This stylish contemporary house provides a serene and secluded mountain retreat on 10 acres of scenic splendor, just steps away from crystal clear waters of Swan Lake. The house has 360 degrees spectacular views of mountain ranges, lake and an abundance of nature at its finest. Perfect for family reunions, romantic getaways & city escapes Over the hill from 250 acre 19th century bucolic farm with barns and grazing cows. Sullivan County boasts some of the best and most varied fall foliage in the Catskills. Pool stays open from early May through September 30th. Stylish vintage modern mixed with contemporary designer furnishings, art on the walls, asian accents, state-of-the-art kitchen appliances, 12'X 30' deck , cathedral ceilings, floor to ceiling windows along length of the house and newly finished recreation room . The pool sits on top of the hill, landscaped with flowering trees and newly finished decking and cabana.


Stunning spacious living & dining room with designer furniture, floor-to-ceiling windows, naturally lit office space, Bedroom on main floor has 2 singles, w/ attached bath, dressing room and cedar sleeping den with full bed. Sleeping loft with 2 singles accessed from the cedar den. An additional full bath on main floor, 2 bright & furnished bedrooms downstairs with queen and full beds and laundry room with Kenmore washer/dryer. Morsoe Danish stainless steel wood burning stove on main floor. 5 min walk to Swan Lake. In-ground fenced-in private heated pool ( 40' x 20') sits atop the property with breathtaking views while you swim and soak in the rays. Very private and serene. Very nice house, grounds, and pool.
Beautiful place. Very comfortable. Great kitchen. Wonderful views out the window walls. Nice deck for grilling. Large fenced in pool. Easy access. Lots of seats. If you have kids, bring pool toys and mats. Fire pit was nice. Plenty of stars. Sky Link floated by in the sky while we toasted marshmallows.

Perfect NYC Escape
The property is a perfect escape for anyone looking for an easy ride from NYC to rest, relax and recharge. House was big enough for 7 of us. The various outdoor areas made it perfect for both group hang outs and time to split off and have some moments of quiet. The house is wonderfully decorated and if I ever visited in the winter, would love to spend the week just reading all the wonderful books throughout the home. Hikes/runs around the lake in the morning, dip in the pool in the afternoon and camp fires at night.

An airy modern oasis
Our family had a great time escaping the city heat to Anna's bright and open house. We had to deal with some bad weather during part of the trip but the main living area is so nice that it didn't feel like much of an inconvenience. The kitchen is modern and well stocked and as people who like to cook we found the array of serving dishes to be a nice surprise. The hot tub and pool were great and we spent most of our days swimming. We were only three people so didn't need all the bed rooms but when we had friends visit and it got late it was nice to be able to offer them the spare room rather than driving home through the fog. Overall we thoroughly enjoyed the trip. If I had to nitpick then maybe the end of this season the grill will need a few internal replacement parts and it would be nice to have a stone path up to the pool since that area got somewhat muddy/slippery because we dealt with rain the first few days.

Beautiful Catskill retreat
Our family had an amazing stay at this property. It was clearly well maintained and cared for by the owners. My kids never wanted to leave the pool! Beautiful views from the deck and fire pit. Location was great for our family. Quiet but close to drive if you need supplies. Thanks Anna!

The house was amazing and the views beyond what we expected. Of course the pool we all loved the pool, but the kids especially my son could not get enough of the pool. Anna was very helpful and responded quickly to our questions. We can only image what fall foliage must look like here. We hope to visit again soon.

Lovely getaway
We had a wonderful stay at Anna's light filled home. The house is modern but warm, and the property was full of gorgeous colors at the height of Fall. We took some good hikes and enjoyed our morning coffee on the deck. Everything was exactly as advertised and communication with Anna was completely seamless. Strongly recommend.

