Ground floor bedroom and bathroom in your own end of the house, away from the main living area. Open farmland views towards Pagham Harbour RSPB Nature Reserve and South Downs. 2 acre garden, own private covered 75 yard golf driving range. Idyllic, peaceful picturesque tiny hamlet just back from a quiet beach where you can fish and swim. There are some lovely walks. Selsey is 2 miles away with shops, pubs and restaurants. Easy access to Chichester, Goodwood and local pretty waterside villages of Bosham, Itchenor and Dell Quay.
If you are interested in birds and wildlife, The Elms is situated right on the edge of Pagham Harbour RSPB Nature Reserve, where there is access to covered hides so you can watch a wealth of wildlife without disturbing it. We have 2 acres of gardens which are constantly inhabited by the local wildlife… deer, pheasants, partridges, birds of prey (buzzards, kestrels, sparrow hawks, etc), cuckoo, woodpeckers, ducks, foxes, squirrels and so much more. There are some beautiful walks in either direction along the secluded beach and countryside or round the natural harbour to the RSPB Centre.

I’m a semi retired property developer, Church Norton has been my home for over 25 years and I feel very fortunate to live in such a special place.
There is always something wonderful to look at in the garden, a baby deer, a woodpecker, bird of prey, buzzards, squirrels, pheasants, partridges, and so much more… it’s hard to get anything done!
Car enthusiasts are very welcome. I own a 1966 Ford Mustang and am a regular at Goodwood.
