Bournecoast are delighted to offer this two bedroom, lower ground floor apartment located in Southbourne, featuring a private outdoor area perfect for alfresco dining. Ideally situated, the apartment is just minutes away from the Zig-Zag pathway that leads down to the Blue Flag sandy beaches of Southbourne. Additionally, Southbourne Crossroads is nearby, offering a variety of shops, cafes and restaurants, including the renowned contemporary fine dining restaurant, Roots.

THE ACCOMMODATION:
This modern contemporary apartment has two bedrooms. The master bedroom is a modern double room with an ensuite shower and toilet. The second bedroom is a tastefully furnished twin bedroom.

The property features an open plan lounge/kitchen/diner with patio doors which lead to an enclosed and private decked area, with table and chairs. The lounge area includes a FLATSCREEN SMART TV and FREE WIFI is available for holiday lets (subject to availability from Internet Service Provider).

The modern kitchen area is equipped with a GAS HOB - ELECTRIC OVEN - WASHING MACHINE - MICROWAVE - DISHWASHER - FRIDGE/FREEZER.

The main bathroom comprises of a compact bath with a shower facility and a toilet.

This accommodation includes an allocated off road parking space for one car.

A lift is available in the block of apartments for your convenience. Linen & towels included for holiday lets are provided by Resort 2 Us. EPC GRADE - C. THE LOCAL AREA:
Southbourne is located on the coast to the eastern side of Bournemouth and is within easy reach of the historic town of Christchurch. Hengistbury Head is a short drive from the property and is a natural scenic area of Headland between Bournemouth and Christchurch. It is an area of outstanding beauty with far reaching views of Christchurch Harbour, Mudeford, the Isle of Wight, Poole Bay and Bournemouth. A scenic land train (known as the Noddy train) makes regular journeys from the cafe to the end of the spit, a journey of ten or so minutes. The Hengistbury Head visitor centre offers a variety of activities for all ages and abilities. Wick Village is close by for riverside walks and boating activities, a public slipway and 3-par golf course and driving range. In Wick Village is Tuckton Tea Gardens, a crazy golf course, river boat hire and ferries which will take you to Christchurch Quay. If you catch the ferry to Christchurch Quay you will find access through to more riverside walks and the park, cafe, Boathouse Restaurant, bandstand, play area for children and an exciting water play park and paddling pool which has many interactive features. On the Quay you can also take the opportunity to take the Vintage Ferry which runs regularly to Wick, Mudeford Sandbank and Hengistbury Head during the summer months (weather permitting). A very short drive will take you to Southbourne Grove where you can find Tesco Express, Sainsbury Local, other local shops, cafes, bars and a range of restaurants. Bournemouth centre and Boscombe are also only a short drive for those visitors wishing to be involved in the more hustle and bustle of a traditional seaside town with beaches, high street stores, tourist attractions and many bars and restaurants.
