Bournecoast are delighted to offer this spacious, detached family home which is set back in a secluded plot and benefits from four bedrooms, as well as front and rear gardens. The house is situated in the Meyrick Park area of Bournemouth, just a fifteen minute walk to the famous blue flag, sandy beaches and a short walk away from Bournemouth centre offering a wide range of shops, restaurants, cafes and leisure facilities. Bournemouth Lower Gardens are a few minutes walk away from the main shopping area. The Gardens also have plenty of activities to keep visitors busy including music at the Pine Walk bandstand, an aviary, mini golf course and an art exhibition during the summer. The premier facilities of the superb West Hants Tennis and Meyrick Park golf course are also nearby.

THE ACCOMMODATION:
All four of the bedrooms at this family home can be found on the first floor. The Master Bedroom comprises of a King Size Bed and boasts a FLATSCREEN TV with FIRESTICK. Bedroom two has twin beds and features a TV with FIRESTICK, while both the third and fourth bedrooms have a Double Bed each.

The spacious lounge is equipped with a 75" FLATSCREEN SMART TV - VIRGIN BOX - FREE WIFI is available for holiday lets (subject to availability from the Internet Service Provider). The lounge has French doors which lead out on to the secluded front garden, with a patio area, table and chairs and steps down to the lawn.

The house has a separate dining room with a sofa bed that sleeps 1 or 2.

The light-filled kitchen features a dining area and includes a DUAL FUEL COOKER - GAS HOB - ELECTRIC OVENS - DISHWASHER - WASHING MACHINE - FRIDGE - FREEZER - MICROWAVE - AIR FRYER. From the kitchen you will find patio doors leading out to the rear garden.

The bathroom includes an L-shaped bath, shower facility and a basin. There is a separate toilet adjacent to the bathroom. There is also an additional toilet on the ground floor.

The rear garden has a patio with rattan furniture which boasts an alfresco dining area. There is also a lawn area where you can enjoy a game of TABLE TENNIS. Please note that there is a raised part of the garden at the back which is not accessible to visitors.

This accommodation has parking for three cars on the driveway.

ADDITIONAL NOTES:
There is a balcony leading from two of the bedrooms which is not accessible to guests. Linen & towels included for holiday lets are provided by Resort 2 Us. EPC GRADE - D. Fully house trained dogs are accepted at this accommodation. GAS/ELECTRIC - INCLUDED.

THE LOCAL AREA:
One of the biggest advantages of Meyrick Park is the location, it is perfectly located within just a 10 minute walk from Bournemouth town centre. Meyrick Park offers local facilities including the West Hants Racquet Sports and Leisure Club and Meyrick Park with a superb 18 hole golf course. Bournemouth town centre offers beautiful sandy beaches which have facilities to provide safe holidays for children, wonderful parkland and world famous gardens, big name shops and stores, family attractions, theatres, cinemas, clubs and nightlife. Bournemouth also has an excellent selection of family-friendly restaurants including the BH2 restaurant and Odeon Cinema complex where you are spoilt for choice. This complex offers an incredible state of the art, 10 screen multiplex ODEON cinema. The Pavilion Theatre and Bournemouth International Centre throw some of the most popular shows and concerts. Bournemouth pier has a wide selection of attractions including a zip wire, retail outlets and entertainment. On the promenade you might want to hop aboard the brightly coloured land train for a trip along the seafront where you are able to take in the sights of the Bournemouth seaside and enjoy views out to the Isle of Wight. Bournemouth offers the shopper a fabulous day out for retail enjoyment with most of the town centre shopping area being pedestrianised. Don't forget a visit to the world famous Sandbanks or Millionaires Row - Britain's most expensive coastal location. From here you can take your car over to Studland on the chain link ferry, to explore the geological marvel that is Old Harry Rocks, enjoy the beach or paddleboard in the harbour. In the other direction, just 15 minutes drive from Bournemouth, you will find the unique town of Christchurch. Set on the shores of its own natural harbour, Christchurch is a tranquil town, idyllically situated on the edge of the New Forest National Park. History buffs should visit the ruins of the Norman Christchurch Castle.
