These features, coupled with a TV and DVD player, create an inviting atmosphere perfect for relaxation and intimate gatherings.

The well-equipped kitchen is a chef's dream, providing breathtaking views of the courtyard. It boasts an electric range with a gas hob, a microwave oven, a spacious fridge freezer, and two dishwashers. A few steps lead to a cosy breakfast nook, ideal for enjoying morning coffee. Adjacent to the kitchen, the laundry/utility room offers a washing machine and tumble dryer for added convenience.

A short stroll from the kitchen takes you to the dining room, a space steeped in historical charm. It features extensive seating and a wood burner nestled in a traditional large fireplace dating back to 1591. The Olde Worlde ambience is enhanced by a stunning stained-glass window, making this room perfect for unforgettable dining experiences.

Entertainment is abundant in the expansive games room, outfitted with a full-size snooker table, pool table, table tennis table, and a 50" television. The addition of a skittle alley and an un-stocked bar area transforms this room into a lively entertainment hub for guests of all ages.

The farmhouse offers six light-filled, airy bedrooms, each featuring luxurious en suite bath or shower rooms. Two family rooms each contain one double bed and two single beds, with one family room offering extra seclusion as it is accessed via a staircase from the games room. Two elegantly decorated double rooms provide restful havens, one being the master bedroom with an exquisite antique French bed, and the other featuring a charming antique French double bed.

For further flexibility, two twin rooms are positioned side by side with a lockable interconnecting door, allowing for the creation of another family suite if desired. These twin rooms have zip and link beds that can be converted into 6' doubles upon request. A wooden cot and a travel cot are available for families with young children, although guests will need to provide their own cot bedding.

Sutton Barton's exceptional outdoor facilities and expansive grounds enhance the luxury experience. Accessible via the games room, a secluded and sheltered BBQ patio awaits, complete with a large table and chairs and a charcoal BBQ. Adjacent to this patio are a sauna and two six-seater hot tubs, perfect for unwinding in style. The kitchen door opens to a vast gravelled courtyard with steps leading up through a lush garden terrace, where vibrant shrubs and herbaceous plants flourish in June and July. The top lawn wraps around the house, leading to a children's outdoor play area and a sprawling lawn area of approximately one acre, ideal for family ball games and recreation. The children's play area features a sunken trampoline, a climbing frame with swings, slides, and a sandpit. Beyond the play area lies a 2-mile bridle path (appropriate footwear necessary), perfect for a picturesque dog walk or family stroll as it winds around the farm.
