About this property

Church Path - a town house that sleeps 6 guests in 3 bedrooms

Situated in the charming town of Emsworth on the south coast of England, this newly renovated cottage seamlessly blends character and historical charm. Church Path, once part of St. James School from 1865 to 1974 and then the Verger's cottage. It was abandoned in 2015 until purchased and thoughtfully brought back to life by the owners in 2021, now offering all modern amenities and a characterful and comfortable "home away from home" experience.

Nestled beside the picturesque St. James Church and 5 minutes walk to the harbour, this property is an ideal retreat from the hustle and bustle of everyday life and as a jumping off point for hikes, paddle boarding and to explore Chichester Harbour and surrounds. Upon entering, you are greeted by the inviting living room, a perfect place to unwind after exploring the local town. Equipped with a smart TV, the living room offers entertainment for everyone, and the double sofa bed can be made up upon request to accommodate the whole family. The coffee table converts into a dining table or a workstation, while games and other useful items are stored in the Tibetan corner cabinet.

Further down the hall, you'll discover a bright dining area seating 6, adorned with the owner's collection of travel finds. Enjoy a fresh cup of coffee and some reading time in this peaceful room.

The fully equipped and newly renovated kitchen ensures a stress-free holiday. The owners have provided everything you need to cook together, including an oven, fridge, wine fridge, microwave, kettle, toaster, Ninja food processors, and all necessary dishes and glasses for everyone to enjoy a meal or a bottle of wine together.

Upstairs, you'll find two bedrooms. The main bedroom features a double bed, ample storage for your holiday clothes, and an original fireplace that adds charm. The second bedroom includes a single trundle bed that can be converted into a double bed upon request, a desk if you are working from home, and showcases original brickwork that complements the room's modern features. The newly refurbished family bathroom boasts a bathtub with a rain shower head, a toilet (with a renovated wall-mounted cistern rescued from the original outhouse), and plenty of storage for your bathroom essentials in the Tibetan cabinet vanity.

Outside, the newly refurbished walled garden looks on to the Church and is a perfect suntrap for a peaceful escape. The whole family can BBQ – with a dining area for 6, and enjoy the fire pit, ideal for roasting marshmallows or staying warm during cooler weather. Dogs are very welcome but please note the garden is not fully secure for small dogs or those that enjoy the high jump.

Church Path has a driveway and one parking space. This is a tight space and not all large cars will be able to easily fit.
