House Rules:

1. **Have Fun**: Please relax and enjoy your stay!
2. **Stay Connected**: Ensure we have at least two mobile numbers, including one from another guest, and that you're reachable throughout your stay in case of emergencies.
3. **Respect the Neighbours**: As we're in a residential area with families and working professionals, please avoid playing loud music in the garden at any time. Keep noise to a minimum in the garden from 21:30 to 09:00, our designated "quiet hours". We kindly ask that the hot tub & ping pong table not be used after 9pm & the garden not be used late in the evening. If the fun gets a bit noisy, please move indoors, but continue to be mindful of our neighbours. The house is not to be used as a "party house". This is a space for relaxing with friends and family, so no parties or drugs are allowed, in accordance with Airbnb’s policy and the law. (Note: Government guidelines classify any noise above 70db as disruptive, particularly between 10pm and 7am).
4. **No Smoking Indoors**: Smoking is strictly prohibited inside the property.
5. **Limit Extra Guests**: To avoid potential noise disturbances, we prefer that additional guests are not brought to the property. If you'd like to have visitors, please discuss it with us first to ensure it doesn't give the impression of a party.
6. **Pet Policy**: If you bring a pet, please clean up after them before you leave. Pets are not allowed upstairs, on the furniture, or on carpets.
7. **No Shoes Upstairs**: Please refrain from wearing shoes upstairs or on the carpets.
8. **Keep It Clean**: Before leaving, please pick up all litter inside and in the garden, including cigarette
butts. Additional cleaning due to neglect may result in extra charges.
Antisocial Measures
While most guests are respectful, we've had to implement the following measures due to past incidents of property abuse. Imagine living next to a property with constant noise disturbances or owning a beautiful home that gets mistreated.
Due to reports of reckless parties and antisocial behaviour, we've installed a noise monitoring system in the garden and living room. This system is connected to our automated management software and a private security company. (The system is Airbnb-approved and does not record voices, only decibel levels, as recording sound is illegal).
If significant noise disturbances or a party are detected, the system will flash and play a sound to alert you. You'll also receive up to three text messages and calls as a reminder. Ignoring these warnings will result in a visit from a private security company.
The private security company is also there for your protection. Our combined alarm systems detect forced entry through doors and windows, prompting the security company to contact you and us to check on your well-being. In case of an emergency with no response, a security operative will be dispatched to check on the property.
