The overall location was great very convenient to go to La Jolla or downtown San Diego and is near a lot of restaurants, I have to say I was disappointed on how the house looks better in pictures than in person. some of the furniture upstairs was dirty, and throughout the house there was a lot of loose tiles witch I tripped couple times,some are loose to the point you can lose you balance out of nowhere the bathroom downstairs definitely need to get fixed better right when you come out of the shower the tiles are not secure.the upstairs bathroom shower doesn't work as is intended.
The best part of the entire house was the kitchen we really didn’t even spend time on any of the living rooms as much a we would of like so if you have a big family or traveling with friends take that in to consideration
The outside fire pit is gas so that is a plus. However the outdoor furniture was outdated and not as comfortable, in addition the house has so much exterior damage that you can’t help but to get distracted by it, grill if so far away from the kitchen and it doesn't look ideal to even grill as there no sitting and is build in the back of the house .The other thing to consider is if you are a light sleeper you might not want to stay here the house is in one the main roads and there a lot loud cars on the weekends the windows are so thing you can hear everything outside eventually after 1am it gets quieter. The house has a great partial view of the city on the upstairs deck.
The house and location was great! We all had a great time. My only complaint would be that I wish check in was a little earlier and check out was a little later. There was a little ant problem we noticed right away which didn’t bother us. Fire pit was nice at night.

Nothing like the pictures
The property is multileveled on the exterior
So if you have any ambulatory issues be prepared it’s up and down from entering from the garage up steps to get to the landing
Down again to get to the back patio to getting into the house
The gas grill is behind the house ( I’m assuming to accommodate the cottage) it needed seriously cleaning and maintenance couldn’t adjust the flame and ended up pulling the meat off and cooking in the oven.
The patio furniture is worn out, one of the lounge couches didn’t even have cushions and the other was well and had holes in it
The kitchen is bare minimum in utensils and needs utensils that aren’t cheap plastic.
There are no bunk beds as pictured
And the main living area doesn’t have enough seating for everyone
One small sofa and 2 chairs
The shower down stairs trickles out water
The upstairs master bath was better
Parking however was great
It’s well worn and badly needs a simple paint job that would make it much more appealing.
There was no mention of the A/C not working
Only a sign on the thermostat
It was in the low 90’s while we were there and it was really warm in the house
For the price I’m not sure I’d book this place again
Sleeps six adults comfortably. 5 minute Uber ride to the Beach restaurants and bars. One bathroom was really small so we shared main bathroom. tvs needed to have a better picture. Beds very comfortable.

You get what you paid for-
We rented this home to host our family of 9.It is instantly obvious why the rental is affordable.The rental needs some TLC.Within 20 minutes of arriving, we had to call Mission Sands to address priority concerns.The doorknob to the main entrance was loose, the patio door in the 2nd level didn’t close, the bathroom door to the main level bathroom didn’t latch/lock.We called Mission Sands & sent photos of the concerns.They sent out a handyman within an hour, but they were only able to fix the doorknob & patio door.It was uncomfortable for our family to use a bathroom with a sliding door that would not lock.Throughout our stay we noticed other concerns; cracked tiles in the main level bathroom & kitchen, patio door in the master bedroom did not lock (didn’t notice till later), the ceiling rainfall shower head in the master bathroom didn’t work.The dishwasher didn’t wash well- we ended up hand washing.The bed in the master bedroom had stains on the headboard & frame. The 2 bedrooms on the main level lack privacy.The windows don't have blinds.Some have curtains, but they are sheer.We thought we got what we paid for; we brushed off the nuisances as we were out most of the time.We were extremely disappointed to get an email from Mission Sands with a $150 charge for a large stain on the bed frame.I know the stain was not from our stay.We didn’t think of taking more pics, which we regret. We messaged them about the fee, & have gotten no response. This completely soured our stay.

Lots of space, good location but could use some small amenities to make it more comfortable.
Exterior of house is getting a little worn, interior is spacious. Beds were fairly comfortable. Kitchen was well stocked. My bathroom had no towel hooks, shower heads did not work so well and water splashes all over into the bathroom while showering. Not enough seating and the fold up chairs were all broken. Overall I’d give it a 3.5 out of 5. With some small repairs and additions this place would easily be a 4 to 4.5.
Description and reviews are accurate, good for large groups on budget. Location near everything in PB and good size, sleeps about 8 comfortably. Could use a couple more chairs but overall 4/5

Ants and leaking windows
There were ants and leaking windows, extra blankets be nice
The property was pretty much as described. There is plenty of room for many people to stay. We had 9 in our party and had a lot of room. The access was easy and close to the beaches was a plus.
This home has plenty of room and is close to a lot of things to do. There are some broken tiles in the kitchen floor. But that didn't affect our stay. We used to fire pit and enjoyed lounging in the living room. I would stay here again.
The Beryl retreat was a great property for our extended family stay over Labor Day. The home is just as it is listed and had a great amount of space for 10 of us. The kitchen is fully outfitted and the location is perfect. The air conditioning did struggle to keep up with the record breaking heat over the weekend. The temperature in the home rose to 80 degrees at times which made it unbearable, however the additional fans were greatly appreciated. That being said, we absolutely enjoyed our stay and would stay in the home again.
This was a nice property, was spacious and accommodated my family. There are some things that could have made our stay a little more comfortable. The dining table only allowed for 4 people to be seated. The master bedroom had an open toilet and didn't allow for privacy. Some tiles were loose as you walked on the floor in both upstairs bedrooms. The bathroom in the upstairs bedroom (non-master) had a problem with the shower door and didn't close all the way. The sliding glass door in the upstairs family room didn't close well. Probably the biggest challenge was trying to get a good nights rest due to the high level of traffic and windows that didn't reduce the sound from traffic. If you are are a light sleeper, this is not the place to rent if you are in the master bedroom. Traffic is really loud. There are motorcycles that drive by all hours of the night, most nights. As they should. I'm all about it, but there should be some sort of sound proofing so that people can rest a little better. The water and Ice maker didn't work, the sign stated that they were waiting on a home warranty. I wonder how long that's been there? The master bedroom didn't have a place to sit or put luggage down. There were only a few hangers for cloths in the closet so everything had to either sit on the bed or on the floor. A hotel usually has a luggage stand or a couch to sit on or sit your things on. With these prices, renters expect a little more for the money. A garage door opener would be a nice convenience too. Overall, we would stay there again, just some tips to help the experience of the future guests. We did appreciated the accommodations . Particularly enjoyable was the air conditioning when needed and the fire pit was nice as well. Thank you also for providing a fan. This was helpful because there is no ventilation in the master bedroom and gets humid from showers. One suggestion would also be to have curtains in the home as well for more privacy especially in the bedrooms downstairs and the dining room. Every window should have blinds or curtains because everyone enjoys a different level of privacy. The location was fantastic. We were able to visit all of the parts which were just minutes away.
This place worked out great for my family which included a 93 year old and an 8 year old. The house was spacious and I especially loved the courtyard. Things to work on: Need to have more than 6 chairs in kitchen. Code did not work when I arrived. Instructions were helpful but contradicted what was sent and what was posted on refridge (ie: garbage pick-up day).