High above it All
This is my second time visiting this beautiful mountaintop sanctuary. I had such a wonderful time with my family and friends. It's a peaceful getaway and the house offers cozy resort comforts. Our host Anna is amazing... She is right there if you need her. Her summer home has all the amenities including a open kitchen w/ mountain views... We barbecued on the deck all of Us having glasses of wine toasting while gazing out at the valley .... listening to the sounds of nature.. It's truly spectacular being upstate @ her home. I cycled every morning ... miles and miles of lush green farm pastures... quaint little towns... I waved to folks constantly w/ joy... I truly enjoyed my stay... each room in the dwelling is fantastic... feels like an art gallery with these beautiful colors adorning the walls... What a special experience one may have... & guess what... I'm booking this location again no doubt..!!... Kudo's to Anna with 5 big stars !!!

A 10/10 getaway
Our quick family visit and getaway was perfection in every way and thanks to this beautiful home we had the pleasure to stay at Sparkling clean, beautiful new kitchen , gorgeous light all day, comfortable bed, attention to detail and thoughtfully designed The house is in a very rural farmland area which was ideal. We ventured out to Debruce hotel for dinner at their cellar bar which was wildly delicious.... We attempted a hike which pretty cold and icy so returned back home to the wood stove, hot chocolate and warm cider!

A perfect stay
We loved this home so much! Was a perfect place close to our yearly event and great for our group. The kitchen is beautiful and fully stocked, the rooms and beds were great. The house is tastefully decorated w/ great art and book collection. The views are killer and a reminder to all us city dwellers that we needed to get out more!! Rooms were all warm and cosy, beds very comfortable. Hoping to be back soon. Anna was a great host and very responsive

Central Location - could use a freshen up
We had a great time in the Catskills. The house was in a central location and nice views. We were all disappointed with the condition of the house. Stove panel was melted, bathrooms were outdated or dirty, holes in closet doors, many doors did not shut or lock, etc.. Didn’t realize the bedrooms were in a walk out basement that was a bit chilly and far from a bathroom. The house could use some work.

Dreamy mountain cabin
We took a quick 2 day trip away from the city to be with family and attend a gathering in the area. The property is stunning Gorgeous setting, with comfortable living, dining and sleeping spaces. The views are killer and everything about the home is thoughtful including the art on the walls. We were impressed with the very well stocked kitchen, and the selection of books We are looking for a reason to come back. Anna was great, and was responsive as needed HIGHLY RECOMMEND!

Weekend Getaway from NYC
Great house for our group of 5 - easy drive from NYC and plenty of activities in the vicinity! Anna was great with communication prior to check-in and available for any questions we had. We're all so glad we picked this house for our weekend away and will definitely prioritize this location for future trips!

Lovely setting
The best part of this property was the view and the pool. The main floor of the house is lovely and the large windows really bring the outside in. We had a lovely time and even saw a bear. We particularly enjoyed eating on the balcony every evening. Kids loved the pool and the house had everything we needed. The only slightly negative thing I would say is that the majority of bedrooms are down stairs in the basement and one is up a very steep ladder. Two of the rooms downstairs are fine but one of the rooms is largely unfinished with it feeling like you are in the basement but we put the children in there and they were happy enough. The bathrooms are both on the main floor and there isn’t one on the lower floor. One of the bathrooms was very dated and only had a hand held shower so effectively there was only one decent shower between the 8 of us. That being said, the rest of the house was very enjoyable and nice & clean so I would definitely recommend and would rent again. Thanks Anna!

Perfect Summer Getaway
This charming home was the perfect summer getaway. The kitchen, dining and living room are set along the wall of windows with the breathtaking mountain views. Lots of comfortable spots to lounge and relax. The heated pool with padded walls are perfect for my boys. We had a fabulous time and would love to return next summer.

My husband and I were looking for a rental that was a quick getaway and also pet friendly. This charming home was the perfect find. The wall of windows allowed for great scenic views. The modern decor is tastefully done. The kitchen is well stocked. The rooms are quite cozy. We had a great time in the heated pool. This is a beautiful and serene property. A true gem of The Catskills
Perfect weekend getaway. Just the kind of charm and comfort you would ask for to be completely relaxed The living, dining and kitchen are all set along a beautiful wall of windows with just breathtaking views, every hour of the day. Stylish and modern decorated, cosy clean bedrooms and very comfortable beds. The kitchen is very well stocked. Lots of extra blankets and bedding. Lots of books, wood stove and comfortable spots to lounge and curl up. Getting back to city was under 2 hrs, which was perfect. Anna was very communicative and provided us tons of resources for our stay. We would love to return in the summer time and be able to use the stunning pool We had a great stay.

