dining table for four, coffee table and flat screen Smart TV for guest enjoyment. There is a door leading to the outside patio and grassed areas. There is a cupboard in the hallway which houses a washing machine for guests to use.

Bedroom One
Kingsize metal bed and views over the fields. There are bedside tables with lamps and large built in wardrobe for plenty of storage.

Bedroom Two
Two 3′ single beds make the perfect twin room. More views over the garden and fields and built in wardrobe for storage.

Bathroom
The family bathroom has a walk in shower and separate bath. There is a WC and sink.

Mezzanine
Upstairs there is a mezzanine overlooking the living room with comfortable armchairs and a pool table. Please note access to the mezzanine level is via paddle stairs.

Garden
Pull up to the property on to the shingle driveway where there is parking for 2 cars. The garden has a patio with seating followed by a large lawned space which is fully enclosed with 5ft fencing/solid walls all the way around. There are beautiful views over the fields from this direction.

Stay at Boundary Lodge
Beautiful property with a lovely secure garden, just what we needed for our two dogs. Welcome pack was a lovely touch and dogs loved their treats. Location was ideal with lots of walks and beaches nearby. We had a lovely week relaxing ☺️ Would definitely recommend this property.

Restful Break
Lovely property in a peaceful location. Secure garden for the dogs. The welcome pack was excellent and the dogs enjoyed the homemade treats. Plenty to do and see in surrounding area. Our third stay in an ERC property and hopefully not our last.

Perfect dog friendly stay
Everything about our stay was wonderful - Boundary Lodge is not just the perfect base for exploring Norfolk but a really lovely, comfortable house to be in as well. Everything we needed was there, the extra touches were so thoughtful and the owners were incredibly accommodating and generous. The location is excellent and we had lots of lovely adventures all within an hours drive. Wish we were still there! Would highly recommend Boundary Lodge specifically and East Ruston Cottages in general.

Holiday Heaven
We have had a wonderful week in sunny Sutton. We were very blessed with the weather and the dogs enjoyed the garden. The neighbours were very friendly and their gardens were a beautiful bonus. Owners were lovely and very courteous. This was our fourth visit to an ERC property and apart from gas guns over the first 24 hours (one of our dogs is frightened of these), it was a perfect stay and the best ERC property so far.

Perfect get away
Lovely location, near enough to Stalham for supermarket shop plus other essential items from the town. Short drive to empty beaches for freedom walks. The description says secure garden and that is precisely what you get, fully enclosed so that Jack Russells can’t escape through gaps in the fence, tall fencing so that the retired police dog doesn’t feel the need to remember her fence climbing skills! Fields to look over and spot the deer/rabbits. Peaceful and relaxing Excellent neighbours, so friendly you felt that you’d been there for years rather than days.

Amazing Accommodation
Boundary Lodge is fantastic; truly dog friendly and within a short drive of many stunning beaches. Underfloor heating made our stay in November cosy and comfortable and the welcome pack for us and our dog was great. The setting is peaceful with lovely views and the garden is well fenced and totally secure so dogs can enjoy their freedom.We have already recommended it as a wonderful holiday destination and we are looking forward to coming back next year!

Dog's loved it.
Our 2nd time using ERC we are hoping to make a 3rd.Whats not to love.Boundary Lodge has a fantastic secure big garden so we could relax knowing our little escape artists and super reactive spaniels were safe.We had a short 3 night stay wish it could have been longer.Very comfortable and clean property. Lovely welcome pack for humans and pooches .

Gorgeous property in lovely peaceful location
We have stayed at many ERC properties over the years and Boundary Lodge is definitely one of our favourites. Beautiful, warm, cosy, modern and quirky barn conversion. Clean and well equipped, comfy beds and sofa. Lovely secure garden for the dogs and such a peaceful location, but not far from Stalham or local beaches. The welcome pack was one of the best we have had, so thoughtful and generous. We had a fab Sunday take-a way from The Butchers, Arms, the vegan cottage pie was delicious! Highly recommend. No visit to Norfolk would be complete for us without a visit to the vegan Cafe Carmel!! Delicious food as always and such friendly staff and dogs truly welcomed. Visited our favourite beaches of Walcott, Bacton, Winterton, Sea Palling and a couple of walks at Bacton woods. We had a fabulous week, didn’t want to leave! Back in June staying at Manor Barn, but will definitely book Boundary Lodge again. Have to mention, Stephen the owner was so helpful when we had a minor problem and Sue as helpful and kind as always.

A lovely cottage in a peaceful setting.
We were very comfortable in Boundary Lodge. It is beautifully furnished and well equipped and the seating areas and the beds were super comfy. Good sized bathroom with excellent walk-in shower. The underfloor heating was greatly appreciated by our very elderly dog who made himself cosy on the warmest spots. The garden is great for dogs, not huge but very securely fenced with a grassed area quite big enough for our small dog to chase his ball. Just a short drive to the dog friendly beaches and a very peaceful setting.

Fantastic location and very dog friendly.
Excellent location very quiet and peaceful. The welcome tray was over and above everything you need for a great start! Cottage was great everything you needed kitchen wise except a pizza tray or stone if you have a pizza making kit delivered. Everything comfortable sofas beds etc. All the stuff you need for the dogs throws towels bowls treats even toys. The cottage was warm and comfortable all the time we went in March. Freezer for raw dog food. Garden definitely secure and plenty of space for the dogs to run around. Plenty of information in the cottage of things to do. Walks from the door, dog friendly pubs near by. Short drive to the beach. Lots of space for dogs to run around easily able to find quiet areas of the beach if your dogs are hooligans! Would definitely recommend and visit again.

Another hit from East Ruston Cottages
We recently stayed at a new East Ruston property - Boundary Lodge. What a gem. It is tucked away with an enclosed garden so perfect for our reactive dogs. Not our first time in an East Ruston property but it was out first time away from the coast and the location was a hit with us. Walking distance to Hickling Broad and other walks in the area - plenty to do without getting in your car although lots are on quiet country lanes. The house is not far from Stalham so easy access to shops and also close to main A road so it's easy to get out and but in the car if you want to go further afield. The house itself was cosy and comfy, really well equipped, a proper home from home. As with all East Ruston properties, the dogs were kings (or queens in our case!) so everything you could want for them was there and you felt they were welcomed and not tolerated, as is the case with so many places that claim to be dog-friendly.
