Forget your worries in this spacious and serene and calming space right by the ocean. Enjoy the stunning sea views from the living area whilst you relax after a day at the beach. Positioned on a cliff-top, on the edge of the traditional seaside town of Dawlish, you can walk along the sandy shores, enjoy the amusements, see the rare black swans and indulge in a Devonshire ice cream and then head home to enjoy the peace and quiet. Here you have the best of both worlds.

The home is one of 2 flats in the same building. This one is on the ground floor. Its garden is accessible immediately from the living area. It has recently been decorated and has a fresh, vibrant feel. The furnishings have all been newly purchased in 2024 and are good quality, providing a high level of comfort.

All the accommodation is on one level and there are no steps except the one to get into the property.

As this home has 2 bathrooms and a spacious living area, it will comfortably house 4 guests. Please be aware that there is no second toilet in the ensuite, so there is only 1 loo in the home. Where this home really shines is in the outdoor space. The view at the end of the garden is unrivaled, with a stunning outlook over the Devon coast. You can enjoy the sunshine until late evening, making it perfect for those who want to dine al fresco.

There is parking for 2 cars on the driveway (end to end), as well as free on-street parking.

The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else.

Whilst we are on hand to assist with any issues during your stay, we are unable to make changes to anything within the home to suit individual needs. The property is to be taken as it is.

This home is currently being upgraded to fiber WiFi, which will provide superfast connectivity. Until then, the WiFi is standard and may not be suitable for those requiring very high-speed connections.

The garden has a low-level wall that has been recently installed. It is very secure, however, it is on a cliff edge. This is something to be aware of if leaving children/dogs in the garden, although it has been built to a statutory, safe height.

Early check-in and late check-out requests.
We charge an additional £20 for any requests that are granted in advance. Please message us through Airbnb messaging to see if we can accommodate your early check-in/late check-out request.

This is self-catered accommodation. The home is equipped with small hand soaps, a couple of toilet rolls per bathroom, and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay. We do not top up consumables once the basic provision has run out, this includes toilet rolls.

If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 24 hours notice to our cleaners.

You are welcome to use and enjoy the outdoor seating areas. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover.

If the management team are called out to resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the wifi, but you have unplugged the router. Please be aware we will have to charge £25 if you have locked yourself out and we need to attend to help you gain access. There is a £100 charge for failure to leave the keys in the key safe on departure. This is because we will have to conduct an emergency lock change for safety reasons.

Important: On behalf of our host at Pass the Keys we require guest verification, which is provided by Superhog. Upon confirming your booking, Superhog will reach out to the lead booker through a secure link, providing detailed instructions for verification.
The online verification process requires a government-issued photo ID and a credit or debit card.

During this process, you may choose between a refundable GBP 500 deposit (plus transaction fee) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once verification is successfully completed, the check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