A Quiet Mountain top Sanctuary
From the moment We arrived it was breathtaking... !! The lush green pastures.. the landscape views to the mountains was totally awesome !!...Anna our host was very gracious and hospitable opening up her home to Us.Our friends gathered on the deck we had cocktails.. listening to the sounds of the wind.. the birds ..the crickets...Zen..feeling very Zen... Some of Us we're up at the pool swimming & listening to music.My friend who is a Grill Master was barbecuing steaks, garlic pork chops & veggies on the deck... So much to do... It was like a high school reunion...We All bonded... I built a bonfire in the middle of the vast green field which all our guests were drawn to...We talked & told stories... laughing with our wine glasses in hand...Our pets had a ball frolicking through the forest in the morning...The bedrooms in the house where spacious and clean.. & the open kitchen with floor-to-ceiling glass windows is a chef's Paradise !! .We danced and enjoyed the space tremendously...I was so excited to be on Swan Lake... It's an adorable little town... And there are many small villages with tons of amenities around it... I cycled through the mountains one day... Some of us took quiet walks and saw the farmland...We thank you Anna for a wonderful meaningful spiritual experience...This property is a true gem... I shall return... I can imagine what it looks like during the fall foliage...This wonderful place is a must see....thx a million Anna....

Serene mountain retreat.
This house has everything you need to spend a beautiful time with your family, from kitchen essentials to enough linens and towels, the beds were comfortable and the rooms big. The house is wonderfully located in the mountains of the Catskill area. Beautiful views, serene and peaceful, the kids loved the pool and we liked the fact that it was heated and private. The owner, Anna made her self available for anything we needed and we appreciated that. We love this house, can't wait to come back next year.

Great long weekend getaway
We had an amazing weekend getaway. We enjoyed the pool and garden one day and hiking the second day. The place is charming, clean and comfortable with beautiful views and very spacious. Anna is a wonderful host, easy to connect with and had everything we needed and gave us recommendations on where to hike. We definitely want to go back again in the summer as well as other seasons. Highly recommend.

Cute, Relaxing Place
We were originally supposed to have 7 people and a dog staying 2 nights at Anna's place, but due to unforeseen circumstances - we only had 6 people, no dog and stayed only 1 night. Anna kindly refunded the pet fee and was very helpful in trying to find us a solution leading up to the weekend. We followed Anna's detailed house instructions especially because it was such a cold weekend upstate - turning on the heat / water and building a hefty fire. We had to bring all the space heaters into the living room / common space because the living room was especially cold - turns out one of the main panels for the space was switched off before we got there. Though it was a little chilly, we had an incredible time in the living room with all the blankets surrounding the fire - it was like camping indoors in a little sleepover. With all the lights conveniently switched off, we were able to see the stars from the huge ceiling to floor windows - so I guess you could say it was a blessing in disguise. We didn't really venture out much because it was frigid outside and we didn't see the pool - but we'll definitely be back to enjoy this place and its amenities during the warmer seasons.

This home was a diamond in the rough when I found it and for 2 years since had been a labor of love to convert it into this beautiful home that I am able to share with travelers from around the world. I feel blessed to own this treasure and provide memorable experiences for our guests and on occasion be able to escape the city with my daughter and enjoy the home for ourselves and our family.

The house is less than 2 hrs from NY, easy access by Shortline bus from Port Authority to Monticello, great for groups of 8 or less. This house is on 10 acres of private hillside property, overlooking the magnificent Catskills mountains with over the top views. 10 mins to Livingston Manor, 15- 20 mins away from Jeffersonville and Calicoon Winter fun with skiing, sledding, snowboarding. It feels like you've traveled a 1000 miles away and have retreated into a tranquil place with nothing but magnificent nature all around.
