Villa Le Terrae is a charming holiday home in a fabulous location at the very Heart of Italy. Amidst the vineyards, oak forests, and sunflower fields of the Tiber valley, it borders Umbria, Lazio and Tuscany. We have opened our vacation home to travelers since 1998.

The Villa is a perfect base to explore Rome, Spoleto, Orvieto, Assisi, Perugia, Civita di Bagnoregio, Lake Bolsena and the Mediterranean Sea. In addition there are innumerable other art cities, quaint hilltowns, and naturalistic and archaeological sites, all within half an hour to one hour distance from the Villa. Florence is two hours away by train, and within day trip range.

Our Villa is situated in a panoramic and peaceful position that is extremely well connected by the main A1 freeway and central train system that runs north and south through the Italian peninsula.

The very spacious villa (3.500 SQFT) with three + levels comfortably accommodates 7 people with three double bedrooms, one single bedroom and three and a half bathrooms. It is also wonderfully spacious for just a couple, with open verandas on every side to choose from to optimize the views and lighting any time of day.

The Villa is furnished, entirely floored with terracotta tiles, and finished with hand-painted ceramic tiles in the kitchen and bathrooms. Le Terrae has all the warmth and comfort to make you feel at home.

A spacious round staircase in the heart of the villa features an architecturally designed and fine crafted spiral wrought iron handrail, painted in a Mediterranean shade of blue, comfortably linking the three levels.

The first floor has a spacious living room with a sofa, and a great 11-foot long antique table for unforgettable celebrations. There is also a fully equipped kitchen with a second smaller dining table, one double bedroom, one single bedroom and one bathroom with shower.

The second floor has a living area complete with a fireplace, couches, and a table ideal for quiet activities, games, telecommuting, or opening a big map to study the area for the next day’s adventures. The large room opens up onto the covered, furnished terraces with many colorful flower pots. From the terraces, and along the full perimeter of the villa, are open views of the surrounding landscape and garden, with roses, jasmines, lilacs and lavenders.

Villa Le Terrae is unique in that it has large living spaces and yet it also has many cozy niches perfect for those wanting some individual time.

On the third floor two bedrooms: a master suite with king-size bed and en-suite bathroom with tub, one room with double bed (or two twins, depending on the guest’s preferences), and a bathroom with shower. The enchanting views from the windows open to the lush landscape of the Cimini Mountains and the rolling hills of Umbria. The choruses of birds in the adjacent hazel nut orchards and vineyards provide a delightful background completing this idyllic vision.

On the large and completely private and enclosed 5 acres property, there is a wonderful centuries old oak, that is among the largest ones in the area. Beneath this monumental oak is a very large table for al fresco dining, and an adjacent bocce-ball court. Closer to the villa, an outdoor traditional wood oven to cook fantastic bread, pizzas, or locally raised whole roasted chicken with potatoes dressed in the centuries old fashion of the local farmers.

The whole Villa is rented undivided, with no other buildings on its grounds. In addition to being a tremendous value, Le Terrae is spacious, light-filled, elegant, and full of carefully designed architectural details.

A Wonderful Retreat!!
My wife, daughter and myself stayed here Nov 15-20 and it was amazing! Amazing is a bit of an understatement, but it was everything one could possibly want in a property! Our check-in process was smooth as silk, the owner was extremely communicative and helpful. She walked us through the home, showed us where everything was, shared insights on visiting Rome (1.25hr away) and was always available for questions, even checking in on us halfway through the stay to ensure we were doing good and to offer any insights we needed for the local area....From this location we visited some of the most stunning "non-Rome" locations like Orte, Ovieto, Civita, Saturnia, and of course Rome/Vatican....everything was within 1.5hrs by car away and amazing...The house is massive!! at over 3200sqft and 4 floors accented by a beautiful towered spiral staircase, two living rooms, a well appointed kitchen, 3+ bathrooms and 4 bedrooms...all amazing to say the least....The grounds are equally amazing from the fruit bearing Pomegranate to the lavender plants, Peonies and succulents the grounds are private, removed from an road sounds, surrounded by old Oaks, and a beautiful field..not to mention the sweetest resident cat, Angioletto (Little Angel)....I could type and type about how wonderful our stay was, but safe to say, if you are contemplating a stay here, do it...You will not be disappointed in the slightest!!

Wonderful, quiet stay
The property is serene, with no extra frills, perfect for a quiet stay and base to explore Lazio and Umbria. The owners were lovely, flexible with our schedule, and very responsive to our questions via WhatsApp. Nearby restaurants to try: Maria Rosa in Vasanello. Only a 5 minute drive and wonderful food and atmosphere. Orte won't keep you busy beyond a few hours, so keep that in mind - expect to be driving at least an hour to visit many of the sites from this location, but you'll have a wonderful and quiet retreat to base yourself from.

