Fabulous Spacious House in the heart of Kingham, Cotswolds
Traditional country house packed with history, but with contemporary interior and lovely natural light. Superb for entertaining with a large homely kitchen and great outdoor space.
100m walk to wonderful village pubs - The Wild Rabbit and The Kingham Plough. Daylesford Organic Farmshop and Spa plus many other gastro pubs are nearby, Soho Farmhouse is a 20 minute drive, Estelle Manor 30 minutes.
THE SPACE:
Built in 1690, The Nook is a handsome detached house in the centre of picturesque Kingham. Perfect for family holidays, small groups or a romantic break.
The property is spread over 4 floors – cellar, ground floor, first floor and attic. It retains its period features but has modern amenities such as high speed fibre wifi throughout (300mbs), underfloor heating and a Sonos music system.
The downstairs space is largely open plan, great for entertaining or for children to play. The flow extends out from the kitchen / family room area to a large terrace and walled garden.
Cellar:
- Laundry room and wine cellar (latter is locked off behind glass)
Ground Floor:
- Large hallway, open plan to the kitchen, dining area (seats up to 8) and family room / children’s playroom with TV/DVD, x box, toys, log burner and bi-folding doors to outside
- Downstairs loo
- Boot room
- Formal dining room (seats up to 12)
- Sitting room with log burner, TV, DVD player (Sky Sports, BT Sport, Prime & Netflix)
First Floor:
- 2 double bedrooms (one with walk-in-wardrobe that can take a travel cot), both with lovely village views
- 1 twin room (can be made as a single or a twin), again with a lovely village view
- Family bathroom with bath and shower
- Separate master shower room
Attic:
- Spacious double bedroom with ensuite bathroom (space for travel cot or air bed for kids - both can be supplied)
All rooms are decorated to a high standard and have lamps or dimmers for soft lighting. Beautiful furniture and soft furnishings, antiques and artwork. High quality linen and towels in each bedroom and bathroom, plus luxury toiletries.
At the back of the house is a private walled garden which gets all day sun when it is shining! There are raised veg beds, herb gardens and fruit trees supplying the house with fresh fruit & veg when in season, a patio with built in BBQ area (both gas and a bespoke wood fired Argentinian grill / 'parilla'), Ooni Pizza oven and outdoor furniture. There is also a tennis 'tri net', cricket 'v net' and bikes/scooters/paddling pool/football net etc available if requested in advance.
ADDITIONAL INFORMATION:
- A selection of gym equipment includes dumbbells, swiss ball, bands, bosu, TRX, mats.
- There is private parking within the courtyard (behind an electric gate) and ample off-road parking around the property.
- There is a Tesla charger for electric car charging (any electric car) in the courtyard.
- Up to 2 well behaved dogs by agreement.
- Guest access is to the full house except wine cellar and bedroom 5 which will be locked.
- Private chef, massage, personal training, driver, baby sitting and extra cleaning / bed changes all available during your stay by arrangement.
- We can also arrange for groceries or wine deliveries to be taken and unpacked ready for your arrival at the house.
- During peak periods (Easter, Christmas, mid summer and February / October half term) we have a 5 night minimum stay unless otherwise agreed.
- External security cameras are fitted to the property.

Why they chose this property
The Cotswolds is a brilliant mix of rural and wholesome country living, but with access to great food, dining, entertainment and a fast train to London. There is an interesting mix of people, we love it!
What makes this property unique
The house is set back from the road and really quiet, yet right in the middle of the village. An old listed building but with modern interior.
