Upon arrival, guests are greeted by an expansive open-plan living area, exuding contemporary elegance and comfort. The seating area features a plush sofa bed, accompanied by a smart television and complimentary Wi-Fi accessibility throughout. A modern, fully equipped kitchen awaits, complete with essential appliances including a microwave, washing machine, and Nespresso machine. An island bar with stools provides a stylish space for casual dining, while a dining table accommodating up to six guests sets the stage for memorable meals.

Conveniently located on the ground floor, a guest WC ensures added comfort and practicality. Accessible from the kitchen, a covered outdoor balcony beckons, furnished with ample seating and offering a tranquil retreat for alfresco dining or lounging by the private swimming pool. A cozy lounge corner and a bar add to the allure, perfect for romantic evenings or leisurely gatherings.

Ascending the staircase from the living room leads to the first floor, where two impeccably designed bedrooms await. Both rooms share a balcony, providing enchanting views of the surrounding landscape. The double bedroom features a full-length mirror, adding a touch of sophistication, while the second bedroom offers two comfortable single beds. The main bathroom, complete with a walk-in shower, ensures convenience and luxury for guests.

Luxury Villa Oceania enjoys a prime location, just 100 meters from the pristine shores of Liopetri Beach and a short distance of 2.4 kilometers from the renowned Agia Thekla Beach. Nearby attractions include the Protaras Ocean Aquarium, situated 13 kilometers away, and the breathtaking National Forest Park Kavo Greko, a mere 14 kilometers from the villa. Additionally, the vibrant nightlife of Agia Napa Square, featuring famous bars and entertainment venues, is easily accessible by a short drive of 12 minutes, ensuring endless opportunities for excitement and relaxation during your stay.
All passport/ID’s copies for occupants and guests must be provided prior to arrival. No access to the Property can be given until Phaedrus Living has seen satisfactory identification -such determination to be at the Phaedrus Living sole discretion. Lead Guest must be 18 years or above to stay at the Property Any removal of property inventory may be treated as theft. No smoking inside the property. No pets allowed. No loud music or parties allowed. In case of loss of accommodation keys, the service fee of 35- 60 Euros to change the lock will be paid by guest Any illegal activity will result in immediate ejection and notification to the Police. Booking fees will not be refundable by Phaedrus Living in this scenario. Building rules and procedures must be adhered by guests. At the end of the reservation, the premises and its fixtures and fittings must be in the same condition provided at the commencement of the stay. Any breakages, or necessary repairs and replacements will be paid by the guest. Renewal of the reservation is at the discretion of the Phaedrus Living. The guest should inform the Phaedrus Living at least 3 days in advance and it is subject to availability. Payment will be required upon confirmation of the extension of the reservation. If the guest acts against any of the conditions specified above Phaedrus Living has the right to terminate the reservation instantly.