Wonderful stay
La Terrae was the perfect home for the six days we were in the area. The owners were lovely and very responsive to all of our questions, before and during our stay. The house and land are spacious and beautiful. We were a group of three people and could easily be together or separate in the house, as we desired. A party of 6 could have the same choices because of the clever design of the house with its three stories and multiple outdoor porches. I would highly recommend this house for someone visiting Italy. We had a great time and it's a wonderful property.
We had a great time and it's a wonderful property...a few of the screens had some holes which lead to some insects coming in, but other than that it was great. We happened to be there during the early heat wave of 2019 across Europe and thus could have benefited from air conditioning on the upper two levels, but the fans really helped and made it bearable up there...the bottom level remained comfortable throughout our stay.

Awesome Villa
It's all Italian! The Villa is private! Love the feel of the whole setting and it's quite the adventure if you don't know Italian. We did just fine and the people in the local villages were so nice! Driving was interesting! Make sure you have a map and don't go by numbers, follow the towns! Allesandra and Anna were very helpful! Train is easy into Rome- go to the machines in Orte at the train station and you can select English in order to understand purchasing a ticket! A lot of fun!!

Great place in the country
If your looking for a secluded place in the country this place is perfect but not too far out to be inconvenient.House and property just beautiful.Cabs were easy to get and charged 20 euros to town although we ended up taking the train to Rome and renting a car which in the end was the best choice.Anna and Alessandra were great.Very good communication which we found to be a problem at other places we stayed.Everthing in the house worked.Can't think of anything that could have been better.Even enjoyed feeding the cat.

Quiet stay
Anna was a considerate host. The property is near enough to be able to drive to sightsee. The pizzs oven was not really operational, but the kitchen was complete, and it was fun to eat on the patio. There are many sitting rooms in the house, so it's easy to find privacy if you are with a group.

A most beautiful villa in Vasanello...our home base while we traveled through Italy!
We so enjoyed our stay at LaTerrae! Anna was so helpful with information while we planned and kept us organized during the pre travel period. Allesandra was truly a blessing...welcoming us when we arrived with a beautiful spread of fruit, sweets & wine! She was available throughout our stay. The villa is incredible and housed the seven of us with plenty of room to spare. The house is beautifully decorated and so clean. We were so comfortable there. We were close to the train station in Orte when we traveled into Rome and Florence. We also enjoyed a dinner at a local restaurant Maria Rosa in Vasanello. Its a wonderful place to relax amid the beautiful grounds. We highly recommend this to everyone and hope to return some day to further travel through much more of Italy. A fabulous stay at a fabulous villa!!!

The property was spacious, clean and well furnished.
The spacious property was great for our family of 8. The open living kitchen, dining and TV space worked very well keeping everyone in the one space, but without crowding. The location was superb for day trips exploring the region, and the train to Rome was an easy 40min journey. Orte and Vasanello both historic and beautiful and supermarkets in both towns excellent and close by. Alessandra was very welcoming and it was our pleasure to look after the 2 lovely cats that live at the property while we were staying at their place! The weather was hot both day and night during our August holiday. As there were screens on all the windows it did mean windows could be kept open to maximise a night time breeze and because the house has so many lovely covered porches the inside of the house remained relatively cool during the day. It is a great holiday home and we would recommend it to anyone who enjoys country living or looking for an escape from city living.

Une villa magnifique, fraiche, confortable. Idéale pour deux familles. A 40 mn de train de Rome, à une demi-heure d'Orvieto et son magnifique duomo. Une situation idéale pour visiter les nécropoles étrusques et les lacs. Dans le Latium mais à deux pas de l'Ombrie et de la Toscane (en particulier des plages de l'Argentario, mais aussi de Sienne...). A conseiller absolument !!!

