Pheasants Roost With Indoor Heated Pool, Cottage In Devon
Welcome to Pheasants Roost - a converted barn at Redhays Holiday Cottages, sleeping up to 7 in total, with a heated indoor pool and set in 13 acres of countryside.
A rural retreat with picturesque gardens and visiting wildlife. The cottage enables relaxation and the option to explore.
It's central location makes it the perfect base to explore Devon’s attractions, as well as giving access to both coasts.
Appealing to both nature lovers and walkers, beach enthusiasts and historians, whether adults or children.
A light filled, detached two storey cottage converted from the original barn and retaining many original features.
It has a well -equipped kitchen with an electric oven and hob, microwave, dishwasher and fridge freezer adjacent to a dining area with table and chairs. The wood-burning stove is an attractive feature. At the lounge end of the open plan room is the TV, two comfortable sofas and a relaxing chair with footstool. The ground floor bedroom has a king size bed and ensuite shower room.
Upstairs is a family room with a double bed, single bed, pull out double futon sofa bed, TV and ensuite bathroom.
This cottage has a private patio space.
We have sought to equip our cottages to a very good standard and to anticipate your needs, by providing all the things you might want for a comfortable stay.
On site there is a trampoline and a large tree swing in the garden, along with extensive lawn and terraced areas for picnics and any outdoor games. Guests can pick apples from our orchard when in season.
Our indoor heated swimming pool is open every day 9am-7pm for guests to use on a rota basis, with access for an hour, at least twice a day for cottages, times may vary each day.
The property boasts superb views over the gardens and acres of beautiful Devon countryside, encouraging guests to dine alfresco at the various seating /dining areas and head out to explore.

These are our standard times. Please contact us prior to your stay about alternative check in/check out times. We will try to accommodate them, if feasible.
Guests have access to the entire cottage which has its own private entrance. A key will be provided for use during your stay.
Two parking spaces will be available for you within our private carpark at the rear of the cottages.

Pets (Dogs Only):
We welcome two well-behaved dogs over a year-old (Max 25Kg), with prior agreement for an additional cost of £25 per dog per stay. All dogs will need to be booked in, otherwise alternative arrangements would need to be made for the duration of your stay.
Practicalities:
• Kitchen is set up for self -catering. We provide tea, coffee, sugar, oil, mixed herbs, salt and pepper, kitchen roll, washing up liquid, sponge, brush, dish cloth and a tea towel.
• Wood burning stove and electric heaters.
• Entertainment: TV with ROKU access to Netflix, BBC iPlayer, ITVX, YouTube.
• WIFI is for light use only and the mobile phone signal is patchy.
• Hairdryer, iron, and ironing board available in cottage.
• Family-friendly: Travel cot (mattress and base sheet provided) and highchair available on request.
Your Stay Includes:
• Fuel and power (charges can be made for excessive use). A starter pack for the wood burning stove is included in the rent (during colder periods). Additional baskets of logs are available at £5 each, or guests are welcome to source their own.
• Bed linen and towels for cottage use only. Beach/pool/dog towels are not provided; guests are to bring their own.
• Two toilet rolls are provided .
• Off-road parking for two cars per cottage (No vehicle charging is permitted).
Note:
• Natural water supply is from a borehole with a filtration system.
• Due to the unfenced lake on-site, children must be supervised at all times.
• Steps to the terraces; please take care.
• This property does not accept parties, workers or commercial bookings.
• This property has a Holiday Let damage deposit of £350 (refundable at the end of your stay, subject to our terms and conditions).

After numerous holidays exploring Devon, we both fell in love with the county and decided we wanted to make it our home and reopen the cottages so that others could come and see what makes this place so special.

What makes this property unique
Originally known as Redhays Farm, the farmhouse we live in today was built in 1745. Since 2015 it has been sympathetically extended and converted from the original farm buildings into the self-catering accommodation you see here today. With three separate cottages , we can accommodate up to 15 guests who can also benefit from our indoor, heated pool all year round.
