Stayed for 3 Nights and we were Lucky that 2 of the Days were lovely and Sunny and enjoyed Swimming in The Pool, accommodation was clean and check in and out was No problem. stunning Views over the Kent Countryside so we ate out on the Terrace 2 Nights and just Chilled out , Loved our Stay.
Beautiful location, comfortable accommodation, just not clean enough
Beautiful location
You couldn’t wish for a better location and the view from the French doors was so lovely. We sat outside in the evening and could see the stars really clearly and bats flying around. It was so quiet, which is exactly what we needed.
Comfortable accommodation
The accommodation was small, but fine for a base to go exploring. The bed was very comfortable and there was everything you needed in the kitchen.
Just not clean enough
A few minutes after walking in I could see that the carpet had not been hoovered properly, I could see long dark hair by the bed, cobwebs and little spiders on the ceiling and between furniture, and dust and dirt round the edges of everything. That resulted in me checking if other parts had been cleaned and I found dust on the bedside cabinets, grubby light switches, stains in cups (we had to wash up everything we wanted to use before we’d even used it ourselves, in case it hadn’t been cleaned properly), which leads me to believe that the COVID ‘Enhanced Cleaning Practices’ were not done in this property. If the light switches were dirty and the bedside cabinets were dusty, they had not been disinfected for a while.
So much was ridding on this break away to be stress free and I felt so disappointed by the cleanliness. We went out for dinner the first night and bought antibacterial wipes to go over the whole place with, I asked the owner for a hoover and said the property was not as clean as I expected, but there was no follow up to this. I was hoping to speak to the owner before our departure to explain my disappointment, but a note was attached to their front door (to the Tesco delivery person) saying they weren’t in. There was no way I was going to ask the owners to clean it again as by that point I did not trust in their abilities and had to do it myself for my own peace of mind.
The bathroom did seem clean, and all the bedding and towels were fresh. However, there was always a sewage-like smell coming from the bathroom, so much so that we had to keep the bathroom door closed at all times and by air freshener to mask the smell.
A compact yet well appointed room with a lovely view of the garden and hills beyond. Margie and Julian were welcoming and friendly and very happy for us to make use of their beautiful garden with various seating options, and the pool. We had a lovely stay.

Everything was catered for at the property, clean, comfortable, toiletries, cleaning products, very adequate kitchen facilities. Nothing was too much trouble. Very lovely experience.
Fantastic bed, views, good shower and little kitchenette. The pool was gorgeous and Margie and her husband super warm and welcoming. A wonderful place to recharge for a few days

We had a wonderful time at Lamberden House with its exquisite garden and views to dye for. Margie and Julian are a wonderful couple and perfect hosts. When next back in England we will certainly hope to be able to stay here again.
Surrounded by beautiful scenery, a lovely garden and peaceful surroundings, this location is perfect for a quiet getaway.
The bed is super comfortable and the amenities are cosy and more than adequate for a short break.

A perfect sized idyll for too with the added luxury of a swimming pool in beautiful gardens to cool down after the hot days exploring Kent. Our hosts were very kind and accomodating and the property was very clean and comfortable. The price was excellent and we couldn't have found better for a few much needed days away thank you.
Fantastic little place for a few days r & r! We thoroughly enjoyed our stay here. Hosts Jules and Margie were very welcoming 😃 We will definitely stay here again.

Tiny annexe house in large and beautiful garden
Accomodation was small, more suited for one person than for a couple. But the beautiful garden made up for that. And we were here for only three nights, also lucky with the weather which permitted sitting on the patio. A longer stay would have been difficult for us in the cramped annexe space. Price was also on the steep side for self-catering in low season. Pool was closed 😕
Margie and Julian were wonderful hosts. My husband and I needed to wind down and this was the perfect location. The bed was very comfortable and the lovely robes were very welcome. Our view from the cottage was of their outstanding garden and beautiful Kent farms further a field - real postcard stuff. The cottage had all you needed for self contained accommodation. Suggest you contact the owners to get directions into the place. Very highly recommended.

Easy to miss as no apparent signage from the main road but what a location once you've arrived. We were given the annexe overlooking the pool with superb countryside views. Owners were very helpful & informative. Accommodation overall very good however it could do with a little updating in the very small kitchen area. A very enjoyable long weekend, only wish it had been warm enough to go in the pool. Would certainly recommend as we would stay there again. Would also highly recommend the Montalbano Italian restaurant in Tenterden & the Saheb Indian restaurant in Northiam.

Beautiful romantic setting
Me and my Partner spent Easter weekend here. We loved every minute. The place is lovely. Very clean and just the right size for two guests. The views are spectacular. The gardens are beautiful.
You are made to feel very welcome by the owners. We spent days out and quiet romantic nights in. We went to the Safari Park The miniture steam train Canterbury and Rye. The Kent country side is lovely.
We will definitely stay again and explore more.

A sunny, quiet, and excellent week
This little cottage is very cosy, elegantly decorated, and has a wonderful view. It's located in an area where there are a lot of beautiful castles, manors and gardens to visit. Margie and Julian are very friendly hosts. As for the material aspect, the kitchen is small, but sufficient to prepare breakfast and light meals. The bed is very comfortable. The wifi works very well. The bathroom is perfect. Really we were very happy with everything. The garden is welcoming too, and what about the swimming pool ! We were lucky to be there for a very sunny week and swimming after a tiring day of visits was pure enchantment. There are tearooms, pubs and an Indian restaurant not far from the house, which made our stay perfect. No doubt we'll come back whenever we can.