Ideal family accommodation in a beautiful setting.
We knew our family holiday (7 of us, 3 generations) was going to be special, but it was much more than that because of the wonderful hospitality shown by Alessandra and Anna. The villa was perfect. With 35 -40 degree outside the kitchen and living spaces were still cool enough to socialise and eat. There was more than enough shade to enjoy the outside spaces too. Alessandra met us on arrival (even though we were 1hr 30min later than expected) and took time to show us round, we were welcomed with a cold bottle of locally sourced white wine, and a large bowl of local fruit perfectly ripe. Everything about the house was as described - if not better. Comfortable, practical and more than anything, beautiful. The lovely Tuscan style building over four floors was always lovely to move around in. Note* For those that have mobility issues the ground floor has two bedrooms, the kitchen, bathroom and a living space - which should be everything you need - in easy access. The nearest large town, is a fabulous hill top old commune with loads of history. It has a busy train station which means getting in to Rome is a lot easier than by car. Orte to Rome is about 40mins and with a BIRG ticket (12 Euros each) you can get a return ticket (any time of the day) and all the public transport you want in Rome (Metro and Buses for the whole day). On another day we took a car journey to Florence. If you hire a car and want to go to Florence then we would recommend getting the park and ride Tram stop at Villa Constanza, just outside Florence. Its very easy to park and the Tram journey is great fun too. Florence is beautiful. From the villa you are in driving distance of Lake Bolsena, and also Ovierto an ancient hill top city with the finest Gothic cathedral that Europe has to offer. We also ventured to Porto Santo Stephano - a Monaco-esque yachting / fishing port. All in all this villa is the perfect setting to enjoy a holiday close to home or by train or car to venture further afield. Thanks to Anna and Alessandra for making us feel so welcome. It was lovely. Other practical things to note - washing facilities at the villa worked well, so washing clothes and getting them dry was easy (there's also an airer if its raining outside). The dishwasher was great to have, wifi worked well in the living areas (and most of the house). Cooking was made easier by having the oven and hob, with plenty of different metal pans, crockery etc.

A little slice of Italy
First time in Italy and couldn't have asked for a nicer experience. The drive from Rome was quite straightforward and the reputation of Italian drivers didn't live up to expectations thankfully. The lovely Alessandra met us at a garage near the villa to guide us in at Midnight! Thank you so much for that Alessandra. Villa was as expected, tastefully furnished and Alessandra had already stocked up on bread, milk, eggs, English breakfast tea, bread and jam, organic mainly. The villa is tucked away from the main road so no noise, only some nice classical music and the slosh of wine into the glass, Heaven. Beds really comfy and internet good enough so long as everyone doesn't download all sorts at the same time. The Coop Supermarket in Orte seems best for daily items and the wine is unbelievably cheap without comprising quality. Try Maria Rosa restaurant up the road in Vasanello, great sea food and the clams were fabulous. Get the train from Orte into Rome for sightseeing (don't drive into Rome!!!). Overall the holiday was great and Italians very friendly, try a couple of words in Italian it's always appreciated even if it probably sound's awful. Feed the cats and take out the correct rubbish for recycling and everyone is happy. We used to go to Turkey every year but I think we may have found a happy alternative.

Le Terrae and Rome Apartment
We stayed 1 week at the Le Terrae Villa and a few days at the Rome Apartment. The villa is a very private property with lots of space to relax. We took many trips to the surrounding hilltowns. Orte is the closest and we enjoyed being able to go their in the evenings for dinner. The Rome Apartment was perfect! Again lots of space and very quiet in the evenings because we weren't down in the main tourist area. Its located very close to the train stations and buses and easy to access. We look forward to returning soon!

A wonderful location for a vacation
We would like to thank you for a wonderful stay. We enjoyed the beautiful villa, spent hours walking through the neighbouring towns, and visiting Florence, Norcia, Montalcino, Canepina, Vasanello and Orte. Your suggestions and directions were perfect and made our visit very comfortable. Also, our cooking class with Dolores was a highlight and we cannot wait to get home to impress our family and friends with all we learned. She is a treasure! Dave loved feeding the cats and hanging the laundry to dry, and relaxing by the fire at night was a gig. Thank you for sharing this special place with us!

Perfect vacation
My extended family and I stayed at the villa over Christmas and New Years a few years ago. There were 7 of us, and the villa was absolutely perfect - the bedrooms were comfortable, the villa was spacious, and the property it is on is spectacular. If you are looking for some place where you can cook your own meals and relax with family, this is definitely the place to be. Anna and Alessandra were perfect hosts - our flight came in late, so by the time we arrived all the grocery stores had closed and we were wondering what we were going to do for dinner and breakfast. However, once we got to the villa we were surprised with a fridge full of groceries, cupboards of dry goods, and even some wine! It was such a wonderful surprise. The sisters made booking easy, and even left us with numerous maps and suggestions on where to go. The outdoor bocce court was an added bonus, and we spent the majority of Christmas day and New Years day playing bocce and drinking wine. My only slight complaint about the villa is that it was a little chilly at times - you can tell that it was built for a milder climate and isn't meant to pump out a lot of heat in the winter. However, coming from Canada we were obviously well equipped and just wore layers indoors and lit fires every evening. In terms of staying in Orte, as a family with all adult children we wanted to stay in a smaller town outside of Rome so we could have some privacy and relax away from the big city (we are originally from Toronto). The train station in town runs trains regularly to Rome, so we made several day trips into Roma (which was much easier than driving!) Orte is also close enough to Umbria and Tuscany that we were able to tour several of the neighbouring towns including Viterbo, Orvieto, Spoleto, Civita di Bagnoregio, and even Florence. The grocery store in town "Coop" has all the amenities you would need and we shopped there regularly. The only slight problem was we found that people in town spoke very little English, but everyone was very friendly and we were able to get by no problem. My family and I would come again in a heartbeat.

