Welcome to our bright, spacious apartment in the heart of Mijas! Offering stunning views of the pool, beach, and mountains from your large, private terrace. Just a 10-minute walk away from the beach, and with cafes and restaurants only a short walk from the apartment. Perfect for a relaxing getaway, a business trip, or remote working. Guests also have access to a large communal pool (available seasonally) and beautifully landscaped gardens. Book your stay and experience the best of Mijas with unbeatable views!

I am very excited to welcome guests to my bright and spacious apartment in the heart of Mijas!

My apartment is on the 3rd floor of a lovely complex and comes with lift access.

It sleeps up to 4 people (one double bedroom and one double sofa bed). The apartment is all on one level, with marble flooring throughout and modern comfortable furnishings. Wi-Fi, portable aircon, and heating are included.

The entrance hallway leads to an open plan living dining room, leading onto a large private terrace with views over the communal gardens and pools, and superb views of the sea and mountains. There is a dining table and chairs on the terrace for al fresco dining or soaking up the sun.

The living area is spacious with a corner sofa (converting to a double sofa bed), a chair and a table and chairs seating four people. There is a flat-screen TV (with international channels).
The kitchen is fully equipped with a hob, grill oven, automatic washing machine, and small appliances and utensils.

The double bedroom comes with fitted wardrobes and a chest of drawers for all your storage needs.

In the bathroom, you will find a bath (with shower over), toilet, bidet, and sink. There is a large mirror with shelving above the sink.

Fresh white bedding and towels are provided (hand towel and bath towel per person).

We provide complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel, and soap. Other items provided during your stay are a washing-up pack, toilet paper, and kitchen roll. These should last a couple of days. If more is needed, there is a supermarket a few minutes walk away.

Guest access
Guests have full access to the whole apartment during their stay, including the large terrace which is perfect for al fresco dining and enjoying the sun.
There are landscaped communal gardens and two swimming pools, both with children’s pools, on-site.
There is free allocated parking in the basement garage.

📝 Holiday Rental Contract

This vacation rental agreement is a reflection of the booking taken on the booking platform and will indicate the property details, the owner's details, the lead passenger's details. In order to provide you with access to the property you MUST sign the vacation rental agreement and send it back to us.

📝  Identity Check In
Spanish National law Orden INT/1922/2003 requires all passengers to perform a check in of their identity documents that is submitted to the local police forces. This process will be done via the platform Check-in Scan and you will be sent instructions on how to complete this step. Again, this is a legal requirement therefore it must be completed before you are given access to the property. Failure to complete your identity check-in can result in access to the property being denied.

⚫  Additional Charges
A charge may be applied for an unauthorised early check in or late check out.
Please note that a charge will be applied for lost keys, so please be careful with them.
Please note that you will be charged for a call out for lockout and a spare set of keys delivery, or if keys are not left in the key safe on departure.

🛎️  Check In & Check Out
Check in is from 15:00 on the day of arrival. In order to coordinate with you for your key collection please inform us of your arrival time at least 5 days prior to your arrival.
Check Out is by 11:00 on the day of departure. Our cleaners will arrive at 11:00 sharp, please ensure you have vacated the property by this time.

🏡   Use of Property
You agree that the number of people staying in the property will not exceed the maximum number of guests stated in the listing.

The property is only to be used for travel and leisure purposes. Therefore any parties or events are strictly prohibited (both in the property itself and in the communal areas).

You shall not use the property for any commercial purpose, such as social gatherings and parties.

We reserve the right to terminate without notice and without refund for a breach of this condition.

You agree that the property will not be used for any activity or in such a way to cause nuisance or annoyance to neighbours of the property.

🚪  Access
You or your party must allow the local management team or/and service providers to access the property at all reasonable times and in the case of emergency at all times with or without you or your party being present. This is to enable any urgent work to be carried out.

🧳 Personal Belongings / Lost Property

We will not accept any liability in relation to any damage to, or loss of your personal property and belongings except where such damage or loss is caused by our negligence. It is your responsibility to ensure that you have adequate holiday insurance cover. Lost property will be held for a period of 14 days from the departure date and kept with our local team. Items will be returned on request. Charges will be passed over to cover the cost of postage and packaging. We do not accept responsibility for the safe carriage of any items returned.

💡  Lights & Heating & Air Conditioning
This property includes the use of 200 Kw per week for electricity, anything above that will be charged extra at 0,42- euro /KW. Please, use it responsibly.
We recommend turning off all lights, heating and air conditioning when you leave the property each day and, on your check, out day. When you do have the air conditioning or heating on make sure to close the windows.

🔥  Fireplace
The living room fireplace cannot be used and is off limits.

🚭  No Smoking
Strictly no smoking inside of the property. You are welcome to smoke outside, do not throw any ash or buts on the floor.

🔇 Noise Levels
Please keep no oise to a minimum between 22:00 t08:00. No noise whether produced by music, television sets or domestic equipment or by the occupants of the dwellings may annoy neighbours. Noise levels are considered excessive when the adjacent apartment, either above or below, disturbs their neighbour, exceeding the by municipality law established noise level.

🧽  Please Clean Up Your Dishes.
If you use any dishes during your stay, please wash them or load the dishwasher.

🗑️  Garbage
No rubbish whatsoever may be put in the streets, gardens, entrances to dwellings or in any other place not specifically designed for doing so. Make sure to dispose of all of the garbage in the appropriate bins, do not leave any food you have purchased in the apartment, make sure to take it all with you.

🏘️ Communal Areas & Swimming Pool
This is a community with neighbours, please be respectful, rowdy behaviour will be reported and you may be asked to leave if you do not comply with the regulations. Glass is strictly prohibited in the swimming pool. Under no circumstances is rowdy behaviour allowed in the swimming pool, communal areas or apartment.

It is compulsory to shower before using the swimming pool and not allow tanning creams or oils in the water of the swimming pool.

It is strictly prohibited to play ball or any other game that can cause an annoyance to other users.

It is prohibited to eat or drink within the precincts of the swimming pool (excluding babies) as well as to deposit any type of waste or object in it.

All personal articles are to be removed from the pool following departure from this area.

Pools are not designed to accommodate floating mattresses or chairs.

Constant jumping in and out of the pool is prohibited.

👚 Hanging Clothing
It is prohibited to hang out washing that is visible from the exterior of the buildings. Clothes, hangers or driers cannot be higher than balcony walls.

🚗  Cars & Parking & Garages
It is prohibited to stop, park or leave any vehicle unattended on the driveway running through the estate in areas where a yellow line painted on the curb prohibits parking. As parking areas in the driveway are very limited, tenants must first use their assigned parking space in the garage.

Garage doors must always remain closed.

It is prohibited to play games in the garage. It is prohibited for children to be alone in the garage.

Parking vehicles in the manoeuvring spaces of the garage is strictly prohibited.

For security reasons all entrance and exit gates belonging to the estate shall remain closed, to be actioned by remote control "zappers" or by phone for the main gate.
