Nestled discreetly yet centrally within this charming Cornish village and adjacent to a welcoming pub serving good food, St Agnes is adorned with a charming array of historic buildings, quaint shops, and inviting cafes, providing abundant choices for dining and shopping. Ideal for enthusiasts of walking or hiking, St Agnes is strategically positioned within the national park, granting direct access to the South West Coast Path. Just 0.5 miles away lies Trevaunance Cove, a coastal haven offering an array of water sports, including surfing, kayaking, and paddleboarding on nearby beaches. The renowned surfing hub of Newquay, a mere 11 miles distant, beckons with its diverse attractions, encompassing shops, multiple beaches, Newquay Zoo, a trampoline park, and the enthralling Sea Life Aquarium, ensuring endless entertainment for the little ones. Located opposite the beautiful village church and in the heart of this wonderful village, this stunning period residence has a wealth of history and modern comforts throughout.
Step inside to the light and welcoming entrance hall. With exposed timber beams and fabulous social areas, you certainly won’t be disappointed! The cosy snug with a Smart TV and comfy sofas is perfect for relaxing or playing the piano one evening. The lounge really is cosy with plenty of space to watch the Smart TV in front of the wood burner or sit at the bar and enjoy a Cornish tipple. There is a stylish formal dining room with plenty of seating for all. The kitchen/breakfast room has been finished to an incredibly high specification and is equipped with everything you will need for your holiday. Plan your day at the kitchen table over a lazy breakfast or enjoy your morning coffee at the breakfast bar. From here, you’ll find the utility room with a separate WC for your convenience. After dinner, spend your evenings socialising with family in the fantastic games room with a Smart TV. Upstairs on the first floor, you can sit and relax in the reading corner for some quiet time. Here you will also find the first five bedrooms, all of which have been furnished beautifully and have en-suite shower rooms. The first of these is a dual-aspect ‘Seahorse’ super-king-size bedroom overlooking the church opposite with a dressing area and exposed stone. Next is ‘Stingray’, a super-king-size bedroom which again is dual aspect overlooking the rear garden. Head further along the landing to the family bathroom, and then into ‘Turtle’ with a king-size bed, and views across to the church. You will also find ‘Starfish’ here with its super-king-size bedroom (which can be made up as a twin room on request). The hallway then leads through to the ‘Pirate’ room which is ideal for children, with three single beds. Heading up to the second floor, you’ll find the ‘Cornish Crab’ family room with a super-king-size sleigh bed and a single bed, with window seats to enjoy the church spires view and the bustling street below, along with an en-suite shower room. Lastly is ‘Seashell’ with equally as stunning views across to the church spires and beyond via the window seat, and this room has a lovely en-suite shower room.
Heading outside from the utility or games room, you’ll find the enclosed and private decking area, with plenty of outdoor seating for all the family to dine alfresco. With festoon lighting, a Boss charcoal smoker BBQ, a fire pit, a swing chair, and not forgetting a fabulous hot tub, this is the ideal place to create everlasting memories.
Separate from the main house and accessed through the garden gate at the top of the courtyard you'll find the beautiful Pearl Cottage.  Take a few steps down and step into this generously spacious, reverse-level cottage and leave your outerwear at the entrance. Discover two beautifully appointed bedrooms, featuring a super-king-size with ample storage and an en-suite bathroom, alongside a charming twin room. Additionally, a conveniently located shower room with utility facilities enhances the overall comfort. Ascend to the upper level where the bright and airy lounge beckons with a Smart TV and comfy sofas, providing a perfect spot to unwind after a day of exploring. The expansive kitchen/diner serves as the heart of the home with a delightful social atmosphere.