Truly marvelous stay in Umbria - Mille Grazie!
For ten days in August, our family of five had the time of our lives at La Terrae. The villa and its grounds are truly marvelous - a treat for all the senses. We were greeted warmly by Alessandra and immediately fell in love with the villa. From it, we enjoyed numerous day trips to Roma, Firenze and Assisi (all spectacular). The local towns of the area were magical and our visits included daily stops at the Grecam shop for cappuccino and pastries in Vasanello, plus mineral hot baths near Viterbo and live opera in Viterbo. We'll never forget the four “i gatti di Villa” one of whom we nicknamed “cavatappi” for the unique shape of her tail, the daily visits of Annuziata, and unforgettable family bocce ball matches. This was a truly breathtaking vacation for our family. Mille grazie to Anna and Alessandra for allowing us to stay at La Terrae. We would love to come back sometime again. Ciao!

Wonderful
We had 4 adults (husband and wife and 2 college age daugthers)- all active and mobile. We found that the listing description is accurate and the property was clean and well maintained. The owners were teriffic before and after our arrival. The Villa is very spacious and was more than ample for our stay and could fit several more comfortably for sure. The house and grounds are secluded. We used the Villa as our home base while we explored the area and Umbria and Tuscany by rental car by day. We really enjoyed our stay at the Villa. It was also convenient to drop off our rental car and take a short train ride to Rome where we rented the apartment of the same owners which we also found to be perfect for us.

Brief, but beautiful!
Our October 2010 four-day visit to LeTerrae was way too short. Temperatures were sometimes cool, but the villa had such warmth and charm.that we couldn't have cared less about the weather. We just wanted to stay longer. Each day we headed to one of the hill cities; then in the evenings found ourselves dining at one of the wonderful local restaurants recommended by Anna. This is a perfect location for enjoying the more rural lifestyle of Italy. Next time we'll stay longer!

The best place to stay in Italy
Upon our arrival we knew this was the perfect place for our Italy vacation.We were close enough to the major tourist,cities yet we still had the serenity and peacefulness of the beautiful countryside. .There were 8 people in our party yet there were plenty of places in the villa to get away and enjoy one of the terraces by yourself.. Being away from the tourist cities we were able to enjoy the real Italy. The locals were so nice and the restaurants went out of their way to make us enjoy our meals. The food and wine were the best we've ever had. This is our 2nd visit to Italy. We would recommend that anyone going to Italy should stay at the villla. We have traveled all over the world and this is by far one of the best vacations ever! Anna and Alasandra were so sweet. They even remembered our anniversary. They provided everything we could possibly need. And the meal Dolores prepared for us was fantastic! The park like grounds allowed us to take a leisurely stroll in the evenings and the bocce games were so much fun. It was a magical experience.

A great place to stay and see Italy
It was incredible to stay at such a great Villa in such a beautiful setting. I would recommend the Villa over other hotel lodging. The Villa is just 1 hour to Rome, close to the town of Orte and the train station. We spent quiet evenings there and planned our day trips to Florence, Siena, Spoleto, Orvietto and many other towns. We saw the Vatican, Coliseum, Ufffizi muesuem , palaces, and other historical sites. It is incredible how much we were able to see and do in 10 days. There are also great lakes for swimming and we spent 2 days at Lake Balsena and Lake Vicho relaxing in the sun. The Villa can accomodate a couple of families or more easily and is a great place to stay. I will definetly do another trip to LaTerrae. Bill

The best place to stay in Italy
Upon our arrival we knew this was the perfect place for our Italy vacation. The ivy covered villa had plants and flowers adorning all the terraces. In side was beautifully furnished for a country home. We were close enough to the major tourist cities, yet we still had the serenity and the peacefulness of the beautiful countryside. There were 8 people in our group and a baby. Everyone was so impressed.There were plenty of places to go off and be by yourself to read or just enjoy the beautiful views from one of the terraces.Being away from the crowded cities we were able to see the real Italy.The people were so nice and friendly. The restaurants made sure you enjoyed your meal.(especially Ristoante da oliviera in Viterbo)The food and wine were the best.This is our second trip to Italy and we would recommend staying in the villa.We have traveled all over the world and this by far one of our best vacations ever!Anna and Alasandra are so sweet. They even remembered our anniversary. They provided everything you could possibly need, even a baby crib.The meal Dolores prepared for us was fantastic.It was nice taking a leisurely stroll through the park like grounds after a day of sightseeing.The bocce games were a lot of fun too.We enjoyed the hill top towns.Anna had told us about the festival they were celebrating in Orte. We really enjoyed that. Also Villa d'Este in Tivoli and Assisi.We hope to make it back to the villa some day. It was a magical experience.
