At Troutsdale Farm there are 2 AWARD WINNING Eco barn conversions on the family farm in a quiet location, on the edge of the Peak District National Park, by Tittesworth Reservoir. Fully renovated by the owners with care and attention to detail, Troutsdale Farm offers quality accommodation of real character and charm and seamlessly combines all the old original features to still give a 'barn feel' with modern design and home comforts that make them ideal for family get-togethers. AWARD WINNING Eco Barn conversion. Sleeps 10 + cot in 4 bedrooms (2 ensuites, 1 bathroom)
GROUND FLOOR: Spacious and well equipped open plan kitchen with dining area and seating for 10. Spacious and comfy lounge with Cleaview log burning stove, Flatscreen TV, DVD and CD player, & full glass door leading to enclosed garden with BBQ and seating with panormic views over open countryside and the Peak District National Park. Utility room with belfast sink and washing machine. Seperate downstairs toilet with washbasin. Stone flagged entrance hall with original stone granary steps leading to first floor.
FIRST FLOOR: 1 5ft (Kingsize) bed + adult size bunks with ensuite shower, 1 Double with ensuite shower, 1 Twin, Family bathroom with shower over.
SECOND FLOOR: 1 Twin.
Doorstep footpaths leading to Tiitesworth Reservoir circular nature trail. Full character of original barn retained with quality conversion with exposed wooden beams, A-frames, brick & stone work

There is off road car parking and an enclosed garden area, ideal for sitting out and barbecues. Doorstep footpaths lead to circular nature trail

After winning the 'MOST ECO-FRIENDLY HOLIDAY LET' category in the 'Fields of Opportunity' national competition and then went on to become the OVERALL WINNER out of all 5 categories


The greener features of the barn are carefully incorporated so that you hardly know they are there and require no expertise or knowledge. Central heating comes from the ground source heat pump and solar panels. Rainwater harvesting system works for all grey water. . Timbers replaced in the conversions were cut from local woods, and we have planted 20 acres of new woodland. The traditional lime plastered walls are painted in Earthbourne natural Clay paint, the windows are all made from wood and painted with organic linseed oil paints, Sheepswool insulation is used throughout the building, and natural clay aggregate forms the floor insulation in the limestone floor.
There are 4 herb borders from which guests can enjoy and pick their own herbs.
Both properties have been inspected by VISIT ENGLANDS TOURIST BOARD ACCOMMODATION GRADING SCHEME and have been awarded 4 STARS as well as a coveted GOLD AWARD
The 2 properties can be booked separately (sleeping either up to 6(or 8 with sofa bed) and 10 + cots) or can be booked together sleeping up to a total of 16/18 + cots.
Due to the type of property and location both properties are not suitable for what is known as 'house party venue' or for 'louder' hen or stag parties - we can recommed other nearby places if you are after this type of accommodation

Please note:- We do not have a hot tub on site - but there is Hot Tub, Sauna and spa facilities available nearby at the nearby fabulous Mill Wheel Spa at Blackshaw Moor (less than 1 mile away)prices vary you may need to book in advance.

We found the Cartshed to be exactly what we wanted for our three generation family celebration.
The hosts, Barbara and Ray, were the most friendly and helpful people you could hope to meet. The Cartshed was ideally located in the countryside with a host of family attractions in easy travelling distance. We thoroughly enjoyed our stay.

The Perfect Weekend
A group of 10 of us stayed at The Old Cartshed for my sister’s Hen Do and it was the most perfect weekend! The property is beautiful, with stunning views, and it felt so cosy (especially with the log burning stove already lit for our arrival). There was plenty of room for all 10 of us, including space to relax in the lounge and enough plates/cutlery/glasses (which can be a worry with large groups). The beds and duvets were very comfy too! Barbara had made some delicious flapjack, and even got some balloons for us, which was so thoughtful. She also checked in on us throughout the stay to make sure everything was going smoothly. The location is great, with lots of things to do nearby. We had a walk around the nearby resevoir and a delicious roast at the local pub. Overall, an amazing stay! We will definitely be back, and would recommend to everyone looking for a wonderful and peaceful weekend away!

