Hop at Tipsy Cottages: a romantic rural retreat
At the heart of 1066 country, in a designated Area of Outstanding Natural Beauty, this romantic cottage sits in a peaceful, rural location on the edge of Robertsbridge, perfect for exploring the countryside and coast nearby. Keen gardeners will find us ideally placed for the gardens at Perch Hill, Great Dixter and Sissinghurst, or history buffs will adore our proximity to Battle and castles at Bodiam and Scotney.
The cottage features a spacious bedroom with king-size, four-poster bed and Simba hybrid mattress; a generous, open-plan kitchen-living room with orchard and garden views, record player, double sofa bed, wood-burning stove, books and board games, and bathroom with marble vanity unit, bath and shower. Please note, for bookings for two people or two plus infant, the sofa bed is not made up as standard and an additional fee of £30 applies. Outside, there’s a sole-use dining area and fire pit overlooking the orchard.
The cottages are at the end of an unmade track, those with smaller cars are advised to drive with care. Please watch your step on our paths and patios as our site is as rustic as its location.
We believe holidays should be ethical and sustainable. We’ve planted a bio-diverse garden to benefit pollinators, complete with wildflower meadow; our electricity is 100 percent renewable; we use zero waste laundry detergent; our cottages are stocked with eco cleaning products and plastic-free loo roll; recycling and composting is available on site; and it’s possible to reach us by train. What’s more, the site is restricted to holiday lets only, so you’re not contributing to the housing crisis or destroying a rural community by staying here.
Babies and children are welcome and there are a wealth of facilities on site so you can travel light (all baby equipment listed must be requested and is allocated on a first-come, first-served basis across our three cottages). Please note, the cottage is not baby-proofed and while we can provide a safety gate to exclude access to the room, we do not supply a fire guard.
Due to our remote location, mobile signal can be patchy. WiFi is available at the property free of charge but guests should expect a signal strength and speed commensurate with our rural location and we do not provide a guarantee for the speed of the WiFi service or the reliability. WiFi is provided with the expectation that the service may be limited. Power cuts are more frequent in the countryside, especially during winter storms and, while the cottages are equipped with wood-burning stoves, power banks to keep your mobiles charged and emergency lighting and we will do everything we can to help guests in the event of a utility failure, we do not accept responsibility for power, WiFi or water outages beyond our control.

We first saw Tipsy Cottages in May 2021 and it was love at first sight. Before we knew it, we’d sold our East London home and moved to the countryside. We’ve spent every moment since restoring the cottages and gardens to their former glory and we’re passionate about our gorgeous corner of the world and the surrounding area. We love sharing it with our guests and hope you love it as much as we do.
Why they chose this property
Robertsbridge packs a lot of punch for a small, rural village - there’s two pubs, a curry house, bakery, post office and mini supermarket. Just over an hour to London by train, 20 minute’s drive to the beach and picture-postcard gorgeous - it’s the dream.
What makes this property unique
Our gorgeous gardens and eco-credentials. It’s rare to get a truly rural property that can be reached by train - as a non-driver that’s my very favourite thing.