Rural break for Christmas
We had a lovely family get together for Christmas at this beautiful cottage. Bedrooms were spacious and clean. The kitchen had everything we needed and the living room with log burner was v cosy. Barbara, the owner, was very welcoming and nothing was too much trouble. Would highly recommend.

Weekend for 11 adults & 9 children
SUPER location and property for a large group. We had 20 people in total, rooms were a great size, mixed between single, double and bunk, with a combo of ensuite or not. All rooms a great size and very accommodating. The kitchen was massive with all the equipment you would need. Kids loved being outside, with all the land and freedom to roam, in a safe space. Barbara was lovely to communicate with and quite possibly makes the best flapjacks in the north. Others clearly agree from the comments I read in the guest notebook, as we were leaving. Really great accommodation and if we find ourselves in the area again, this property is one I would look to stay in.

Wonderful stay at The Old Cartshed
We thoroughly enjoyed our stay at The Old Cartshed! The barn was cosy, comfortable and very well equipped for our big family get togethers! We loved that there are footpaths to walk from the barn around the reservoir and very handy that Leek is within close driving distance. Barbara is a fantastic host and went above and beyond to make sure we had everything we needed. This is our third stay here and needless to say won’t be the last! Highly recommend for a countryside retreat.

We moved to Troutsdale Farm when we started our married life together - its such beautiful location by Tittesworth Reservoir in the South West Peak District area - and area of outstanding natural beauty and one we really love and appreciate. We started farming here together in 1971 when it was a rented farm from Severn Trent Water Authority (they owned the land around the Reservoir) - never thinking that we would one day we would be able to own it - but in our 60's we were offered the chance to buy it .... so we bought 'home'..... it s very much our home and we treat our holiday cottage guests as being your home to. We raised 4 daughters here and we know how precious time away can be - it takes some organising when you have to leave a farm for week! - so to us it is the little things that count also - we like to make sure it is how we would like to have found it after a long journey with 4 daughters - clean!

Why they chose this property

When we first thought about converting the barns we wanted to keep as much of the character and agricultural heritage as possible - we wanted you to have a 'barn feel experience' but with all modern conveniences too..... and a bit of luxury.
These 2 cottages - have the most amazing views of The Roaches - something we never get bored of throughout the seasons - everyone that comes says 'Wow.... that view is special' .... and you can enjoy from the cottage window, or the garden with a BBQ overlooking our wildflower meadow too.

What makes this property unique

We just love these buildings - we wanted to still retain that barn feel and the agricultural heritage inside - yet all the modern amenities we would want in a quality accommodation if we were going away with our 4 daughters. We wanted to create somewhere special .... for special stays - by it being a unique 'barn experience' and for you to enjoy all the wood, stone and brick features inside - so many children say 'wow' when they walk in through the door - it is lovely to hear.

You can enjoy the peace and quiet of the area - yet within a short distance there really is so much and such a wide variety of things to do.

The Peak District views are amazing from the farm - and from the cottage gardens there is near 180 degrees panoramic views - Gun Hill to the left, the iconic "Roaches" Rocks infront and Morridge Hill to the right. We are so easy to find off the main road, yet once down our drive it is peaceful and secluded but not isolated. The doorstep footpath walks are great - and we enjoy walk going with the Grandchildren down to Tittesworth Reservoir - takes us about 30 minutes to walk - its is fields footpaths (and a tiny section of minor road to cross/walk) where they love the great children's play area or walk around the nature trail around Tittesworth Reservoir - all with great views - oh and getting an icecream or something to eat at the Cafe - and the old grandchildren now enjoy paddleboard and canoeing too on the waters.

Turn left a the end of our drive and you are on a straight through road to Buxton - lovely spa town, with beautiful Peak District views on the way, and only about 15 minutes drive away too.

Turn right at the end of our drive and within 5 minutes you are into the historic market town of Leek with its farmers and makers markets and independent shops as well as major supermarkets etc
